This cottage is a well appointed built in traditional limestone, traditional decoration, the driveway has room for 2 cars shared with the owner, there are several steps leading up to the main entrance via the utility room leading to the kitchen diner, the modern kitchen and utility cupboards offer plenty of storage, the kitchen offers an integrated fridge freezer , dishwasher, modern electric oven, ceramic hob and extractor and seating for 4 adults, there is a washer and dryer in the utility room, a seperate spacious cosy lounge with comfy leather reclining sofas in front of a multi fuel burning stove and a 42 inch smart 3D TV, Blue Ray DVD, CD player, excellent internet WiFi facilities and certain Sky options such as Sport and Movies. A feature spindle staircase leads to the bedrooms one has King size bed with ensuit oak bedside drawers and wardrobe offerring plenty of storage, the ensuit showeroom has a generous sized shower, toilet and basin the second is generously sized has a superking size bed with generous bedside drawers and matching spacious wardrobe the en- suit family bathroom separate quadrant shower and bath, back to the wall basin and toilet and storage this bedroom has a private balcony which leads to a second private patio area. The front of the property has a seating area with table and chairs for 4 adults this is a gravelled area. Sorry the cottage is unable to accept pets

The cottage was immaculate lots of lovely touches. Balcony from master bedroom had lovely views a great place to sip a glass of wine and watch the sun go down.

We stayed for a week in September. This must be the best equipped holiday let we have ever stayed in. Ann met us at the gate and we could'nt have been made more welcome. We were shown round and everything about the cottage was amazing. A real home from home and we did'nt want to leave. The area is beautiful and we had a brilliant Sunday lunch at The Eagles Head, Nether Killet. There were absolutely no negatives with this property, LOVED IT.

Rollen Cottage is the best equipped holidayrental we have ever had - there was nothing Carol & Bruce, the owners, had not thought to provide even down to the vase of fresh flowers in the sitting room. The cottage was a perfect base for us and two friends to explore the area and photograph the wildlife on Arnside Knott, the local Mosses, Fells and coastal walks. Carol sent us lots of leaflets on walks and wildlife before the holiday and we picked up more at the AONB office but still didn't have time to visit all the places we read about so a return visit is on the cards. We were in two minds whether to write a review at all in case it makes this gem too popular but everyone should have the chance of young tawny owls calling from the garden in the middle of the night and being right in the middle of some lovely countryside.
A great base for wildlife walks

We had a very enjoyable stay in Rollen Court Cottage in the last week of June 2017. The cottage was very comfortable and well appointed and our host, Carol, was very welcoming and extremely helpful. The cottage is about half an hour's walk from Arnside and its station and shops but Carol kindly transported us to and from the cottage at the beginning and end of our stay and drove us to the local supermarket for supplies. We had booked our week's stay in Arnside for the walks, beautiful scenery and to see some of the wide range of wild flowers and butterflies in the area. We saw Dark Green and Small Pearl-bordered Fritillaries, Graylings and Northern Brown Argus on Arnside Knott and Large Heath on the other side of the Kent Estuary at Meathop Moss. At the end of June, we were just a week too early to see High Brown Fritillary as well. Flowering highlights included Dark-red Helleborines and Bird's-eye Primrose at Gait Barrows and Sand Garlic by the roadsides, both just a short walk from the cottage. The AONB Visitor Centre at Arnside station is worth a visit too - they have produced a series of excellent small guides to the local rocks, plants, animals and fungi. It is possible to do lots of walks directly from the cottage: Gait Barrows NNR, Arnside Knott, along the coast at Arnside, down to Silverdale and across to the Fairy Steps and further, on the Limestone Link path. As a bonus, Carol also drove us to the start of several walks, which allowed us to explore much further afield

Its very well equipped , spacious, & decorated and furnished to a very good standard, and everything worked- even the WiFi which works well enough to support streaming (in other words better than in most rentals and hotels). It was a warm and comfortable place to spend a week whilst we explored Morecambe Bay and the Lakes. We'd have no hesitation in recommending Rollen Cottage, or revisiting if we return to that locality. Pleasant, helpful owner. Within 5 minutes there are decent pubs and restaurant, an artisan bakery(good) and great espresso. Can't think of any downsides at all- a good time.
A great home from home!

This beautifully finished cottage is in a great location and just a quick hop in the car to Arnside, Silverdale or Milnthorpe, or even on foot! Everything you could think of is included here! Plenty of parking space, comfortable living area, large kitchen/diner, en-suite bedrooms, cosy and warm. A fabulous base! Very handy WIFI for the children! (and searching for things to do!). Friendly, welcoming hosts. We will be visiting again!

Second time here and can't wait till the spring to get back and relax in Carol's beautiful cottage . Everything you need to make life easy, dishwasher washing machine tumble drier and all the little things like coffee tea milk etc for that first cuppa . Beautifully furnished and comfortable Nothing seems to much trouble for Carol and will make your stay most enjoyable.
Excellent property lovely location

We stayed at the property for a week in October and found it to be a lovely property in a great location near Arnside and within easy driving distance of Bowness and the Lake district. All the facilities that we needed were in the property which was very clean, spacious and comfortable. There are some excellent places to eat in Arnside, Sandside and Milnthorpe. Carol the owner of the property was extremely helpful and friendly and we intend to return again next year when we will make the most of the many lovely walks there are in the area.
