Orchid Cottage is a spacious 3 to 4-bedroom end of terrace property that can comfortably accommodate six people. It is equipped and furnished suitable for adults and children over teh age of five years. There is ample parking both on street and an allocated spot. Although recently refurbished, the property dates well back into the 19th Century when it was part of the building that comprised the village post office and stores. Axmouth itself is a picturesque Devon village, full of quaint old thatched cottages, lying next to the River Axe and in close proximity to ancient Axmouth harbour.
Orchid Cottage is deceptively spacious from its street profile. On entering the front door there is a large living room, Entertainment is provided with a 40 inch Samsung HD LED TV and Blu ray player, a Panasonic DAB radio/CD player with Bluetooth connectivity and a BT home-hub, providing free and unlimited wifi internet connection. From the living room there is a fourth bedroom/snug room off to one side and a large kitchen/diner in the rear extension. The kitchen/diner equipment provided include a large fridge freezer, electric cooker, microwave, washing machine, kettle and toaster. There is a large glass dining table and six comfortable chairs plus an additional folding chair. Upstairs, leading from the landing, there are the three bedrooms, a twin and double to the front and the master bedroom with a double bed and the en-suite shower room in the extension to the rear. The cottage is generally warm and cosy due to the thick walls refurbished with dry lining and the efficient and modern LPG central heating that we run during the colder months (approximately September to April weather dependent). We request that outside footwear not be worn inside the cottage so please remember to bring your slippers.
French doors open from the kitchen onto a large landscaped patio area with elegant aluminium table and six chairs. A storage box provides a place for walking boots and extra seating. The back garden is decoratively planted to provide colour and interest throughout the year. A path leads through the back garden to a rear gate providing access through a further communal path shared by two neighbouring properties to the rear allocated parking space. A side gate provides access from the patio past the council bin storage to the street at the front of the cottage. Although the Orchid Cottage garden and patio are not suitable for playing children, fortunately there is a large children's village playing field and playground about 70 meters to the right along quiet Chapel Street as you exit the cottage. The Axmouth Silver Jubilee Recreation Ground is well equipped with modern and well-maintained slides, swings and climbing frames with bark cushioning for safety.
Orchid Cottage has one allocated off-street parking space to the rear of the property. In addition, there is unrestricted on-street parking to the front of the property. With ample parking arriving with multiple vehicles should not be an issue.
Cleaning / Towels / Linen :
Linen provided and beds made up. Towels provided (one hand and one bathroom per guest), not to be removed from cottage (please bring your own beach towels).
Notes on prices:
Short stays possible by arrangement at 70% for 3 nights, 80% for 4 nights and 90% for 5 nights of the full weekly rate. Orchid Cottage sleeps 6 people in three upstairs bedrooms. With prior arrangement an additional day bed in a small fourth downstairs room can be made up for an extra charge of £30 sleeping arrangement that requires the use of the day bed.
Other than the optional daybed there are no additional fees. Cleaning, bedding, towels and reasonable heating costs are all included in the price.
Please ensure that you make your own cancellation insurance arrangements as we are unable to refund your payments (except the security deposit).
A £150 good house keeping/security deposit is required to cover any damage to the property of its contents, or loss during rental period. However, the sum reserved by this clause shall not limit the Guest's liability to the owner. The security deposit will be refunded within 2 weeks after the end of rental period providing there has been no damage incurred to and at the property.
A 25% rental deposit is required upon booking with the balance and £150 security deposit to be paid 60 days prior to the start of your holiday.
Secure payment by Paypal or Credit Card preferred for first time guests. Bank transfer or cheque is also acceptable, but cheques are not suitable for late bookings due to cheque clearance times.
