Roslyn House is an impressive, spacious 5 bedroomed home which is in an outstanding location in the heart of the beautiful Peak District National Park. Some of the Peak Districts finest walking can be done direct from the door, the famous market town of Bakewell is within easy walking distance (less than a mile) and in the opposite direction a short walk through the fields following the meandering River Wye will take you to the pretty village of Ashford in the Water famous for its medieval sheepwash bridge. The village is served by two well respected country pubs, The Bulls Head & The Ashford Arms, both are a great place to stop and sample a local ale.
The property is uniquely designed and immaculately presented 5 bedroom detached home, finished to a very high standard and specification with triple glazing, underfloor heating and solid oak woodwork throughout. The house has been decorated in contemporary style with luxury in mind and is the perfect base for families and mix groups to explore the Peak District
On entering the property, you are met with an impressive 18ft reception hallway which is the centre of the house. There is a useful downstairs cloakroom/WC and space to store muddy boots and hang coats.
The property has a fantastic dining kitchen fitted with steamed beech units and granite work surfaces. The kitchen is well stocked with all the mod cons including an integrated dishwasher, washing machine, American style fridge freezer with ice maker and a microwave. There is a Range master stove, with double ovens and five ring gas hob.
In the dining area there is a large table and seating for more informal meals, there are also double French doors which lead out onto an elevated decked terrace with contemporary glass screening and outdoor seating, prefect for alfresco dining! For more formal dining there is a separate dinning room with a large table and seating that can accommodate all guests together.
A large beautifully decorated 22ft lounge is an ideal space for groups to relax and socialise in, with the open fire creating a cosy atmosphere, prefect for relaxing in after a day exploring the Peaks. The lounge is equipped with a quality LCD TV and sound system. There are again French doors leading onto the decked terrace at the rear of the house.
There is also an additional TV room/sitting room, with a sofa bed (allowing the option for extra one/two guests on a sofa bed) and comfortable seating. This room works well as a play room for families too.
On the first floor, there is a large master suite (king size fixed double) that has great views towards the woodland and the River Wye, there is a large en suite wet-room with Travertine tiled walls and marble mosaic tiled floor bathroom. A further four large double bedrooms (All super king zip & link can be made into twins upon request) one with en suite shower room. All the bedrooms have comfortable beds (can be made into twins upon request apart from in the master bedroom) and high quality linen and towels are provided. The main family bathroom is furnished with marble tiling and a large oval bath with shower attachment.
At the back of the property there is lawned garden with flowering borders. Tucked away in the corner is a further decked area with outside seating and BBQ facilities (please bring your own BBQ fuel) . There is also another grassed area with garden seating to the side of the property.
Secure storage under the house provides a lockable cellar with space for up to 10 bikes. To the front is a driveway with private parking for 4 cars.

These prices are a guideline only and we really encourage you to email with your group size and the type of event you are planning to enable us to send an up to date quote. We have a range of properties on our peak venues website so if this one is not available we may be able to offer a great alternative.
Our weekend prices in the busy season are for a 3 night stays from 3pm Friday to 10am Monday. We offer a set weekend price to give you the added flexibility of being able to relax and enjoy the property until as late as you like on the Sunday, even if you don't actually stay overnight till Monday morning.
Shorter mid week stays of 1 or 2 nights can be negotiated by arrangement. Payment can be made by card or BACS transfer.
Unfortunately we are unable to accept hen/stag parties or 30th birthdays at this property.

Wonderful Stay

We had a wonderful stay at Roslyn House. It suited our party perfectly. The children appreciated the playroom and although the weather wasn't brilliant, they explored the garden. The house itself was comfortably furnished and well equipped and I would recommend it to friends for future use.
