Situated in the popular village of Coltishall within the Norfolk Broads National Park, Haven Cottage is an immaculately presented 2 bedroom self-catering holiday cottage which is over 170 years old and which has recently been renovated and decorated to a high standard. The cottage can sleep up to 4 people and has central heating and WIFI throughout. The cottage is well equipped to make your stay a comfortable one. Both bedrooms have Smart TV's and new comfortable pocket sprung mattresses. The lounge has a 4k smart TV, DVD player and Bluetooth speaker for your enjoyment and the new modern kitchen has a dishwasher, microwave and washing machine for your convenience. Outside there is off-road parking for one car and the to the rear of the property is an enclosed garden with patio furniture and a BBQ. Ideal for couples and families. A travel cot and highchair can be provided on request.
Location
Haven cottage is ideally situated in the heart of Coltishall. It is a stones throw from the Mead Hotel and the Red Lion Pub and bakery. Coltishall has excellent walks along the River Bure, an abundance of wildlife and is popular for fishing, canoeing, kayaking and paddle boarding, making it an excellent base for your holiday. A short walk in the direction of the Lower Common will take you to the Kings Head and Rising Sun pubs which are located on the banks of the River Bure. A short walk in the other direction of the cottage will take you to the High Street with its various shops and the neighbouring village of Horstead with the popular Recruiting Sergeant pub and Farm to Fork Deli. In addition beautiful countryside walks and wildlife, the River Bure and the Coltishall stop of the Bure Valley Railway are all within walking distance of the cottage. Wroxham, where you can hire boats to cruise the broads, or visit Bewilderwood and Wroxham Barns is 3 miles away, and the Medieval City of Norwich and the North Norfolk Coast are all easily accessible by car from the cottage.

Ground Floor
Lounge: Wall mounted 4k Smart TV with freeview, DVD player, Bluetooth speaker, 2-seater sofa and 2 chairs, Fireplace with electric fire, table and chairs.
Kitchen: New modern well equipped kitchen with oven, hob, washing machine, dishwasher, fridge freezer and microwave. There's also a toaster, kettle and a good range of crockery and utensils.
Outside: Off road parking to the front for one car. Parking is also available on the road. Enclosed rear shingled garden with table and chairs and charcoal BBQ (charcoal not included).
Upstairs
Bedrooms: There are 2 bedrooms, one with a double bed and one with a small double bed, both come with new pocket sprung mattresses. Both bedrooms have Smart TVs and hairdryers. Each bedroom also has its own wardrobe space.
Bathroom: Brand new bathroom which consists of a toilet, sink, small bath with overhead electric shower.
Stair gates, a high chair and a travel cot can be provided on request. Guests will need to bring their own cot bedding. Bath towels and bed linen will be provided with beds being made up prior to your arrival.
Access: The cottage does have some steps on the ground floor which may make it unsuitable for guests with any mobility issues. Please ask at the time of booking. Being an old cottage some of the doorways and ceilings are lower than normal.
Prices: Prices are inclusive of heating, water and electricity, Wi-fi, linen, bath towels and T-towels.
Check in
Check in time is 4pm. Check out time is 9.30am.
Normal changeover days are Friday to Monday for a 3 night break, Monday to Friday for a 4 night break or Friday to Friday for a 7 night break at the prices listed. Please enquire about availability if you are wanting days outside of the normal changeover days. A minimum of 3 nights stay is required.
Damage Deposit
A £150 refundable damage deposit will be added to your rental, this will be refunded within 7 working days of your departure provided the cottage has been left clean and tidy and with no damage.
Reservation Deposit
A 30% non-refundable deposit is payable at the time of your booking so please ensure that you have read the Terms and Conditions before you book, including the Cancellation Policy. It is recommended that you take out a holiday cancellation insurance. The balance is due 8 weeks before the holiday is due to start. Payment can be made by either Bank Transfer or Paypal. Bookings made less than 8 weeks before the holiday start date will need to pay the full rent plus the damage deposit at the time of booking.
COVID-19 Update: Please be assured that if you are unable to travel at the time of your booking due to Government Covid-19 travel restrictions / Tier restrictions in your area, you will be entitled to a full refund or you can reschedule your dates, whichever you prefer. The same applies if we have to close because of Government Covid-19 restrictions.
