This comfortable self-contained detached annex provides an ideal base to rest after exploring beautiful Norfolk for your group or family up to 4 persons.

The Wishing Well owner lives in the property and operates on a Airbnb type basis. Due to Covid-19 restrictions, the use of any shared rooms has been suspended.

The annex is detached building in front of the main house with an allocated parking space for a single vehicle off road next to the Annex and a street view seating area to watch the village street scene and activities and maybe chat with other guests.

The Annex self contained accommodation has been designed to provide you with the things that make your stay enjoyable:

The ground floor consists of an open plan kitchenette, dining and lounge area with a large TV and comfortable corner sofa to seat four.

A kitchenette with a hob, microwave, mini oven, hot air fryer, toaster and kettle, cleaning products, ironing board and iron etc.

There is no full size oven available in the kitchenette.

The ground floor double bedroom with a TV and all bedding, pillows and duvet included.

On the first floor, there are two single beds. (Be aware the beds are on the first floor open plan area, with open access to the stairs). Bedding, pillows and duvet are included and a TV is fitted on the wall which also plays DVDs.

On the first floor open plan area there are two large storage areas, ideal for luggage etc.

On the first floor off the open plan area is the bathroom which has a basin, toilet and shower. Two vanity units and waste bin. Toiletries are not included. Towels are included.

The annex has radiators in each room with thermostats to set your own comfort level of heating and is capable of offering winter levels of heat to ensure you are never cold.

Vacuum cleaner, ironing board and mop & bucket etc are all provided.

Accommodation comprises:

An open plan entrance/kitchenette and entrance and lounge/diner.

A ground floor double bedroom

First floor landing/bedroom with two single beds

First floor off the landing/bedroom is a shower room with basin and toilet.

The annex sleeps a maximum of four persons in one double divan bed and two single beds.
(Sorry there are no options for all single beds or doubles in the annex)

The annex is on two levels and is situated at the front elevation of the main property.

Please note for persons with disabilities:

There are three steps to access the annex.

The double bedroom is on the ground floor.

The bathroom is on the first floor.

There are no handrails in this annex.

Facilities in the annex includes:

Large TV in the lounge/diner which can take a firestick if you want to bring your own with you.

TV with integral DVD player in the double bedroom.

TV with integral DVD player in the first floor landing/bedroom and can take a firestick if you want to bring your own with you.

Free Wi-Fi with a Hub port for an ethernet cable.

Kitchenette with food making facilities: hob, mini oven, microwave, toaster a selection of pots, pans, crockery and cutlery etc.

There is an ironing board & iron and vacuum in the annex.

This annex has ample radiators in each room with thermostats to set your own comfort level of heating.

Dining table and chairs to seat at least four persons.

Dogs are allowed in the annex with prior permission, up to a maximum of two small/medium breed type of dogs, there is a small enclosed private area for excising your pet.

About the village of Happisburgh and surrounding area:

Relax in the beautiful Wishing Well property set in the centre of the rural coastal village of Happisburgh. The Wishing Well has loads of character with its local flint/red brick and pan tiled house blending into the conservation area and in a great seaside location.

The visitors to Happisburgh and local people love to explore the outdoors with diverse coastal countryside surrounding the village with many footpaths and bridle ways.

The village has a post office conveniently positioned next door and provides a limited but good selection of those items you may have forgot.

There is a vibrant village pub called 'The Hill House inn' and only a few yards away. They serve food and drinks and real ale including its own beer brewed on the premises.

Happisburgh church is next to the Pub and services the spiritual needs of the village and is well worth a visit with fantastic views for miles from the top of the spire which is open throughout the season.

A must is to climb to the top of Happisburgh Lighthouse which is a great experience but there is a little person height restriction and you need to be mobile there is a lot of steps!

The pretty detached annex accommodation is set to the front of the main property the Wishing Well house and offers a great position to watch village life go by.

The lovely views of the evening sunsets, and the famous Norfolk big skies and stars that can be seen on a clear night which are truly amazing.

A relaxing week in Norfolk spoilt only by the iffy weather. The wishing well is within an hour's drive of everywhere you might want to visit. David was a great host and the Annex was a comfortable base for a week of walking and chilling. The food available in the local pubs was of a decent standard and the presence of the little post office / shop next door was a bonus with them prepared to order in a daily newspaper

Very comfortable and well located cottage annexe. Close to beach, shop and within easy access by car to Cromer, Great Yarmouth, Norwich and The Broads. Owner lived next door and provided information about the local area including circular walks. Thanks for a great stay - very welcoming and felt very safe also.

This is a very comfortable little cottage within walking distance of a playground and a beach that was not crowded. The village is delightful with its hidden post office. The landlord is very chatty and extremely helpful. It's a great place to go with small children. Grandparents & Grandchildren had a great time here! Comfortable, friendly & fish to feed! Thank you
