Primrose Cottage is a newly refurbished and extended (2013) thatched cottage with two inglenook fireplaces in Galmpton, Hope Cove, in a designated area of outstanding natural beauty. Our cottage, built in approximately 1650, is a Grade 2 listed thatched cottage which has been sensitively extended to create, from a former piggery, a specialist architect designed steel, stone and glass construction, linked to the original old part of the cottage, and containing a modern fully equipped kitchen, with a light and airy feel and with under floor heating. The cottage has a double bedroom and a twin bedroom. There is a shower room downstairs, with WC and hand basin, and a bathroom with bath, shower attachment, WC and hand basin upstairs. Free Wi-Fi is available.
Primrose Cottage has been rented out by the owners since 2001 with many repeat stays. The cottage is situated next to Galmpton church, with a raised South West facing garden which benefits from all-day sun. The kitchen opens directly onto the garden via a paved area. The garden has extensive views over fields and to the sea and Bolt Tail's cliffs. The garden is laid mainly to lawn, with cottage flowers and is fully enclosed by hedging and a white picket fence. On the lawn is a paved area with a wooden picnic table and garden bench which are positioned to enjoy the garden's views. Additional garden furniture is kept in a garden store. At the front of the property, by the stable door, is a further garden bench. The newly constructed kitchen has a dishwasher, washing machine and tumble dryer, ironing board and vacuum cleaner in an easy access cupboard. Towels, linen and electricity are included (600kw). A high chair and cot can be arranged in advance by the housekeeper for a small fee. The cottage should be left in a good clean condition, or a small surcharge may be deducted from the refundable security deposit. There is a parking bay for one car. A second car can be parked in the village hall car park 70 yards from the cottage for a small fee.

The cottage is situated next to the church in the pretty South Hams hamlet of Galmpton, half a mile's walk to the sea at Hope Cove. Hope Cove is an attractive fishing village, with two sandy beaches, a pub, several restaurants, an art gallery and a village store. Inner Hope is a picturesque hamlet of thatched cottages. Hope Cove gives direct access to the dramatic South West Coastal path in both directions. The picturesque harbour towns of Salcombe and Kingsbridge with their attractive estuary settings are both only 10 minutes drive away with shops, restaurants, cafes, art galleries and ferries to secluded beaches. There are 3 golf courses within easy reach.
The South Hams is the southernmost part of Devon, a beautiful area of patchwork fields, rolling hills, narrow lanes, picturesque villages and pubs, and spectacular estuaries and coastline. The word Hams comes from the Olde English "hammes" meaning a sheltered place and this is an apt description. The climate is mild and sub-tropical plants flourish. Dartmoor lies 40 minutes drive to the north.

There are three sandy beaches within easy walking distance from the cottage.

Hope Cove, a 12 minute downhill walk, has a children's beach at Mouthwell, right by the newly refurbished Hope and Anchor pub and Beachcomber beach café.

Hope Cove also features a sheltered beach, where sailing dinghies are kept, and a harbour wall.

South Milton Sands, with its National Trust car park and The Beach House café is about 30 minutes walk from our cottage.

Travel - Galmpton is 35 minutes drive from the exit off the A38 "Devon Expressway" accessible from the M5 motorway. A car is useful to allow guests to visit the many beautiful locations in this area of outstanding beauty.

There is a garage with small supermarket and cash point in Malborough, 2 miles away.

Kingsbridge has several supermarkets, 15 minutes drive away.

Fantastic location and lovely, cosy cottage

We had a wonderful week down in Devon - made even better by the wonderful weather!
My husband and I thought your cottage was great and the new kitchen is a superb addition to the back of the cottage. We loved sitting in there first thing in the morning with the sun streaming in through the glass roof and side wall. We also made use of the garden to sit out and enjoyed many visits from the resident robin!
We would love to visit this part of the country again as I love walking and enjoyed the opportunity to walk along the coastal path either towards Bolberry Down or Thurlestone, with the added bonus of the path behind the church which avoided using the road all the time down into Hope Cove. Beautiful area!!

Beautiful cottage in the most amazing location

Primrose cottage was absolutely perfect, the location is incredible with uninterrupted views of the countryside. The house is decorated beautifully and was immaculately clean. There is so much attention to detail in the lovey decor which makes it so charming. The location is perfect, just a short walk down to hope cove. Colm provides so much local information and was incredibly helpful throughout our stay. We can’t recommend this place enough! It is completely perfect.

While relaxing in old world charm we also had the benefit of the superbly modern and well equipped new kitchen, where we cooked a traditional turkey dinner with all the trimmings! A really cosy cottage with a lovely bright modern kitchen. Spotlessly clean and very well equipped. It is close to Hope Cove and it's picturesque village with thatched cottages and a choice of places to eat. It is a beautiful area with plenty to see and do, but the icing on the cake would have been better weather and a chance to enjoy the coastal walks in the sunshine.

We spent a long weekend in this super property. Primrose Cottage is a beautiful property, spotlessly clean and extremely well equipped and maintained. While offering all the comforts and mod cons we come to expect, the Cottage manages to maintain its character. Very well located close to Hope Cove, there is also easy access to most of the major attractions of South Devon. To round things off we had an April weekend when the weather decided it must be summer, so all in all a splendid stay. All communication with the owner was fast, friendly and efficient and we were provided with lots of local information to help us plan ahead.

We have just enjoyed a great few days at Primrose Cottage. Very cosy, well equipped, comfortable and clean. A great mix of old cottage with modern kitchen and bathroom. The bedding was so comfortable and the cottage lovely and warm. Just 10 mins walk to the beach which was a perfect mix of sand, rock pools and smugglers caves! Great meals in the pub and tea stops in the cafe. Lovely art gallery and fishing boats in the harbour. The coastal walks are spectacular and a walk to nearly Thurlestone to the tiny beach cafe was super. We will definitely be planning a return visit to this cottage, perfect location and most welcoming. The owners have refurbished to a high standard and communication has been excellent. Lots of up to date information in the cottage about nearby places to visit and eat.

We stayed in Primrose Cottage for a week in September with our 4 month old son. The cottage is as gorgeous as it looks in the photos and is ideally located for exploring the beautiful South Devon area. The cottage itself is clean, comfortable, well equipped and beautifully decorated. The kitchen extension is a masterpiece in my opinion and is flooded with light. We had parents stay for some of the week and it was plenty big enough for 4 adults and a baby. The lovely Hope Cove is a short walk away down a single track road. We had a good lunch at the cafe there and a drink in the pub. The shop sells the essentials and most importantly Salcombe dairy ice cream! There is so much to see and do in the area, and the cottage is a good base from which to do so. We particularly enjoyed the South Devon Steam Railway and lunch at the Oyster Shack - go via the Tidal Road at low tide for an extra treat! Overall we had a fantastic holiday and would definitely stay at Primrose Cottage again.

We had a fantastic week at Primrose Cottage. The property has been refurbished in a modern style whilst still retaining its historic character and is extremely well maintained. Our children had a lovely time running around in the garden whilst we enjoyed the spectacular views of the countryside - there are some brilliant short walks on well-maintained footpaths from the village. A cottage is great location from which to explore the beautiful South Hams - very highly recommended.

A lovely cottage and very convenient for the coastal path walks, an early morning stroll down to Hope Cove and some very good eateries in the surrounding area. The cottage exceeded our expectations in terms of space and comfort with all the charm of a thatched cottage. It was warm and cosy for a late October stay. So nice to have good water pressure in the shower as this is not always the case on holiday! All mod cons and well equipped modern kitchen. Lovely views, particularly from the garden, which we were still able to use easily in autumn thanks to clean and well laid out patio area leading straight from kitchen. Lovely to have picnic bench and seating to enjoy the views with cake and a cuppa. Everything was clean and well maintained and the owner was extremely helpful and very prompt to reply to any queries. Would recommend this cottage for exploring the beautiful nearby coves (we knew Hope Cove, but were delighted to find South Milton Sands and Thurlestone, both walkable on the coast path or a short drive). Also great for Salcombe, where kids loved crabbing. Lots of nice eateries in the area, which the owner provides a handy list of.

Lovely cottage with everything you need with a lovely kitchen to add a modern twist. Very clean and before arrival we were armed with plenty of useful info from the owner. There were some great walks one which started right by the cottage. Cream tea at the Cottage Hotel in Hope Cove was lovely and we loved Bigbury with the walk across to Burgh Island. Salcombe was also a great place, especially for eating out with fantastic views. In fact we ran out of time to see everything we planned. Thoroughly recommend this cottage although you may need to brush up on your reversing skills when you venture out into some of the surrounding roads, but all adds to the charm of this beautiful part of Devon.

We've just returned from a lovely week spent in Primrose Cottage. The cottage was everything we had hoped for in terms of location, comfort and cleanliness. We experienced great weather and not so good weather during our stay and the cottage accommodated us in both (lovely garden for al fresco eating in the sunshine and all the benefits of a cosy and comfortable home when it's not so nice outside). There are lots of places fairly close by to go by car but some days we just walked to Hope Cove and along the cliff path - for as far as you care to go). We have children and when it rained Kingsbridge offers a quaint cinema and leisure centre with swimming pool. We would recommend the location and Primrose Cottage as we feel neither will disappoint. Bear in mind that mobile phone reception is not good at the cottage but this was one of the attractions for us!

We had a three week stay at Primrose Cottage. The cottage was very clean and the sofa and beds were very comfortable. The kitchen is very functional and the fixture and fittings of a high standard. Felt like a home away from home for us. We had wonderful weather and sat out in the garden during the day and evenings with a G&T, all very civilised. Whilst there is no mobile phone reception in the cottage, I would walk in the direction of Malborough (short walk) and could get phone reception to check text messages. The Wi-Fi in the cottage is fast and reliable and there is also a landline for people to contact you on. Hope Cove beach, pub, café and local post office/shop is a 10 minute walk from the cottage. There are no footpaths, so you do need to be mindful of cars when you are sharing the narrow lanes. Will definitely return again when we next have a Devon holiday.

A lovely short break at this quaint cottage where the old and the new are cleverly combined and accurately portrayed in the listing. We booked this cottage very last minute and the booking process with the owner was easy, emails were answered promptly. Clean and well equipped with everything we needed. Walking distance to Hope Cove and midway between Kingsbridge and Salcombe meant that we were able to visit both towns and walk to the cove in the evenings for a drink at the local bars. We wouldn't hesitate to recommend this cottage to anyone visiting the area.

A beautiful cottage, equipped to a very high standard. The shower was amazing. The beds were so comfortable! We just couldn't fault anything apart from the weather! Unfortunately we didn't even get to open the back door to enjoy the garden and it was May. We therefore did enjoy the fire. We will definitely return. The location was perfect; a short walk to the beach, pub, coastal path. Could not have found a more beautiful place to stay. Everything you could possibly have needed to know about the surrounding area was in a file there. 10/10

My partner and I are getting married in Galmpton Church in September and wanted to spend some time in the area whilst we finalise wedding plans. Primrose cottage is beautiful, it has everything you need and feels like home as soon as you walk through the door. The whole cottage is beautifully decorated and so clean! The kitchen is modern and clean and doesn't take away the character of the rest of the cottage. It is in a great location and Hope Cove is just a short walk. The owners have been so helpful and friendly. I cannot recommend this place enough!

I booked Primrose Cottage for Easter weekend and the property didn't disappoint. I know the area well and the cottage was easy to find, on the lane down to Hope Cove. Hope Cover is a small village on the sea with 2 small bays and great cliff walks. There is a large pub/restaurant (the Hope and Anchor) which has recently been taken over my new management and completely refurbished. Hope Cover is about a 10 minute walk down hill from the Cottage. The cottage was fantastic having recently been lovingly and thoughtfully renovated. The modern kitchen was beautiful and fully equipped with everything we needed for a self-catering stay. The lounge has a large fireplace and is comfortably furnished with plenty of seating. The two bedrooms (one double and one twin) are a good size with adequate storage and comfortable beds. If you travel in more than one car then you will need to park down in Hope Cove as there is parking for just one car at the Cottage. This wasn't a problem for us and it was clearly noted in the property description anyway so we were aware of this prior to our arrival. The location is great, less than 10 minute drive to Kingsbridge which has lots of shops, supermarkets, pubs and restaurants. I will definitely recommend the cottage to family and wouldn't hesitate to book again.

We stayed at the cottage for a last minute short break in March. The cottage is lovely, very clean and has been decorated to a high standard. The modern kitchen with underfloor heating was bliss on cold mornings. The cottage is also in a great location and the coast can be reached within a 15 min walk. The owner is very helpful and pleasant, and responded quickly to any phone calls or emails that we sent in the course of the booking. Upon booking we were also supplied with a list of recommendations for places to eat which came in very handy. I would definitely recommend this cottage.

We had a splendid time at Primrose Cottage. The owners' description was very accurate. Indeed the immaculate modern kitchen extension was a delightful surprise. The cottage was extremely clean and well equipped (although a colander and large frying pan would have been very useful.) The owners' customer service could not be faulted; emailed questions were answered rapidly and detailed information was provided both in advance and in the cottage itself. We would recommend this property without reservation. We really enjoyed walking down to Hope Cove in the evening and eating at the pub. A long coastal walk to Salcombe was a marvellous experience and we would recommend a drive to Dartmouth via Blackpool Sands. We would love to return.

A fabulous weekend in Primrose Cottage

We booked fairly last minute for a weekend escape to Hope Cove, communication and instructions were all excellent. We found Primrose Cottage on-line and I have to say the pictures don't do it justice. Situated just up from Hope Cove itself but with a bonus parking space in a lovely hamlet. The cottage is adorable, tastefully decorated and cosy with everything you need. The owner’s attention to detail make it a restful welcome stay. We pottered locally while the sun shone and snuggled up by the open fire when it rained. Hope to go again in the Spring and explore this very beautiful part of the world further.

We stayed at Primrose Cottage over new year. The cottage was beautifully presented and immaculately clean. Having a Christmas tree with fairy lights was a lovely touch. There are some great day trips locally. We enjoyed playing on the beach at Hope Cove, as well as exploring further afield including Becky Falls and Noss Mayo. Sitting around the log fire in the evening was lovely, and the cottage even has champagne glasses, which were put to good use on New Year's Eve! All in all, a fantastic cottage full of character and charm. We can't wait to come again! Thank you for sharing it with us.

What a fantastic cottage, description is spot on and only a 12 minute walk to the beach. The cottage is comfortable with all needs catered for, the garden is ideal to sit and relax in. Bedrooms are a delight with very comfy beds. Highly recommended with an excellent booking service.

Beautiful character property in an area of outstanding natural beauty. The property was exceptionally well equipped, spotlessly clean with top of the range furnishings and equipment. The owners were extremely helpful and left comprehensive instructions for everything within the property and the surrounding area. Would not hesitate to recommend holidaying here.

We had a great stay at Primrose Cottage! We loved the mix of the traditional with the modern in this beautiful thatched cottage. The kitchen is very contemporary with a fantastic stone wall. Very tastefully decorated home with interesting pictures and ornaments to admire, and cosy mood lighting for evenings in. Location easy for visiting various sights, and pleasant walk to Hope Cove. Our teenage boys happy with WIFI access, and managed some family movie nights with use of DVD player! Garden very pretty, with great views of rolling hills and glimpse of the sea.

What a wonderful cottage! Amazing location, modern facilities, beautifully presented and a good price. We enjoyed the new kitchen, and to quote my wife, sitting there for breakfast as the sun comes up is "my new favourite place". Everything 'worked', blutooth speakers, Wi-Fi, TV/DVD player, hot & powerful shower, the oven and the hob. The garden is a delightful space for lounging, or for the kids to run around as it's concealed from the road so it's completely safe for them. Stunning views across the road to the hills, down the lane to the sea and across the meadows at the back for the sunset. I cannot rate this cottage highly enough. Just perfect.

It was now our fourth stay at Primrose Cottage in Galmpton / Hope Cove. We really enjoyed our holiday in that cosy old thatched cottage. It offers all you want and has been renovated to a high standard. Primrose Cottage is located in the beautiful South Hams of Devon close to a lot of sandy beaches. We also enjoyed lovely long walks along the coast path with its view over the sea. We wish to come back soon. It's a great place to stay. Es war bereits unser vierter Aufenthalt im Primrose Cottage in Galmpton / Hope Cove. Wir haben unseren Urlaub in diesem alten, gemütlichen, typisch englischen Cottage sehr genossen. Es bietet alles, was man sich wünscht und entspricht einem hohen Standard. Primrose Cottage liegt in den wunderschönen South Hams im Süden der Grafschaft Devon in unmittelbarer Nähe zu zahlreichen Sandstränden. Bei Wanderungen über den South west Coast Path kann man einen weiten Blick über die See geniesen. In Hope Cove haben wir abends so machen tollen Sonnenuntergang erlebt. It has recently been renovated to a very high standard, as an architect I was very impressed with the design and the workmanship. The combination of the old thatched cottage and the new efficient kitchen linked by a glass lobby giving space and light is a clever functional and attractive design. The entire cottage is a delight with fixtures and fittings of a high standard, it was spotlessly clean and had everything you could wish for. The outside furniture is well placed to catch the sun at different times of day and the garden a lovely spot to enjoy a drink, whilst watching the sun set. The owner was charming and helpful and could not have done more to ensure we enjoyed our stay. His list of local restaurants, shops and places to visit and suggested walks was invaluable. I would and indeed have already recommended Primrose Cottage to my friends and family.
