Traditional stone built cottage, with new, electric night storage heating and wood burning stove in the lounge. The entrance porch has hanging space for coats and houses a tumble drier. The cottage has a lounge, with separate dining room and kitchen. The kitchen is well equipped with a dishwasher, washing machine, fridge, microwave and cooker. Upstairs, there is a double and twin bedroom 9bunk) together with a spacious landing and bathroom with shower. Top quality beeding and towels are provided and meals can be provided during high season. Dogs are welcome at a charge of £10 per stay. We also offer a pet sitting/ dog walking facility if you are planning a day out without your dog. The garden to the front of the cottage has a small lawned area and picnic bench. Please note, this cottage is one of three and there is a common access across the front of the cottage. Check in day is a Friday but negotiable depending on your booking dates.
The village of Kingston is a thriving traditional village with a superb pub just a few minutes walk from the cottage. The cottage has 3 beaches within walking distance and another excellent local pup in the next villages. The town of Modbury is 10 minute drive offering all the ameneties you need. Towns of Datmouth, Salcombe andKingsbridge are within a 30 minute drive.

The village of Kingston is very peaceful, and the location has so much to offer including a fabulous childrens play area.

Please be aware of the following health and safety points:

-The gate to the cottages must be closed at all times. Please note that the gate does not have a childproof lock.
-The stairs inside the cottage are very steep. Please uses the handrail provided, and keep the lounge door closed, to prevent small children from playing on the stairs.
-There are two steps down from the lounge, one to the kitchen and one to the lounge. Due to the age of the cottage these are uneven, so please take care.
-The cottage is fitted with a carbon monoxide detector, two smoke alarms and a heat alarm in the kitchen. These are tested weekly at the change over, but we would ask you to check them on arrival or during your stay. There are replacement batteries in the lounge cupboard if they are needed, or please let us know if you think they need replacing. There are also two fire extinguishers, one by the front door and one on the landing by the bunk room. The kitchen has a fire blanket fitted on the wall opposite the dishwasher.
-The wood burner is very efficient. Please do not over load it with fuel. There is a spark guard in the large cupboard next to the fire. Please use this if you intend to leave the doors to the wood burner open. If you are leaving the cottage, please ensure the doors are firmly closed and the wood burner is not stoked with fuel. The wood burner itself does get very hot. Please be careful, especially with young children.
-The BBQ is provided for your use, at your own risk. Please ensure it is always clear of the shared access and we ask that you clean the grill after use.

General facts about the cottage
Heating.
The electric heating is programmed for the summer months, at a temperature for your comfort. Should you need the settings changed please call us and we can call in and adjust accordingly.
Electrical supply
Kingston is a remote village and it is not uncommon for the village to lose power from time to time. This is a rare event and usually only last a short period. As in your own home, in the event of a total loss of power to the cottage please ensure any electrical appliances, cooker or electric heaters are immediately turned off so that there is no risk of danger or electrical hazard when power is restored. In the unlikely event of an electrical circuit tripping or a loss of power to the cottage only, please call the owners (Jerry & Liz) and we will arrange for emergency attendance by a qualified electrician.
Hot water
Hot water is provided automatically and there should be ample hot water for all your needs during the day. Allow hot taps to run for up to 20 seconds initially to ensure good water flow from the hot water cylinder.
The water is heated automatically via a time switch by economy 7 electric heating at night from 11pm through to 6 am so there should be lots of hot water first thing in the morning and it stays hot throughout the day. The hot water cylinder is located in the cupboard at the top of the stairs. If you take several baths and need additional hot water, you can switch on the hot water heater during the day via the boost switch inside the cupboard door on the left. Simply press the “boost button” to give 30, 60 or 120 mins boost. We find you only need one press once to get 30 mins which is more than enough for another bath.
The shower, washing machine and dishwasher all use direct heated mains cold water (!) so it’s unlikely you will need to use the hot water boost switch.
Dogs
We welcome dogs at Rock Cottage. Please be responsible and remove any dog waste from the garden. Dogs must not be tied where they will not obstruct the pathway. Please respect our furniture and carpets. We have provided dog towels for your convenience. There are lovely walks in the area and several dog friendly beaches. Please look out for cattle and sheep in surrounding fields. The local farmers are not tolerant of dogs chasing stock.

Liz was a great host and very helpful. The cottage was cosy and there was everything there we could have wished for. The log burner was great in the evenings. Stunning walks for the dogs and a lovely friendly village with a good local pub. Would highly recommend a stay.

Beautiful And Quiet Location.

My wife and I have just had a brilliant week's stay at this cottage. The Dolphin pub is only a couple of hundred yards away - Craig is the landlord and head chef at the same time - helpful staff - food good - look out for his monthly international dining night!. Westcombe beach is a 2 mile walk down the road/bridleway/track behind the cottage but well worth it - look out for the local basket maker who sells by the track towards the bottom when he tends his willow patch on the left. The cottage itself is very well equipped including double oven, W/M , D/W, wood burner, hair drier and a welcome bottle of wine. Liz the owner lives in the village and was very approachable and helpful. No shops in the village - we did all ours in the Modbury Co-op. A corner shop in St Anne's Chapel we didn't get to. Modbury, 4 mile drive each way, has a number of good places to eat - the Nepalese will deliver to the cottage - and a few independent shops to browse through. Kingsbridge well worth a day out with river cruises available. For the walker there is a good circular walk from the cottage with longer and shorter options (5-7miles) taking in both Wormwell (you can drive here down a narrow lane but there is limited on road parking at the end) and Westcombe beaches. The steepest part is the coastal path north out of Westcombe beach which can be avoided by doing the walk anti clockwise. This time of year while walking I dined on fresh blackberries and elderberries - lots of Sloe for picking. We had a great time and hope to make a return visit in the future. Note the stairs are very cottagy i.e. tight bend at the bottom, deep and steep.

Lovely Holiday Cottage In Great Location

My husband and I had not visited this part of Devon before. So, we decided it would be nice to do a trip there for my birthday. We were very pleased when we were able to book Rock Cottage in Kingston with Jerry & Liz and were not disappointed at all. The cottage is all you could wish for and the village is a beautiful unspoilt place to be. Especially as the Dolphin Inn is just a stone’s throw away, serving local beer and excellent food. The locality of the cottage is perfect for exploring a variety of interesting places which are very close by. The river Erme, and its beautiful walks are just down the road as are some quiet beautiful beaches. The lovely town of Kingsbridge is just a short drive away and just a bit further on is the historic town of Salcombe. You could not ask for a better place to stay than 1 Rock Cottage. It is beautifully decorated and laid out, exceptionally clean and comfortable. Jerry & Liz were kind enough to supply us with the initial needs such as cleaning supplies, a pint of milk, some biscuits and the essential bottle of wine! It would have been nice if only the sun had his hat on just a bit more often but it was September after all and the cosy Rock Cottage made up for it. Very enjoyable stay at Rock Cottage. It had everything we needed and was very homely. Enjoyed several visits to the Dolphin Pub that was so close to the cottage. The food was excellent and staff very friendly. Also great play park nearby.

Excellent Cottage In Great Location

Kingston is a great location for exploring South Devon. The cottage is very charming and has all the mod cons needed to make your stay enjoyable. We brought our dog with us and Liz had arranged a crate for the dog along with a goody bag. The Dolphin Pub, a few steps from the cottage serves very good food. Wondell Beach and Westcombe Beach are within walking distance and a dog friendly. All in all, our week in the cottage was one of our best UK holidays and will definitely be returning.

Lovely Comfortable And Clean Cottage

We had a wonderful 10 days at No 1 Rock Cottage. It is far larger than I was expecting with a separate dining room off the Kitchen and Sitting Room downstairs. Nice and close to the pub and the park! The walk to the beach can be confusing, so make sure you read the guest book before you set off for instructions on how to find the footpath! Good location in terms of reaching Salcombe and surrounding beaches, but everywhere is a drive along narrow roads. Parking for the cottage is on the street . Nearest shop is about a 10 min drive away.

Lovely Cottage In A Beautiful Spot

Rock Cottage is a clean, well equipped, quiet and comfortable holiday cottage. It was a great base for our family holiday. A good playground and the Dolphin Inn are only 2 mins walk away. Wonwell beach is beautiful and less than 45 mins walk (or a few mins in the car). The owners (Liz and Jerry) were very responsive and helpful. The only thing some people may want to consider is that the stairs are steep and uneven. There is a stair gate to protect toddlers but those who are unsteady on their feet may find them challenging. I would be very happy to return to Rock Cottage.

Fantastic Spring Break

The property had everything we needed for an excellent holiday, location was perfect allowing many different dog walking options without the need of a car. Parking was on the road but was not a problem. Liz was very focused on ensuring we enjoyed our holiday. We will certainly return as we didnt quite manage to visit all the pubs that were recommended in the cottage information bulletin.

Charming Cottage In A Great Location

This a deceptively "small" little cottage which actually feels very spacious inside. There is loving attention to detail and decoration and it was spotlessly clean. We loved the personal touches such as the dedicated "dog bag" and complimentary toiletries. The village of Kingston still has an authentic feel to it, the people we met were all very friendly and it is a great location from which to explore the South Devon coast either on foot or by car. There are easy walks down to the beaches of Westercombe and Wonwell on the estuary. I couldn't recommend this cottage highly enough to anyone who wants to enjoy a holiday in this part of the country, especially those who may want to escape the crowds and throngs of holiday makers (altouugh you are still close enough to the hustle and bustle, shops and pubs of places such as Salcombe if you want). Thanks again!

Quaint Cottage In A Great Area

We booked this very late. Liz was helpful and effecient throughout. We arrived late and in the dark but Liz had been and put the lights on in the house and outside and also switched the heating on. It was lovely to step inside out of the cold and dark. The cottage was spotlessly clean and exactly how you imagine a quaint Cornish cottage to look. It was full of character and tastefully decorated in a white and blue theme. It was very well kept and there was lots of attention to detail. The beds were comfortable and the kitchen was well equipped. There were games, films, books and magazines. There was an information and visitors book full of ideas about walks and places to eat. Liz came around the first morning to check everything was ok. The cottage was in a great situation. It was easy to walk to the local beaches and the coastal path. Ideal for dogs. There was plenty to do and the scenery was beautiful. It felt like home from the moment we stepped inside. Thanks for a great time.

Beatifully Presented Cosy Cottage

The cottage is well equipped and immaculately. The master bed has the most comfy mattress we've slept on. The location is good if you like to walk. Our two dogs had a ball. The local pub has great food and atmosphere. Even our two teenagers reluctantly enjoyed the fresh air and change of scenery! Jerry and Liz were very helpful and were keen to ensure we had everything we needed. We would happily recommend this cottage for a short winter break or longer summer holiday.

Home From Home

We arrived at Rock Cottage and was met by Liz who immediately extended a warm welcome and showed us around, explaining how everything worked and answering our questions willingly. The cottage was spotlessly clean, decorated to a high standard and very comfortable. The cottage is very spacious with a kitchen, dining room and large lounge. Upstairs the master bedroom is bright and airy with plenty of room for clothes and a hanging cupboard just in the hall outside for more storage. The twin room was also decorated lovingly, with bunkbeds, story books for the children and again enough storage for clothes. Bathroom consisted of a very powerful shower over the bath, sink and toilet. Small garden outside had a picnic table and bench and it was quiet and secluded to sit and read in. We would recommend this Cottage highly. We had the best holiday for many a year, felt comfortable, everything was available, including clean towels, t-towels and change of bed linen (as we stayed for two weeks). We will definitely return and were reluctant to leave. Thank you Liz and Jerry for letting us stay in your lovely cottage.

Lovely Cottage In A Great Quiet Location

We would like to express our thanks to owner Liz, we had a lovely stay and found the cottage was a real home from home which offered everything you and the family would need including the dog!! Location was central and we enjoying visiting Bigbury and Burgh Island, Dartmouth Regatta and fabulous fish & chips at Torcross, Found everyone very friendly especially the local pub The Dolphin, nice food and reasonable rates and even better a very short stroll from the cottage. The Garden was lovely and Bert our King Charles soon felt very at home around the grounds and cottage and our son Jack enjoyed firing up the log burner and the Wi-Fi facility. Plenty to do and all the local beaches especially Bigbury and Banthum were clean and friendly. Children will love the ride on the sea tractor across to Burgh Island and adults will enjoy a drink at The Pilchard Inn - you must go!! We even managed to cross over to Cornwall to pick up a proper cornish pasty - Lovely break in South Devon and hopefully be back soon?

No 1 Rock Cottage, located in the beautiful quaint village of Kingston, South Hams lived up to all the expectations that we had hoped for following our initial selection for our holiday. Dog friendly and conveniently located to wonderful beaches and excellent walking locations, Rock Cottage, provides wonderful clean accommodation with everything included making it the perfect location for that well earned rest and relaxation. Wonderful owners Liz and Jerry cannot help enough to ensure you have a carefree relaxing holiday. The local pub is well worth a visit as are many of the beautiful dog friendly beaches all within a short drive. There are wonderful local villages and towns to visit all providing good eating places and with the Moors close by and the local beaches, as a dog owner, you are spoilt for choice. Would highly recommend this holiday location to all, you would not be disappointed.

A Charming Village Cottage

A charming village cottage in a lovely quiet location, very well equipped and beautifully kept, lots of lovely walks near by such as Womwell beach, the local children's play park is great too. The cottage has everything required for cooking meals and cleaning up afterwards. We loved the wood burning stove and the seating area in the front garden is a real sun trap, lovely to sit in on a warm summers day. The owners are very friendly and helpful. We enjoyed our stay so much and will definitely return.

Perfectly Set Up With A Walk To The Sea!

The cottage is very well presented (they welcome dogs but there's no sign of them!) and had everything we needed and more. The owners are very friendly and helpful and live nearby. Set in a quiet South Devon village beside the Coastal Path Rock Cottage offers a perfect getaway for adults and kids. The local playground is Amazing and the local estuary and beaches are perfect for walks, dogs, sandcastles, rock-pooling, damning streams... you name it! My husband enjoyed a kite surfing lesson at a nearby beach while the girls and I went to cuddle small animals at Pennywell Farm. We walked to Burgh Island at low tide and had many other fab excursions (the market at Totnes was great!). We would happily return!

Delightful Cottage With Everything You Could Need

This cottage offered us just what we were looking for; a traditional cottage to hunker down in, on a winter holiday, within a very friendly village with a pub on the doorstep and as many walks as you want to explore. The cottage has all the basics you could need, and special touches too to make it feel homely without you feeling like you're imposing on someone's home. It ticked all our boxes: we could bring our dog, has a log burner, bath in bathroom, pub in walking distance (it's literally a stones throw away), near to a beach, and a DVD player (essential for wet winter afternoons!). Highly recommend, and we plan to return.

Perfect Holiday Cottage

The cottage is ideal for a couple or small family, being clean, very well equipped well maintained. Its within easy driving of Kingsbridge, and also not far from Dartmoor, or Plymouth for rainy days. The coastal path is within walking distance too, as is Wonwell beach, which is beautiful and unspoilt. Lots of lovely walking straight from the door, and also several National Trust places to visit in the area. Lovely pub in the village - very friendly! We don't have a dog, but if you did it would be ideal, as the village is very quiet and there are plenty of places for dog walking. The cottage is really warm and comfy with everything you need provided. Definitely recommended!

Fantastic Cottage

My husband and I stayed at Rock Cottage with our two dogs in March. It is a super cottage - comfortable, warm, well equipped and we immediately felt at home. Kingston is a pretty, friendly village and The Dolphin Inn (about 2 minutes walk away) serves impressive food, good beer and a warm welcome. There are two beautiful beaches a short walk away, both of which are dog friendly. We would highly recomend Rock Cottage and we will be back soon!

Great Cottage In Beautiful Village

My partner and I were looking for a cottage with character, within walking distance of the SW Coastal Path and set within a village setting that offered a decent pub to visit. Rock Cottage didn't disappoint. It has character and it is clear it has recently been decorated, refreshed and furnished to a very pleasing standard. The Kitchen is well equipped, the living space confortable. It has a nice dining area and the bedrooms are plenty big enough. Outside there is a modest but nice garden space that was bathed in sunshine for the best part of the day - a real sun trap. The cottage is located in a very pleasant and friendly village. The owners were very friendly and extremely helpful. I would go back at a drop of a hat.
