A charming, recently refurbished and very comfortable and stylish terraced artisan cottage in the heart of Lewes with a pretty south-east facing garden. A large public open air swimming pool is at the bottom of the road with a country walk along the banks of the River Ouse next to it. Good cafes, shops, pubs and restaurants and the many antique shops and bric-a-brac shops are all within walking distance as well as several superb antiquarian bookshops. Glyndebourne Opera House is 3 miles away, and Brighton 7 miles.

The Railway station is 7 minutes walk from the house with trains direct to London Victoria in 1 hour 5 minutes. Trains also run to Ashford, and therefore the Eurostar, giving a very useful connection to mainland Europe. Regular buses go to Brighton and Tunbridge Wells. Lewes is also at the heart of Virginia Woolf territory, and a good base from which to visit Charlston and Rodmel nearby, and Kipling's home, Batemans, outside Burwash, a short 25 minute drive from Lewes. Brighton with its famous and exotic Royal Pavillion is a short bus or train ride from Lewes There are many other magnificent country houses and historic buildings within a close radius of the town.

The accommodation is surprisingly spacious with a large open plan living room adjoining a kitchen breakfast room with bifold doors which open onto the garden. There is a walk in larder and small downstairs toilet. In the basement is a delightful small study/television room/office/teenage sulking room which is quiet and warm. It does have slightly restricted headroom and the original worn and steep brick stairs, and the owner cannot take responsibility for the safety of anyone using it.
Upstairs, there are 3 double bedrooms, one of which, because of the historic 'flying freehold', is in fact in the rear of the house next door. That bedroom also has an ensuite shower room with wc. There is a large family bathroom for the other 2 bedrooms. The middle room has twin beds and the main bedroom has a super-king double bed which can be converted into twin single beds.

NOTE: The staircase is very steep and therefore the house is not suitable for disabled people or unsupervised toddlers. No visiting pets. The owner has a dog who does visit, but the house is cleaned very thoroughly after her departure.

A Lovely Terraced Townhouse

This house has been very tastefully updated, with lots of interesting features. Very close to centre of Lewes, but also quick and easy to get out of the town. You need to pay attention to the parking situation, but we were able to park 2 cars outside the property overnight, when needed. The kitchen is a lovely sunny room, leading to the garden. Our only difficulty was the Internet.....a slow signal which irritated phone addict teenagers! And a little warning about the glass door from the sitting room to the kitchen, which is up 2 steps.....and if closed, might not be seen, as it was for me! I would recommend this lovely family home to anyone.
My Response

I'm so pleased you enjoyed your stay in my house - and Lewes itself. I will add a warning about the glass door on my info for future visitors.
The Internet issue has been addressed as best as it can be with a new faster hub from BT.

We have just spent a week in a lovely house! Décor is a delightful eclectic mix of old and new. We had planned to stay the weekend for a family wedding but very sensibly opted to stay the week! We were a party of 6 plus baby granddaughter and we found that there was ample room for all of us in the sitting area and around the dining table. As the grandparents we made use of the ensuite ( excellent shower) and the children and partners shared the family bathroom. Downstairs toilet very useful! Lewes is a fascinating town, with castle, lots of independent shops and the open air lido - The Pells. Brighton is just a 15 minute train journey away. Lovely walks on The Downs and interesting places ( National trust and other) The one-way system takes a bit of getting used to and take care when parking ( a mixture or resident permits and pay and display). Jane the housekeeper was very helpful and the house was clean and tidy.
My Response

What a lovely review. I'm so pleased you enjoyed my house and made the most of all the wonderful places in Lewes and the area. Thank you very much for your kind words.

We enjoyed a lovely few days in Carolyn's house. It was very clean and well equipped and had everything we needed for our short stay. It is a lovely, comfortable home, and bigger than I was expecting. It is also in an ideal location...not far from the station and town centre. And the area itself is so beautiful...We hope to be able to come again next year. There was also excellent communication with Carolyn and her housekeeper throughout.

We had an amazing weekend in this lovely home. The house was very accurately described, if anything it surpassed our expectations. It is very well maintained and loved. The kitchen was very well equipped and the bathrooms were very clean and modern with lots of nice towels provided. The children were very excited by the basement playroom/study space and also by the pretty garden. We loved the paintings, soft furnishings and antique furniture which made the house feel very homely and personal. The weather when we stayed was amazing all weekend so we took advantage of the amazing Pells outdoor swimming pool which is literally 4 mins walk away, set in a small pretty park. The house is also very close to all the shops and restaurants. I would certainly recommend this house to friends and we would love to come and stay again. The owner was very helpful before we stayed as was the housekeeper.

Thank you so much. I'm delighted you enjoyed my house and lovely Lewes.

A charming characterful cottage. Despite buckets of charm everything works perfectly - instant warm water in the shower etc - and most amazingly of all, none of the floorboards or doors creak, which is pretty helpful with young kids sleeping. Ideal for Lewes town center. Altogether thoroughly recommended.

Can thoroughly recommend this property. We were a group of 5 girls (well slightly older than girls!) meeting up for a long weekend and the property was ideal. Clean, cosy and with plenty of space. Very centrally located for the town of Lewes. Hope to be back - and thanks Carolyn/ Jane for being so welcoming. Pippa
