PROPERTY SUMMARY:- Atlantic View Coach House is a wonderful, luxury, three-floor contemporary beach house with a glass façade facing the sea., on the cliff top at New Polzeath, a stone’s throw from one of the best surfing beaches in Cornwall. The view to Stepper Point and the Camel Estuary across the beach is simply magnificent. Ideally located for a special coastal getaway you can take in the views and breathe in the fresh sea air outside on the slate patio with built-in barbecue or from the large balcony or the decked area in the garden, all of which face the beach. Atlantic View Coach House is suitable for a range of guests – from families and friends to work colleagues.

- Awarded 5-star Gold by Visit England the exquisite accommodation has all the home comforts you could wish for. It has a slate patio with sun loungers and barbecue, a decked area and a large 2nd floor balcony overlooking the beach, each with tables and chairs for 8 to to enjoy al fresco dining. There is off road parking for 2 cars at the rear with further free on road parking at the front of the house. Here you can truly make the most of the Cornish sunshine and outdoor living. It’s simply the perfect setting to spend quality time with friends, family or for some team-building time with your work colleagues.
- The house is on 3 floors: on the lower ground floor there is a beach room with space to rinse and hang wetsuits and to store surf boards, a utility area and two bedrooms, one with en-suite bathroom and the other with en-suite shower room, on the ground floor the entrance hall (accessed via a ramp to the front door) opens to two further bedrooms, one with en-suite bathroom and the other with adjacent disabled accessible shower room and on the top floor is a wonderful, large kitchen/dining/sitting room opening to the balcony. All of the bedrooms can be configured as either twins or 6’ superking double beds. The kitchen is fully equipped even for keen chefs and the sitting room has a cosy log burner for winter getaways.
THINGS TO DO WHEN STAYING AT ATLANTIC VIEW COACH HOUSE:
- Enjoy the beach, which is a one minute walk away; sand and surf, rock pools and exploring, fun and games, relax and sunbathe, fish and chips and ice cream
- Walk the coast path; it runs right in front of the house. One way takes you towards Pentire Point, Rumps Point and on to Lundy Bay, Port Quin and Port Isaac, the other way to Polzeath village (10 minutes) and on to Trebetherick, Rock and over the Camel Estuary by ferry to Padstow and beyond. The Cornish Chough has returned and can be spotted, if you are both lucky and observant, on the coast path between New Polzeath and Pentire Point. Also look out for other sea birds such as gannets, oystercatchers and puffins and listen out for skyarks and warblers. Seals frequent the area and occasionally basking sharks or even humpback whales have been seen. In the spring and early summer there is a riot of wild flowers on the cliffs and on sunny days butterflies flit amongst them, the rarer ones to look out for being the Marbled White, the Clouded Yellow and the Green Hairstreak. One day maybe even the Large Blue will be seen somewhere nearby, as conservation efforts hopefully take effect
- Explore the shops in Polzeath; the Spar shop there is excellent and there are clothes, souvenir and surf shops plus an art gallery and a post office
- Eat out without having to drive; the closest restaurant is The Atlantic Bar and Kitchen just 5 doors away. In Polzeath you can find fish and chips, Cornish pasties, pizzas and ice cream etc in addition to restaurants such as The Waterfront, The Cracking Crab, Surfside and TJ’s Kitchen or a little walk away The Oystercatcher, The Mowhay and The Valley Bar and Cafe
- If you prefer to eat in local specialities include seafood of all types (the fish shop and Just Shellfish in Port Isaac are excellent), Trebetherick asparagus when in season and Cornish pasties, the best being from Malcolm Barnecutt, which has branches in Rock (4 miles drive away) and Wadebridge (7 miles drive away)
- Visit Rock; you can walk there in 1 1/2 hours or drive. There you will find another lovely sandy, estuary beach and a range of waterspouts including sailing and water skiing plus places to eat
- Across the Estuary by ferry will take you to Padstow, famed for its Mayday ‘Obby ‘Oss festival and famous chefs including Rick Stein and Paul Ainsworth. Prideaux Place, a brisk walk up the hill behind the town, is well worth a visit. People visit the area specifically to sample the great food that is available
- Visit Wadebridge, the local market town with an ancient bridge over the River Camel, The Camel Trail, a disused railway line which runs from the edge of Bodmin Moor to Padstow, now ideal for walking or cycling, and a large range of mainly independent shops plus some useful supermarkets
- Further afield The Lost Gardens of Helligan, The Eden Project and more sections of the South West Coast Path are magnets for visitors.
- Play golf; the nearest course is The Point at St. Minver, but walkable via a footpath from Polzeath. It also has a health club and swimming pool. Renowned links courses can be found at St. Enodoc and Trevose. The walk along the coastal path to St. Enodoc is delightful, taking in the tiny, ancient church by the 10th green, which was dug out of the sand dunes in Victorian times. John Betjeman, late resident of the area used to give poetry readings on Brae Hill opposite the church
- Get out your paintbrushes; Cornwall is renowned for its light and is a magnet for artists, both professional and amateur
- Lie back and get some R&R; take in the spectacular view from the patio, balcony or decked area, get lost in a book, enjoy a game with friends or family, have a good chinwag, crack open a bottle, do some communal food preparation using the charcoal barbecue and dine al fresco as the sun goes down. If you’re lucky you’ll catch a breathtaking sunset or even the green flash as the sun drops into the sea (except for a couple of weeks either side of the summer and winter equinoxes)

- Regrettably Atlantic View Coach House is not suitable for folk who can’t manage stairs. Whilst it has a ramp to access the ground floor which has bedrooms and a disabled accessible shower room, both the living area upstairs and the garden area outside involve going up or down stairs or steps
CHECK IN/OUT INFORMATION:
- Change over day is Friday
- Check in from 4pm
- Check out by 10am, except for Sunday after a weekend only booking, when it is 4pm
- Minimum booking one week during high season and school holidays, otherwise 2 nights, with flexible start/finish days out of season (but no Sunday arrivals possible due to non availability of cleaning staff)
HOW TO GET TO ATLANTIC VIEW COACH HOUSE:
- A car is essential if you want to explore the local and wider area. Directions to the house are provided in the pre-arrival email
- The nearest train station is Bodmin Parkway. There are a number of local taxi companies who can meet a train
- The nearest airport is Newquay
- There are limited local buses
ACCESS INFORMATION:
- Keys are provided in a lockbox at the house (2 sets)
PAYMENT TERMS:
- 25% on booking
- 75% 6 weeks prior to arrival
- Damages deposit £500/week or part thereof
- Metered use of water and electricity charged separately
- Dogs by prior agreement (maximum 2) between 1st October and 14th May subject to a fee of £25/dog and a few reasonable house rules. (Dogs are banned from the beach between 10am and 6pm from 15th May to 30th September, so we do not accept dogs between these dates)

Perfect location
By Jane Roberts on 05-Jul-2024We have been coming to the Coach House since it was first built, and it is a perfect location at the top of new Polzeath cliffs. Well maintained, well equipped, comfortable, glorious view across the beach and sea.
Great house in a great location
By Mark Robertson on 24-Mar-2024We stayed in the coach house for a weekend and thoroughly enjoyed our stay. On arrival there is space to 2 vehicles but space is quite tight. The house was clean and very well equipped and everything is finished to a high standard. The house has 4 bedrooms, 3 of which have en suite and also a general use bathroom so with 8 adults this was also great. The location is also great with an excellent beach for surf and also a good selection of places to eat and drink. The drying room on the bottom floor was an advantage to hang wetsuits, etc. The only thing that I was not aware of until after booking was that there would be an additional charge for water and electric at the end of our stay. This was deducted from the security deposit that has to be paid and was refunded about a week after our stay. All in all, we had a great weekend and will definitely consider staying in the coach house again in the future.
A Fabulous Holiday Home in a Stunning Location
By James Waddell on 27-Oct-2023My family stayed here (2 adults, four children, and two dogs due to beach allowing dogs) towards the end of October 2023. We all loved the house which offers plenty of space, is very well kitted out, and sits on a prime location in New Polzeath offering views directly above the beach. In front of the house are the steps down to the beach which is so convenient and means there is no need to drive, try and find a parking space, and carry all your kit for miles at low tide! Just pop your wetsuit on and go! The location really is superb. The house itself was very clean and comfortable with a wonderful communal space upstairs in a kitchen/diner/living room configuration, overlooking the beach. The beds were so comfortable it was hard to get up in the mornings and the layout of the house is ideal with two ensuite bedrooms and a utility space on the ground floor, one ensuite and one bedroom without an ensuite but next to a shower room on the first floor, and the living space on the second floor. The wifi was much faster than I expected running at around 65 mbps, and the TV set up includes Sky Sports. We all loved it so much that we have already booked for the same week next year.

Lovely location
By Sandie Sealey on 06-Oct-2023Brilliant location, over looking New Polzeath and access to the beach across the road, no need to drive. A wonderful beach with brilliant surf and rock pools for the little ones. Accommodation very good with 3 good sized bedrooms and the fourth bedroom, a good size but limited natural light. Good main bathroom and 3 Ensuite well fitted with plenty of hot water. Good access when coming back from the beach, straight into wetsuit store and shoes, buggy etc. Underfloor heating very good and if anything too warm. The kitchen has all the appliances, good supply of glassware, crockery and utensils. The parking is tight if there are gusts in the main house. We love this area, so much to do, places to visit and wonderful walks.
