Palais Yolande has history and one of the most stylish addresses in Nice. This Haussman style building was constructed in the second half of the 1800's. It is a very grand building with carved front doors, ornate wrought iron balconies, shuttered French windows and domed roofs. The apartment is on the third floor and is reached by a marble staircase or Edwardian lift.

Opposite is the beautiful garden square of Jardin Alsace Lorraine, 3 blocks behind the world renowned Hotel Negresco and Musee d'Art et Histoire. Nice Ville station is a 10 mins walk with Nice Airport 15/20 mins by taxi or direct bus service.

The overall feeling of the apartment is very spacious with high ceilings and full length French doors. There are 3 good sized bedrooms, separate well equipped kitchen with eating area, dining room and living room. The master bedroom has an en-suite and there is another bathroom with a laundry room and a separate wc off the hallway. The apartment and the apartment block are kept in excellent condition both inside and outside. Within the immediate area there is ‘The Buffa’ indoor market, small shops and restaurants.

The apartment is set up for 6 persons but the third bedroom can accommodate a further 2 persons in two additional full sized single beds.

Lounge
As with all the rooms in the apartment, the lounge is well proportioned. It has high ceilings, parquet flooring and a large bay with french doors. We have two sofas and an armchair in the lounge, however there are other armchairs around the apartment which can be brought into this large room if needed. There is a TV, DVD player and a hifi with iPod decking station. A large selection of DVDs, books, board games, jigsaws and files providing a host of information on Nice and the surrounding area.

There is also a large dining area which has a table seating 6 comfortably and a connecting table located in the same room which together provides dining for 8 persons. There are 8 dining chairs in the apartment. The dining area likewise has tall french doors which lead to a small balcony providing a view of the garden square.

The lounge and dining area are air conditioned.

Kitchen
The kitchen has recently been refurbished. It is fully equipped with a built in electric cooker, gas hob, dishwasher, large fridge with freezer compartment, microwave and a Nespresso coffee machine. There is a full range of crockery, pots, pans, cooking utensils, glasses and cutlery.

The kitchen also has a high breakfast table seating 4 persons.

Bedrooms
There are 3 large bedrooms all of which have separate air conditioning. Two of the bedrooms are at the front of the apartment and the third is at the rear.

The master bedroom is light and airy with wonderful curves and a large bay with french doors. The bedroom has lovely views of the garden square.

It has a superking bed which can be divided into two single beds. There is also a comfortable armchair and foot stool in the bay. It has plenty of storage space with two wardrobes and a chest of drawers.

An ensuite leads off the bedroom.

The second bedroom (the green room) has two high french doors leading to a small balcony. This room overlooks rue Constradt which leads down to the seafront.

It has two single John Lewis beds, a desk and again plenty of storage space. A further two full size single beds are available for an additional 2 guests.

The third bedroom (the blue room) is at the rear of the apartment. It has two high french windows with a window seat overlooking the small garden to the rear and the other apartment buildings.

It has a large superking bed which can be separated into two singles. As with the other bedrooms it has plenty of storage space.

There is a toilet close to both the second and third bedroom.

Bathroom
The ensuite and main bathrooms have recently been refurbished. Both have hairdryers.

The ensuite, off the master bedroom has a toilet, sink and large shower.

The main bathroom has a sink, bath and large shower. It has an ante room which provides laundry facilities with a washing machine and tumble dryer.

Outside
The apartment has two small walk-on balconies and three large french doors with Juliet balconies. From the west facing balconies of the apartment you can see the garden square, Jardin D’ Alsace Lorraine, with its mature exotic trees and plants, benches and fountains, statutes and walkways. The square is our garden with many benches and shaded areas. A lovely gated children’s playground is located in one corner where local children and their parents wile away their time.

My aim as an owner is to provide you with a wonderful, well equipped holiday home, where comfort and an eye for detail will make your stay a memorable one.

Location
My husband has known Nice for over 26 years and decided some 13 years ago to buy a holiday home in the city for our large family. We looked for a long time before choosing Palais Yolande.

Primarily, we felt that the area and Palais Yolande provided us with the French experience we wanted in what is a very cosmopolitan city along with a location which gave us easy access to all Nice has on offer.

We are located in central Nice in the Carre d’Or (Golden Square) district. It is 3 blocks behind the world renowned Hotel Negresco and Musee d’Art et Histoire and a short walk from the beach.

Nice Ville station is a 10 mins walk with Nice Airport 15/20 mins by taxi or direct bus service.

Local Area
Mountains
There are a number of ski resorts within 1-1.5 hours of Nice and daily ski buses run from central Nice and airport direct to various resorts. The mountains trains, Le Train des Pignes and Train de Marveilles travel from Nice and journey into the lower Alps all year round and it is possible to drive to the gorges and enjoy white water rafting and other mountain sports.

Coast/Beach:
The beach is 5 minutes walk. It has restaurants all year round and water sports facilities in season.

Travel:
Aeroport Nice Cote d'Azur is 15/20 minutes away with direct airport bus to Nice (4 euros)

Trains are Eurostar with TGV connections in Paris or Lille

Driving from Calais is 12/13 hours

Car hire is not necessary to enjoy Nice and its environs -bus, train and tram connections to the rest of Nice and the Cote d'Azur.

Antibes - 21km.
Cannes - 33km.
St Tropez - 108km.

Why we chose Nice
I first visited in Nice 34 years ago when I worked the charter yachts along the Cote D'Azur. The South of France has one of the most stunning coast lines and fantastic all year round weather. Of all the magnificent towns of this region we chose Nice as it really does have something for everyone. It is a vibrant city on the sea. We spent a long time searching for the perfect holiday home and we believe we found it in Palais Yolande. It is in a very lovely area of Nice and offers a truly French experience. We have let the apartment for holidays for a number of years now. I have enjoyed the fact that others have likewise got pleasure from our second home and it is extremely important to me that your holiday experience is as near perfect as possible.

What makes this Apartment unique
Palais Yolande has history. It was built in the famous Haussmann style at the end of the 1800's to house the bourgeois during their winter season on the coast. Old Town was built for the poorer working classes and Carre D'or and especially Blvd Victor Hugo, for the elite. Palais Yolande sits on a wide tree lined boulevard with many other architecturally stunning buildings. From the balconies of the apartment you can see the garden square, Jardin D' Alsace Lorraine, with its mature exotic trees and plants, benches and fountains, statutes and walkways. A lovely gated children's playground is located in one corner where you will find local children and their parents wiling away their time. Both the building and the apartment have retained many original features and the domes are prominent in the local skyline. The wonderful Edwardian lift, although recently forced to endure an EU make-over, has been done in such a way that its original charm has been preserved. There are many reminders of the way the rich lived, with servants quarter in the attic giving access to the rooftops where no doubt the domestic staff took their air. A back staircase is a reminder of the 'not seen and not heard policy' for the servants who used it to move from the apartments to their rooms without any of the owners having to spy them on the large sweeping marble staircase. The now defunct concierge lodge, which can be seen as you enter the main building, leads down to the basement where there is a warren of rooms - take a look although it is not recommended for the faint hearted. We looked for a long time in many areas of Nice before we chose Palais Yolande. We felt that it provided us with the feel of a truly French experience despite the fact that Nice is one of the most cosmopolitan of european cities. It is local people who live here too and local shops and bars surround us. However, it is central to all that Nice has to offer.

TERMS
I will provide you with a booking form to sign on reservation and the terms and conditions. I ask for a 25% reservation deposit on booking and the balance 6 weeks before the date of the letting.
A damage deposit of £350 is required with the balance. This will be returned provided the apartment is left in good order.
Please email for prices. Those quoted on this website are for 6 persons. 2 additional beds can be provided up to a maximum occupancy of 8 persons in total. Each additional person will be charged at £75 for the duration of their stay.
A cleaning charge of £170 is added for stays of less than 7 nights.

I am obliged to collect tourist tax at a rate of €0.65 per person (18 and over) per night Oct to March and €0.75 per person (18 and over) per night April to September.

5 of us stayed in Palais Yolande from the 6th to the 11th of June. The apartment was fabulous had everything you would need and more. Was very spacious and was ideal for our group. Was very near to everything. The host was so helpful lots of information on everything you would need to know about Nice. Have nothing but positive things to say and look forward to staying there again when back in Nice

From the moment we booked this apartment, way back in January, Janette was extremely helpful. We are a group of 4 ladies, celebrating a significant birthday, and this apartment was perfect for us. As there were only 4 of us, we could spread out but the flat sleeps 8 and could sleep 7 in separate beds, so perfect for groups like ours. When we arrived, Janette's friendly representative in Nice showed us round and explained everything about cooker, washing machine, dishwasher tv, wifi etc.. Wifi was very good! The flat was modern with contemporary furnishings and very spacious. The beds were extremely comfortable and the location was brilliant. Walking distance from the Old Town and the sea. The local architecture was beautiful and we were also close to the main shopping streets. We had a wonderful time exploring Nice and surrounding area, including trips to Monaco, Ventilmiglia (in Italy) and Grasse. We also felt there was plenty more to see and would definitely stay in this apartment again. You will not be disappointed if you stay in this apartment!!

Janette was wonderful every step of the way. She kept us informed and was quick to respond to all our questions. The apartment was wonderful, exceeded our expectations. Clean, spacious and so close to everything. She also provided us with so much useful information about Nice, suggesting what to see,things to do, how to get around, where to eat, shops nearby for all the essentials. Everything about our stay was perfect. Dealing with Janette was a pleasure. So professional from start to finish. The location of the apartment was superb. All arrangements went perfectly and the apartment was equipped with everything you could think of. Janette provided lots of valuable information about Nice and surrounding area to make our holiday just wonderful. No time wasted trying to find our way around, just consulted Janette's information books and we found all we needed. we would not hesitate to recommend Janette's apartment to anyone and we will definitely be back. Excellent stay in Nice

7 ladies enjoyed a wonderful stay in this apartment. We found it spacious, spotlessly clean and very well appointed. The location was very good, a few minutes from the sea front, beach and various supermarkets. We spent several evenings in the flower market area which was about a 15 minute walk. We would highly recommend this as a base for a stay in Nice

We (5 girlfriends) have just got back from a fabulous long weekend in Nice. The apartment was everything we had hoped for and more.

Large, clean, stylish and very comfortable. We will all go back as a group and with our families.

Janette was very helpful and did everything she could to make our stay a good one.

The apartment was in a great position, near to local shops, restaurants and the beach.

We had days in near by Eze (beautiful) and Monte Carlo.

Nice we just loved it !
