We accept any start and leave day, as long as the stay is for 7 days or more. We like gaps between lettings! We reserve the property for adult couples who may wish to bring a third person.

We are near the Aude/Ariège border, close to Mirepoix. Our guest house is set in beautiful unspoiled countryside, facing south, and has an elevated terrace overlooking the large 11x5m heated pool which is open from June through September. Outside this period it may be made available on request. From the terrace you face rolling countryside over which you can see the tops of the Pyrenees. This is an ideal holiday villa for a couple, perhaps with a third adult. The terrace comes with a table and 4 chairs and there are 4 loungers with a parasol for the poolside. There is a separate BBQ bench-table on the grassy area. The villa and pool are surrounded by an established garden with pomegranate, oleander, lavender, hibiscus and many other flowering shrubs. The villa was built as a family guest house and has been lovingly fitted out. It is a little gem with more than a touch of luxury. The owners live just up the hill and help to keep it looking immaculate.
The villa is at the end of a 50m private drive which has its own entrance, a galvanised five barred gate leading from the single track road. You park behind the villa where your car is very secure and accessible.
On first entering the villa you will notice a harmony and elegance to the furnishings and layout which makes you relax and feel at home. Everyone who has stayed here says how delighted they are when they step inside.
The guest house has central heating, electronically controlled, usually set at 21.5°C. Hot water comes from the cylinder in the pump room. All heating and cooking is by gas which is included in the price, as is electricity. There is satellite TV, tuned to basic Sky TV with a big dish next to the parking area. The guest house is very well insulated and the inside temperature changes little if the doors are kept closed..
The kitchen and living area form one large room, 11m x 4m, with the kitchen at one end. It has all the usual quality fittings and an L shaped work top. The table (seats six) is in the centre. At the other end is the sitting area with a low table, armchairs and settee, plus a TV and DVD player. There are two large French windows facing South, looking over the pool towards rolling countryside and the tops of the Pyrenees. There is a smaller window to the garden and the slope up to the church and village (both out of sight).
There is a door to the master bedroom, 4m x 4m, which has a full sized double bed and a window to the garden. This room catches the early morning sun so the shutters may be needed. There is the usual bedroom furniture and a bookcase. The other door in the room leads to the bathroom.
The bathroom 3m x 3m has a shower (not a bath!), elegant wash basin and toilet, plus cupboard space. There is a second door leading to bedroom 2.
Bedroom 2, which is 4m x 3m, has a divan pull-out bed, a wardrobe, chest of drawers and chairs. The Ikea bed is a double (separate mattresses) and does not split into two singles. It is usually configured as a single bed. There is a large French window looking West, over the pool to the garden and fields. This room gets the afternoon sun so it helps the room to stay cool if the curtains are drawn.
Bathroom 2 (the Pump Room, 3.20m x 2.50m) has an outside door from the raised walkway. Inside are a wash basin and toilet (perfect for swimmers in wet costumes), a washing machine and all the control machinery for the pool. The electronic controls are set to run without intervention and keep the water sparkling and pure. The pump is on a timer and is set to switch on at about 9am and run until about 8pm. It is best if the pump is running when the pool is in use so there is a manual override switch for late evening swimming. Outside the pump room is the outside shower (heated) for use by swimmers before they jump into the pool.
The large outside terrace, 8m x 3m, has a sloping tiled roof that keeps the hot sun at bay. This is where guests can take their meals, sitting at the round PVC table on matching garden chairs. The West facing end of the terrace has a curtain that can be drawn to provide shade from the hot sun as it moves across to the West. This terrace is not overlooked by the main house up the slope so guests can relax with privacy.
The pool surround is paved with flagstones which make for an excellent sitting area. Some of this sitting area is visible to (and from) the main house up the slope, through the flowering shrubs and bushes. The owners, a retired English/German couple, make every effort to be unobtrusive and try hard not to be too visible.
Behind the guest house is a large grassed area which is not overlooked at all. Guests can use this area as well as the pool surround for sunbathing and sitting. In this area is the barbecue equipment (cheap and cheerful) and a big wooden bench/table which seats at least 6 people. In hot weather (usually July/August) this is a lovely place to sit, in dappled shade from the carefully planted trees. The parking area and the satellite dish are adjacent but are mostly hidden by the beautiful shrubs and landscape.
The surrounding fields amount to a further three hectares giving four hectares (ten acres) for the property. If guests check with the owners first, they will be invited to walk around the fields looking at local flora and fauna. Once a year the local farmer brings his heavy machinery to cut the grass to make hay. This results in a noisy couple of hours for cutting the grass then two days later he reappears with his raking machines and then with his bailing trailer. This makes the round balls which it lays (like giant eggs) around the fields, to be collected a day or two later by his friend and neighbour who needs the bales for his animals.
Entry is through a grey galvanised five barred gate, up the gravelled drive which leads up to the guest house. There is a turning point so the car can be left facing either way. The 50m drive is limestone gravel chips. These are attractive but do not form a solid road such as you get with a crush and run mix. So the car driver needs to take care to avoid wheelspin. For shopping etc, drive down the hill to the main road. Turn left and go 10km to Mirepoix or turn right and go 11km to Belpech.

The owners have a two cats which are curious but very friendly. Generally speaking they avoid strangers, but sometimes curiosity gets the better of discretion and one may arrive uninvited at the door of the guest house. A clap of the hands will send it running.
Notes: Bathroom 2 consists of a toilet and wash basin in the pool control room with the (hot water) shower just outside. It is also worth mentioning that the villa is 25 metres from the owners house. Some guests want absolute privacy which we cannot offer. We are on the edge of a hamlet so we are not isolated, but shops, restaurants and bars are ten minutes or so by car. Wifi - the connection in the guest house is weak so guests usually sit on the lawn below the main house. We are trying to set up a signal booster, so far with little success.
