This super stylish self catering villa is situated in the grounds of the world famous Penina golf course. The well-known Hotel Penina and the Penina Club House with three golf courses (Championship, Resort and Academy), tennis courts and hotel amenities are a leisurely 15 minutes walk away. The market town of Portimão, with good shopping and fresh sardine restaurants is only an 8 minute drive away and it is the same to the resort and beach of Alvor. Praia da Rocha is an inexpensive taxi ride away for some night life and then there are several restaurants within a few minutes drive.
This modern self catering villa has been furnished with taste but with comfort in mind for a relaxing holiday. Special facilities have been acquired to add to the comfort of guests. There is air-conditioning/heating in all bedrooms and living rooms, but the units are individually controlled so that they can be used as wished at extra cost in certain seasons, see below. The lovely swimming pool has a gently sloping beach entrance so helpful for the elderly and the very young and the water is treated with a salt unit so is suitable for those allergic to chlorine. The pool is heated by the heat exchange unit (at extra cost in certain seasons, see below) and a children’s safety net is available. There is also a broadband /Wi-Fi connection and a table tennis table.

ACCOMMODATION FOR 8 (+2) with Tourist licence «5216/AL»
The front door opens into an attractively tiled hallway. On the left there is a cloakroom and then a door to the spacious modern fitted kitchen. This is extremely well fitted with a glass hob (4 electric hot plates) and extractor, double sinks, dishwasher, wall mounted oven and separate grill, microwave and coffee machine, fridge with separate 3 drawer freezer beneath, a washing machine and all the usual equipment for 8 people. At the far end there is a back door to a clothes drying patio, with the hot water boiler cupboard. There is also a door to the dining room and another to an office/workroom, which has a tumble drier as well as a desk and also a sliding glass door to the side terrace.

Back in the hall; straight ahead are double glass panelled doors to the large sitting room. This comfortable room has a slow burning log fire and wide sliding glass doors to the part covered terrace overlooking the swimming pool. This terrace is furnished with comfortable chairs and tables for relaxing in the shade. There is a wide arch way dividing the dining area from the sitting one and it has a large table and chairs for 10 people and sliding glass doors to the front terrace. There are also glass doors to the side terrace where there is another large table and chairs for outside meals. There is a television room off the sitting room where there is a TV, with a box to receive BBC and ITV via the internet; there is a DVD and an iPod docking station and a sofa bed for one to two extra guests (on request at extra cost).

In the hall again and to the right is a tiled staircase leading up to the galleried landing. Upstairs, on the right is a large double bedroom with bathroom en suite (tub with hand shower, separate large shower unit, double basins, bidet and loo) There is a walk-in dressing room off this bedroom and sliding glass doors to the upper terrace that goes all along the pool side of the house, widening at both ends into sitting areas. Next on the landing is a further large twin bedroom with its bathroom en suite (tub with hand shower, double basins, loo and bidet.) and French doors to the terrace.

Alongside the staircase on the ground floor is a short corridor to two double bedrooms, one with double bed and the other with twins. Both these good sized rooms have a shower room en suite (fitted shower, basin and loo). One of these bedrooms has glass doors to the lawn and the other a window to the garden at the side of the villa. All the bedrooms have fitted cupboards and air-conditioning and the bathrooms have heated towel rails.

The house is surrounded by a pleasant landscaped garden with a large area of lawn and attractive regional plants and shrubs. There is a built-in barbecue with fitted cupboards, including a small fridge, alongside the swimming pool. There is a shower, basin and loo at the side of the pool filter house. The pebbled swimming pool is an irregular shape (but probably more than 10 x 5 metres) and with the beach entrance and salt treatment (see above) is particularly attractive. It is heated by a heat exchange unit from 24th March to 15th June and from 01st September to 3rd November. This may also be used in High and Peak seasons at extra cost. There is a child protection net cover for the pool, which can be used if required.


The self catering villa has been inspected by the local Câmara and is confirmed as having the facilities for their «5216/AL» certification (Alojamento Local = Local Accommodation).
The house is connected to mains water and electricity.
There is an external gas hot water storage heater for both the bathrooms and the central heating radiators, which are in all the main rooms.
The house has individual air-conditioning/heating units in all the rooms except for the bathrooms, office, television room and kitchen; it is included from 16/06-31/08/2018. From 24/3-15/06/2018 and from 01/09-02/11/2018 it is an extra £120 a week.
The TV receives BBC and ITV via a special internet box. However, if you use iPads and other Wi-Fi devices
at the same time as the TV the picture maybe erratic. There is a DVD and a CD player so do bring your own DVDs and CDs. There is an iPod docking station.
There is an outdoor table tennis table.
There is a small fitted safe for cash and passports (But please don’t bring any valuables)
There is a security alarm connected to a 24/7 help line.
There is an electrical smoke alarm system installed throughout the villa.
There is a telephone with restricted use for incoming calls, very local calls and the emergency number- 112.
Connection to the internet: The self catering villa is connected to a broadband/ Wi-Fi service through the telephone line. But please note that only limited downloads are included, no films or music etc.
Special baby equipment: There is a travel cot, stair gate, changing mat and toddlers loo seat available on request.
A Hair Dryer is provided.
A Folding bed is available at extra cost of £80 per week. The sofa bed is an extra of £60 for 1 person and £80 for 2 people per week.
There is a built-in charcoal barbecue.
Pool cover. There is a net safety cover for the pool. It is the responsibility of each visitor to ensure the safety of non-swimmers. The pool cover should be used at all times when youngsters are not being supervised; even swimmers can get into trouble. Pool towels are provided.
Pool heating by heat exchange unit is included from 24/03-15/06/2018 and from 01/09-02/11/2018. If required it is an extra £110 per week from 16/06-31/8/2018 and £85 for a preheat week in any season if clients are not using it in the previous week.
The maid comes for 3-4 hours 2-3 times a week, according to the numbers in the villa.
The pool and garden are maintained weekly. The gardeners may come for a further visit in very hot weather to check the irrigation.
There is a car port for one car and further off-street parking for 2 cars. A car is essential.
