Overview
Description
This exceptional Andalusian villa is in a truly spectacular coastal setting at the end of a quiet cul de sac on a plot of 2500m2 with no immediate neighbours. It is hard to imagine a nicer location for those who like to be close to the sea. Looking east along the rocky coastline from inside and outside there are no other villas to be seen between Las Rocas and the historic castle dominating Salobreña in the distance. Looking west it’s much the same, just no castle!Las Rocas is now back on the holiday rentals market having recently been the subject of a major renovation and extension project . The owners have retained the old timber beams and high vaulted ceilings of the original traditional villa whilst adding much additional space and all mod cons in a sympathetic manner.
From the parking area at the end of the road there are a few steps up to the front entrance door. Within the spacious entrance hall is a door opening into the upstairs cloakroom with wc and basin and another opening onto the front terrace area. Passing through the entrance hall the sitting room has fabulous views south to the sea and also, via a wide elliptical arch, great views through the kitchen dining room along the coast to Salobreña castle. The kitchen dining room itself has those same views but even more so and it’s not hard to imagine being in the dining room of a Mediterranean cruise ship when dining inside. The new kitchen has a Miele oven and microwave, Bora downdraft induction hob, a Liebherr fridge freezer and Miele self dosing dishwasher. Behind the kitchen is a utility room with a second Liebherr fridge freezer. Miele self dosing washing machine and Miele tumble drier. Drinking water is available in the kitchen via a reverse osmosis water purifier.
There’s an extensive wrap around terrace to the south and east of these principal living rooms which also extends further eastwards to the alfresco dining and outdoor kitchen / barbecue areas, just a few paces away from the main kitchen. The barbecue is a gas-fired "Outdoor Chef", and as well as cooking all the usual barbecue fare, the "Outdoor Chef" can produce excellent paella, stir fry, roast joints and even pizzas! If outdoor living in a special waterside location attracts you it would be hard to find a more appealing place to unwind and get away from the stresses of modern day living.
The bedrooms are on the lower floor approached internally via a curved staircase leading off the entrance hall. There are 4 bedrooms all with great sea views and each with own bathroom or shower room, 3 are ensuite and the 4th twin bedded room has a family bathroom directly alongside with bath and shower. The other 3 bedrooms have super king size double beds and by prior arrangement one of them can be arranged as a twin. All mattresses are very comfortable and all bedrooms have built in wardrobes. The bedrooms all have patio doors that open onto the pool terrace.
An external staircase connects the pool terrace with the upper terrace area by the kitchen and alfresco dining area. There’s a hot and cold outdoor shower by the pool, a fine place for that early morning shower whilst taking in those great sea views over the pool.
The pool itself is just wonderful, there can’t be many places where an infinity pool works so well and, just as a precaution, there’s an out of sight safety catcher below the infinity edge. The owners have young grandchildren! The pool has 3 generous steps for easy access providing a great spot to sit and relax taking in the fabulous views over the sea to Salobreña castle.
There are numerous open private terraces for sun lovers and, having lived in the south of Spain for many years, the owners have also given much attention to shade for summer comfort. A covered wooden pergola gives shade over the alfresco dining area and another covers the outdoor lounging area. Three motorised sunshades, including a huge one by the pool, provide more protection from the summer sun whenever required. Inside there is air conditioning throughout. The large double-glazed windows all have a highly efficient selective coating to reflect the sun’s rays and the roofs all have double the amount of insulation recommended by the architect. Every effort has been made to make Las Rocas comfortable for summer living both inside and outside! And to help both the occupants and the environment further there are 25 pv solar panels and two 10Kwh batteries. The pool also has a solar collector for winter use.
Sometimes dolphins can be seen playing in the sea below. The water is usually clear and from the terraces, in calm conditions, it is possible to see the fish and other sea-life that inhabits this undisturbed underwater nature park. Occasionally, local fisherman do scramble along the rocks from further along the coast to fish for bass, bream, pargo and the many other fish that seem to like this particular spot.
Las Rocas is very well equipped for a self catering villa holiday as it is also the owners' home for much of the year, not just another holiday villa. It’s a great place to relax and enjoy the this fabulous location. No road traffic noise, just the sound of the waves and sea birds! Ideal for families wanting to get away from it all. But if you do still have to stay in contact with work or home then there is broadband wifi throughout the villa and for leisure a 65” LG oled smart TV to watch your favourite programs on.
Once you have had your fill of relaxing at home and perhaps fancy getting out and about a bit, Las Rocas is close enough to local beaches and local bars and seafood restaurants for you to enjoy a traffic free scenic coastal walk to La Caleta,1.9kms (where the local bakery and a couple of bar/restaurants can be found ) or La Guardia, 2.4kms, (authentic local seafood restaurant by the beach) or even to the main beach of Salobreña, 3kms, where the excellent La Bahia restaurant can be found as well as many others. After a sumptuous lunch, if you don’t fancy the walk back, local taxis are very reasonable.
For anyone wanting to explore the local area further the owners have prepared a few inland car touring routes along quiet tarmacked roads into the foothills of the nearby Sierra Nevada, mainland Spain’s highest mountains. Known locally as Las Alpujarras, it’s the fascinating area where the Moors settled after they were kicked out of Granada by the Catholics in the late 15th century. Nowadays much still remains of the Moors’ industrious past including their ingenious system for distributing the snow melt water from the mountains throughout Las Alpujarras via the “acequias” that are still today the life blood of the pretty villages there. Each tour includes a recommended lunch stop!
Salobreña and the rest of this coastal area has a true microclimate courtesy of the .nearby Sierra Nevada mountains. Known locally as the “Costa Tropical de Granada” it really is quite a lot cooler here in summer and the reverse in winter compared with the Costa del Sol just along the coast. The evidence can be seen in the fruits they grow here including chirimoya, avacados, papayas and mangos. Until a few years ago the coastal plain surrounding Salobreña was a mass of sugar cane with the last working sugar factory in nearby La Caleta. The owners of the sugar factory still produce rum at the nearby “Ron Bermudez” factory where they welcome visitors for tours and tastings!
Kindly note:
1) Las Rocas is situated in a small, peaceful residential area where most of the owners are retired full time residents enjoying the quiet life. LAS ROCAS IS NOT SUITABLE FOR GROUPS OF YOUNG ADULTS LOOKING FOR A PARTY HOUSE!
2) Check in / check out day is usually Friday but we can sometimes be flexible.
About the owners: Mike and Margaret Lingwood have a long history of offering their villas in Salobreña for holiday rentals and are now offering the newly renovated Las Rocas for the first time. They moved to Salobreña in 1988 with their 3 young daughters, are now retired and have just this one villa where they live for much of the year. They have a campervan and spend the summers touring and visiting family and friends elsewhere and are happy to offer their home for others to enjoy while they are away. Upon their return they always think how lucky they were to have discovered Salobreña all those years ago.
There is currently only 1 review as Las Rocas has only recently come back onto the rentals market following a major renovation and extension project.

Leave ReviewAmazing house after renovation
By Gerhard on 02-May-2025Before the renovation we have been in this house twice. It was already beautiful then but now it is absolutely fantastic. We were the first tenants after the renovation. Everything was complete, the beds are wonderful, the kitchen is great, the pool is wonderfully heated, the terrace is large and you can have breakfast, lunch or dinner in different places. In other words, "a little paradise". For us the best place we've ever rentet.
