This popular, well-built villa is set on a hillside in the award winning golf and leisure resort of Santo António Villas, formerly Parque da Floresta. It is on 2 floors to take advantage of the spectacular panoramic views which extend along the coastline to the villages of Luz and Burgau to the east and Salema and Figueira to the west and the sea in the distance. The property is in a great position; it is part of the Santo António Resort which offers splendid facilities for activities including golf, tennis courts, a well-equipped gym, a beauty spa offering many treatments, a bar and a couple of restaurants. A children’s club is usually available in the holiday seasons when there are sufficient to make a group. Horse riding is available at stables about 15-minute drive away. Cycle and car hire can also be arranged at reception.
Guests staying at the villa are often able to claim discounts on golf. These discounts are not available when certain other promotions are in force. To claim the discount the guests will need a letter of introduction from the owner, a copy of which will be available in the villa at the beginning of your stay. Usage of the course may be restricted during tournaments or golf festivals such as the ‘Autumn Festival’ (late September). The local village of Budens with a large Intermarché general supermarket and some cafés is only a short distance away.
The nearest beach of Praia da Salema is only a 5 minutes drive away but there are many more, e.g. Boca do Rio, Zavial and Ingrina are just a little further on. The small town of Vila do Bispo, with a Lidl store, bank and chemist is a 15-minute drive and from here you can turn to either the wilder West Coast beaches or to Sagres and the famous Cape St Vincent.
This attractive, sunny villa was built some 10 years ago and has had only one caring owner. Comfortably furnished for the family it is not simply a holiday villa and also offers air conditioned bedrooms and sitting and dining areas. Good use has been made of the terraces which are well equipped for outside living, including armchair seating and dining table and chairs on the lower pool terrace. The terraced gardens are a particularly attractive feature.
The lovely blue rectangular swimming pool with a flowing affinity side is set in a terrace on the lower bedroom level. The pool is heated by a heat pump and has a cover on a roller to help retain the warmth.
Please note the villa is non-smoking. Smokers may only smoke outside.
The ACCOMMODATION is on 2 levels and is for 6 people
The access road is a cul-de-sac and has road side parking and an off road parking space for one car, next to the front door on the upper level.
The front door opens into a tiled hallway. Ahead double glass-panelled doors open into the sitting/dining room, to the right there is a cloakroom and to the left stairs curl down to the bedroom level.
From the hall you enter the open plan dining-room, furnished with large cream table and 8 chairs, from which there are great views through the French doors that open onto the upper terrace.
To the left of the dining area is the comfortable sitting room, which has 2 large sofas as well as an armchair, a log burning stove and the wide screen TV. The special feature of this room is the very large picture window with fantastic countryside views. French doors also open onto the upper terrace, which curves along the front of the villa past the dining room to the barbecue/kitchen terrace. Here the terrace opens out to accommodate a large table and chairs, and there is a built-in charcoal barbecue, a small fitted sink and doors into the kitchen. There is an exterior staircase from this terrace leading down to the pool area. Both the dining and sitting areas have an efficient air conditioning system.
There is a small open archway from the dining room into the good sized kitchen. The access to the barbecue terrace is on the left and on the right a counter divides the actual kitchen. Well equipped with all you should need for your holiday the kitchen includes a large fitted fridge, a separate small deep freeze section, a ceramic hob with 4 hot zones, an electric oven, a dishwasher, a microwave, as well as the usual kettle, toaster, and a Nespresso coffee machine etc. There is a laundry room off the kitchen with washing machine, dryer and another large refrigerator. This opens onto a small terrace equipped with another table and chairs and a clothes drying area. At the side there is a storage area where utility cupboards are located.
Down the stairs from the hall are wide arched windows from which to admire more of the view. Then there is the long bedroom corridor. First on the left is the main double bedroom, with Super King bed, an attractive cream and wine coloured room with large en suite bath and shower room. The latter has a bath tub with hand shower, a large walk-in shower cubicle/ unit as well as double basins, bidet, and loo. The next on the left is a twin, blue and cream bedroom with a shower room en suite (with shower unit, basin and loo). At the end of the corridor is the green bedroom, with twin beds and a shower room en suite (with shower unit, basin and loo). There is room for cots or child beds if more sleeping space is required. (a maximum of 2).
All the bedrooms have large mirror fronted fitted wardrobes, air conditioning and French doors to the pool terrace. All the bathrooms have heated towel radiators.
The access to the swimming pool terrace is either from the bedrooms or from the upper barbecue terrace. The pool terrace has 4 exterior armchairs and a coffee table, a further dining table and 6 chairs as well as 4 sunbeds and 2 recliners making it most attractive for outside relaxation. The beautiful pool is 9 x 4 metres, and goes from 1.5 – 2.5 metres deep, with built-in steps at the shallow end. It is heated by a heat exchange unit and has a bubble cover on a roller important to use at night or on windy days to help retain the warmth. The pool heating is included in the months of April – October.
The villa has been inspected by the local Câmara and is confirmed as having the facilities for their national registration certification nº 26346/AL (Alojamento Local = Local Accommodation).
There are air conditioning units in all bedrooms and the sitting and dining room areas. The charge for this is £80 a week for the additional electricity which is extremely expensive here.
The villa is connected to mains electricity and water.
Domestic hot water is supplied by an electric water storage heater located in one of the utility cupboards outside the kitchen.
There is Wi-Fi available. There is good reception for mobile phones.
The TV system supplies over 300 channels and ability to play box sets, also includes access to all UK channels and a catch up on most of them.
There is a small safe for your cash and passports (but please do not bring any valuables).
The Nespresso coffee machine capsules can be bought in most super/hypermarkets.
There is a built-in charcoal Barbecue beside the kitchen on the upper terrace.
The pool is heated by a heat exchange unit and there is a pool cover on a support roller. The cost of pool heating is included in the rent except in the winter time, when it will only be connected by special arrangement. A pre-heat week costs £100 if the villa is not occupied before your holiday. There is a weekly pool maintenance service.

For visits of 2 or more weeks -at the end of each full week there is a clean through and the bed linen and towels will be changed. In the case of a 10-day let then there will be a brief mid-stay clean and towels will be changed if required but the bed linen will not.
Beach/pool towels are provided.
A Hair dryer is provided.
There is a regular garden service.
