A This attractive end of terrace villa is positioned in a quiet cul-de-sac on a small development in Ferragudo and overlooks open countryside with views to the Monchique hills. Ferragudo is a charming old fishing village situated on the eastern side of the river Arade opposite the well-known resort of Praia da Rocha and the market town and marina of Portimão. Ferragudo offers everything for a relaxing holiday and has an historic central square and quaint cobbled alleyways. The village is very well positioned for shopping, golf, tennis, soft sand beaches and other places of interest and activities.
There is a paved footpath from the villa that offers a short cut down to the village road with cafés, various eateries a general store all less than a 5 minutes walk. A couple of minutes further along the village is the central square where you will find an ATM as well as many bars and restaurants. The lovely sand beach of Praia Grande is 1klm away, so perhaps a 15 minute walk for adults: but the hill is not very advisable with a push chair and kids as the beach road has a very narrow pavement so we do recommend a hired car for very young families.

The property is completely fenced and gated and enjoys a large well tended mature garden. There are lovely views to the Monchique hills in the distance. The villa has a beautiful blue tiled heated swimming pool.

The villa is attractively and comfortably furnished and boasts some extras for visitors like air conditioning, pool heating, Wi-Fi reception, fitted mosquito nets and electric shutters. There are sun-beds with umbrellas and outside tables and chairs for 6 people.

ACCOMMODATION FOR 4 – on 2 floors

The entrance door opens into an open plan tiled hallway. On the right is good sized sitting/dining room, a pleasant room divided into sitting and dining areas. The dining end has a dining table and chairs for 6, a shelf unit with CD player, and a sliding French door to the side garden. The sitting room end has two comfortable sofas, a satellite television, a DVD and similar sliding doors to the side garden- nearest the pool.
Ahead from the hall is a door to the well fitted kitchen, with modern units and a good-sized fridge/freezer, an electric, glass topped, 4 ringed hob, electric oven, a microwave and the usual equipment for holiday living. Here is a storage cupboard for the iron, ironing board and cleaning equipment. There is a back door to the garden where there is an outside shower and a cupboard containing the gas hot water heating unit. There is a built-in charcoal barbecue nearby in the garden.
On the left of the hall is a short corridor. First is the marble staircase up to the first floor, next a locked door to the owners store room and at the end there is a shower room (shower, basin and loo).
Up the stairs there is a landing. Ahead is a good sized full bathroom, with a walk in shower, a basin and loo.
Either side are the 2 double bedrooms. The main bedroom on the right has a Queen size double bed and sliding french doors to a private terrace. The bedroom on the left is smaller with twin beds normally set together though made up separately but they can be set slightly apart on request and has a small balcony overlooking the garden. Both bedrooms have large fitted cupboards, air conditioning/heating units and mosquito nets. There is a further door on the landing to another part covered terrace.

The villa has been inspected by the local Câmara and is confirmed as having the facilities for their «AL» certification 18722/AL (Alojamento Local = Local Accommodation)

The villa is connected to mains, electricity and water.
Bottled gas is delivered, stored outside and piped to the villa for use in water heating.
The water is heated by a gas fired boiler situated in a cupboard on the outside of the villa.
There are individually controlled air-conditioning units in all the bedrooms and the sitting/dining room. There is an extra payment of £75 per week for their use. The remote controls will only be left out if this facility has been booked and paid for in advance. These units can also be used as heaters in the winter time at a rate to be arranged.
There are sliding mosquito screens and electrically controlled shutters and on both bedrooms and sitting-room windows.
The satellite TV is connected via a special internet box to BBC and ITV and several other English speaking channels as well as the radio. There is a DVD player and CD player. Bring your own DVDs (and CDs?).
There is a telephone for incoming calls and restricted local calls. Wi-Fi internet access is available but please note that using iPads etc. at the same time as the television may cause the picture to break up.
The house is fitted with a security alarm.
There is a small safe for your cash and passports (but please do not bring any valuables).
There is an electrical smoke alarm system installed in the villa.
There are stair gates for both the top and bottom of the stairs.
There is a built-in charcoal Barbecue.
The pool is 8 x 4 metres and 1.5 m deep. It is filtered and has metal steps at one end. It is cleaned by a service company once a week. The pool has a bubble cover on a roller which if used in the day when the pool is not in use the sun will heat the water beneath the cover and if used at night will help retain the warmth. To heat the pool by the heat pump there is an extra charge of £80 a week. This must be ordered and paid for in advance. To ensure the pool is warm enough for your arrival a preheat is recommended and will cost £70 (if the previous visitors have also paid for it then that will not be necessary).
There is a maid cleaning service once a week; and the bed-linen and towels will be changed after each full week during her visit.
There is a garden maintenance service, which comes once a week. There is an automatic irrigation system.
There is off street parking within the villa gates.
A rent deposit of 25% is required on booking. The rent balance is due 8 weeks before the start of your holiday.
A damage deposit of £300 is also required.
