Located in a small Hampshire town on the edge of the beautiful New Forest and just over a mile from the stunning South Coast beach and clifftops of Barton on Sea.
Perfect for families with children and grandparents, small groups of friends, or just the 2 of you using the ground floor master ensuite bedroom.
3 bedrooms sleeping up to 6 plus one under 2 in cot.
Ground floor master ensuite, further king and twin bedrooms; the cottage is set out over two floors.
Ground floor accommodation includes spacious lounge, open plan kitchen/dining/utility, a kingsize master suite with bathroom, and a cloakroom.
Upstairs are spacious king size and twin bedrooms, together with a bathroom with separate shower area.
We welcome 3 dogs and have a fully enclosed suntrap 6ft fenced garden with 2 seating areas for outside dining.
New Forest woodland walks are just a few miles away amongst the ponies and donkeys.
Our nearest beach is a 5 minute drive with clifftop free parking or 40 minutes walk with stunning clifftop views of the Needles on the Isle of Wight.
Located in a quiet road in New Milton, the town centre is a 10 minute stroll; or why not jump in the car to nearby historic Lymington, Lyndhurst or Christchurch for lots of those boutique shops and eateries that we all love.
Entrance Hallway
As you enter the hallway, all ground floor access is from here. Separate downstairs cloakroom. A storage cupboard in the hallway houses the ironing board, highchair and larger games. The hallway has laminated wood flooring. Stairs leading to the first floor.
Kitchen and Dining Area
Open plan fully fitted kitchen with range cooker, dishwasher, fridge/freezer, microwave, Tassimo Coffee machine, toaster, steamer and slow cooker. Washing machine is located in the adjacent utility area. Ample crockery, cutlery and cookware is provided. Breakfast bar provides seating for 3 people. The adjacent dining area has seating for 6 people. The dining area has laminated wood flooring and kitchen is tiled.
Living Room
The cottage has a large and airy carpeted living room due to double aspect windows and patio doors which open onto the patio terrace. Sofa seating for 5 plus 2 comfortable chairs and foot stool. Electric Fire. Technology includes a large Samsung digital TV with Virgin TV and Wifi with Netflix available for your login. DVD player, Sandstrom Speaker. A large assortment of DVDs, games, toys and books for all ages are provided.
Bedrooms
Bedroom 1: Ground Floor Master with Kingsize bed. Ensuite - bath with separate one step-in shower. Suitable for people with limited mobility.
Bedroom 2: First Floor with Kingsize bed & built in wardrobes.
Bedroom 3: First Floor Twin Bedroom & built in wardrobe.
All 3 bedrooms have Smart TVs.
Bathrooms
Ground Floor: Ensuite with bath, separate power shower, toilet and full size sink for the master bedroom.
First floor: Bathroom with a large bath, toilet and separate power shower.
Garden
The rear garden is fully enclosed with 6 foot fences and gated. Two tabled seating areas for garden dining, and a lawned area with pretty pergola and bench.
Parking
Driveway parking for 1 car. Roadside parking directly outside the house also available.
The New Forest
The New Forest National Park is just a few miles from the cottage where you can meet ponies, cows, donkeys, deer and pigs throughout the year, see the tall trees and experience walks through the colourful heather. Within the park are the picturesque and charming towns and villages of Lymington, Lyndhurst, Brockenhurst, Beaulieu and Burley providing shops, eateries and public houses.
The Beaches
The cottage is just over a mile from Barton on Sea clifftop and beach - gorgeous walks with magnificent views overlooking the Needles on the Isle of Wight - dogs allowed off lead all year.
A few miles to the west is Avon Beach & Mudeford Quay - park up and walk the promenade from Steamer Point to Mudeford Quay - enjoy a coffee at one of the cafes - take the foot ferry to the Spit and wander among the famous beach huts. Crab off the quay with the equipment supplied in our garage.
A few miles to the east - Milford on Sea beach - walk the shingle beach along the spit to the lighthouse and Hurst Castle.
