McArthur Manor is an exclusive use Scottish Manor in Blairgowrie, Perthshire, created for organised group stays where being together properly matters.This is not simply a large house to rent, nor is it a package led venue built around fixed formulas. The Manor sits in its own category between a luxury rental property and a private hotel venue, capable of hosting meaningful shared experiences under one roof. It is best suited to groups looking for something more personal, flexible, and thoughtfully run than a standard hotel or holiday rental.
Sleeping up to 33 guests, plus additional children, across 15 en-suite bedrooms, McArthur Manor is booked on an exclusive use basis, meaning the entire property is reserved solely for your group. That privacy is one part of what makes the stay special. The other is that the house has been shaped specifically around how groups actually want to spend time together.
Many large properties offer a good first impression, but once guests arrive, the reality can be fragmented. People end up split across drawing rooms, dining spaces, bars, and corners of the house that were never truly designed to hold a large group in one shared rhythm. McArthur Manor, however, is different. It has been built around the experience of gathering.
At the heart of the property is the McArthur Pavilion, a very large dedicated social and event space that transforms how the Manor works. This is not just an added function room. It is the architectural core of the group experience. Large enough to bring everyone together with ease, the Pavilion allows for meals, meetings, karaoke, screenings, games, celebrations, presentations, and late evenings to unfold naturally in one place rather than scattering the group across separate rooms.
The Pavilion combines scale with atmosphere in equal measure. Surrounded by 36 windows, walnut panelling, and with thousands of fairy lights woven through the space, it feels both impressive and warm.

The 4pm check out is one of the features guests value most once they experience it. Most large group properties bring the stay to an end in the late morning, which often means rushed packing, fragmented departures, and losing the final day to logistics. At McArthur Manor, departure still feels like part of the stay. There is time for one final late lunch, a slower morning, and a much more relaxed journey home. Following a merry night of fun, this late departure is especially important specially for those driving, meaning everyone will be legal for the trip home. The Manor resides in the town of Blairgowrie, Perthshire, in a setting that feels private and scenic while still being straightforward to reach, with plenty shops and eateries in walking distance. Positioned on the edge of the Highlands, it gives groups the feeling of having properly arrived somewhere without being cut off from practical amenities or transport routes.
The property has off street parking for up to 20 cars on site, along with an electric vehicle charger. We’re situated close to the A9 (Backbone transport link of Scotland) for ease of travelling around Scotland.
Edinburgh Airport is around 1 hour and 10 minutes away by car, making the Manor accessible for both UK and international groups. We are also happy to assist with onward travel planning and airport transfers where needed.
Despite its private setting, the town centre of Blairgowrie is only around a 10 minute walk away. This is particularly useful for group stays, as the town offers independent local shops, eateries, takeaway restaurants, and a larger Tesco supermarket for practical supplies during the visit. There is also a large hotel as well as smaller boutique accommodations in the town for accommodating any additional group members that exceed our sleeping capacity.
The wider area makes the Manor a strong base for both relaxed and activity led stays. Nearby options include castles, distilleries, golf courses, water sports, Highland scenery, and walking routes. We have also created our own suggested local walks for guests who want to explore the local area on foot.
Booking Policy
McArthur Manor is booked on an exclusive use basis, with the entire property reserved solely for your group.
All accommodation pricing includes VAT, which can be a meaningful advantage for eligible business bookings.
Payment Schedule
To confirm a booking, an initial payment of 25% of the accommodation fee is required.
The remaining 75% balance, together with any agreed additional services, is due three calendar months before arrival.
All payments must be received in full before access to the property is granted.
In certain circumstances, alternative payment arrangements may be agreed at the discretion of McArthur Manor.
Cancellation and Postponement
Because the Manor operates on an exclusive use basis, once a booking is confirmed the property is reserved solely for your group and removed from the market.
Postponement
Bookings may be postponed to alternative dates, subject to availability.
• A minimum of three calendar months’ notice is required to transfer a booking without penalty
• Transfers are limited to one occasion per booking
• All payments made will be carried forward to the new dates
Please note that transfers to a future calendar year, or to the peak periods of Christmas and New Year, may be subject to a price adjustment in line with current rates.
Postponement requests made within three months of arrival may not be accepted.
Cooling Off Period
You are entitled to a full refund of all payments made within 14 days of the initial payment, provided that the check in date is more than 28 days from the date of booking.

House was perfect for us, 3 night stay.
By Colin Bruce on 15-Apr-2026We rented MacArthur Manor to celebrate a number of “big” birthdays plus welcome two new members to the extended family. 21 Adults, 6 children and 2 babies. House was perfect for us, 3 night stay. Nicholas was very easy to deal with regarding the booking, nothing was too much trouble. They can cater for everything through to fully catered and provision of bar staff Katie did a great job of welcoming us and made sure we had all the information we needed and showed us round the house. Commercial kitchen is extremely well kitted out, everything well placed so preparing the meals was a doddle. All rooms have ensuite facilities which made allocating rooms very easy. The house is a 10 min walk into Blairgowrie town centre and there are loads of things to see and do in the area. We all had a great time and thoroughly recommend MacArthur Manor for a family event/weekend/week/wedding or a company event.

We were blown away with the house, the staff, the facilities, and Nicholas! Such an amazing host, couldn’t have been more helpful. The staff were also so friendly and accommodating. We had the best weekend with our family and friends, and this place made it even more special. The rooms were clean and fresh, comfy beds and nice bathrooms. We were comfortable and cosy (with all the fires lit) - a wonderful large dance area, cosy seating areas, fantastic and plentiful supplies and facilities for self-catering (we employed a local caterer for the evening meals), and in a beautiful area for walking and cycling during the day. 40th birthday at McArthur Manor

We had a bit of hybrid between catered and self catered so a lot of organising was put into the event. Nicholas and his team during this process were always willing and available to give suggestions and guidance until we firmed up all our plans. The event was Friday - Monday with staff helping us with breakfast and meals and for the main event on the Saturday really pulled out all the stops to lay on a fantastic meal followed by drinks and cocktail service. I have to say that all staff were fantastic and very accommodation to all our needs during our stay making a truly special occasion. A special shout out goes to Nicholas, Andy and Pauline who were on hand constantly throughout our stay. There were others that I never really had the chance to chat to but an extended thanks goes to all! The house was clean, tidy, homely, and for an old building well maintained! Being a dog lover the addition of dog friendly rooms and having those 4 legged friends along to join the occasion was superb! Feedback from our group was all positive. In fact there is talk of some follow up events being organised here in the future, if Nicholas and his team will have us of course. Thanks Team!
