As you arrive by car via Langrigge Park The Lookout Lodge is unassuming but once inside you will see why we called it The Lookout Lodge! Even in the Lake District houses with “lake views” are in very short supply. There are not many properties, particularly in Bowness on Windermere, from where you can enjoy an outlook like this!
The Lookout Lodge is elevated above Bowness village a short distance from the shores of Lake Windermere and the village centre. The property is cleverly designed to make the most of its position.
The crowning jewel of the property is perhaps the roof top terrace!
As the house is built into the hillside the upper floor (which is the ground floor from the driveway but first floor at the rear) comprises of the living accommodation.
The first floor includes is a large lounge which features a real log burning stove. Due to the elevation, the lounge enjoys a fantastic lake view from the south west facing bi-fold doors. These give access to the roof top terrace. The large south facing window of the lounge provides views across the leafy outlying areas of the village and the lower slopes of Brant Fell. The lounge has large leather sofas and a real oak floor.
The kitchen and dining area is modern and features a range style electric oven with gas hob. In keeping with the local areas the floor is finished in slate. All the usual facilities are provided including a dishwasher, fridge freezer and microwave etc. The room enjoys a lake view and provides access to the roof terrace via south facing patio doors. Whilst enjoying breakfast in the dining area can watch the early morning mist role off the lake.
The roof terrace itself is south west facing. You can enjoy fantastic lake views across Bowness Bay and Belle Isle towards Claife Heights beyond. In the evening the sun sets over Claife Heights to the west and so you can sit out on the terrace and enjoy the evening sun over a drink or perhaps dine out on the terrace whilst taking in the wonderful scenery. Throughout the day you can watch the steamers come and go from Bowness pier and the sail boats departing from the sailing club.
The lower floor is ground floor at the rear. This lower floor comprises of two double bedrooms, a twin room and a bunk room together with a family bathroom and separate shower room.
The larger bathroom has a WC, wash basin and a separate bath and shower cubical.
The smaller bathroom has a WC, wash basin and a shower cubical.
There is a third WC on the upper floor.
Both of the double bedrooms enjoy lake views.
The bunk room and twin room both have garden views.
Outside there is a secluded garden from where pedestrian access can be gained to Brantfell Road. From the garden gate it is approximately a 150 meter walk to the village centre and a further 100 meters to the lake shore. The location could not be more central!
We refer to the uphill side of the property (the Langrigge Park entrance) as the tradesman’s entrance. Here all the practicalities are taken care of: -
In Bowness village parking can be a real issue and many holiday lets in the village only have “on street” parking. We can offer “off street” parking for three cars on the private drive and so there are no worries on that score.
The Lookout Lodge has a garage where you can securely store your bikes or canoes etc.
The Lookout Lodge is double glazed throughout and has gas fired central heating which is instantly controllable and provides hot water on demand.
We can provide a travel cot and high chair at no extra cost.
Bedding is included in the price but please note that we do not provide towels.

Really enjoyed our stay here, fantastic location above the town. Lovely balcony to sit out on sunny days.
Great family accommodation in a perfect location

7 adults and our dog had a great week at the Lookout Lodge, and would definitely recommend it. The house is ideally located for access to the hill and to Bowness centre, both within 3-4 minutes walk, and is really well equipped. The external terrace is a real bonus, with amazing view, sun all day, and direct access from both lounge and kitchen.
Return visit is certainly on the cards

This property is light and airy and has a homely feel. The views are fantastic and the rooftop terrace would have been great weather permitting. The kitchen is modern and well equipped. Bowness is on your doorstep a couple of minutes walk away, and in the other direction fantastic walks, great for the dogs and us.

Well situated, clean and comfortable

This is a really lovely place to stay in Bowness-on-Windermere. The house has great views out to Lake Windermere. Access to the centre of Bowness is only a few minutes walk, where there are plenty of shops, cafes, pubs and eating places. It's also only a few minutes walk to Windermere boats for trips on the lake. The house is very well equipped, and is very much like a home from home. Although we stayed in January, many of the places that are open in the Summer are also open at this time of year. We thoroughly enjoyed our visit and would certainly stay here again.
Lovely property in an ideal location

A lovely, comfy home from home. The views were wonderful as was the location. The best accomodation we've stayed in, in the Lakes. Would recommend to anyone thinking of going to Bowness. We will definitely be booking again. Fabulous.

Would highly recommend this house, it's lovely and well kept, perfect for staying in a large group. In a really convenient location a short walk to local shops and restaurants. No complaints from me :)
Wonderfull stay in a comfortable property with a lake view.

We took the Lookout Lodge for a family get together that included adult children and partners.
Andrew the owner was extremely helpful at all stages of the process and replies promptly to any queries you have.
This house has a spectacular view to the lake from the sunny balcony, we had many breakfasts and dinners watching the boats sail up and down the lake, though we were spoiled by a week of dry and very hot weather thanks to this years heatwave. Lots of clear blue sky days and temperatures above 25 degrees.
The house is very clean and comfortable and has everything we needed for our stay. With the benefit of 2 full bathrooms each with a shower (and a separate WC upstairs) there was never any need to queue even at busy times.
Easy to find and with plenty space for parking (we had 2 cars but I think you could park 3). We used satnav to get there but Andrew gives easy to follow clear directions in the pack he sends out.
We loved how very quiet the house was and yet 4 mins down the hill (we timed it) there are shops , street cafes and pubs aplenty. The town just down the hill does get very busy but that just adds to the holiday atmosphere. Also just a short walk to the pier for the numerous on the water things to do (though that's a whole 5 minute walk).
Yes the hill back up is steep , but its short. Even with some shopping from the nearby supermarket we didn't find it a problem. You can always take the other way round past the park if you want a slightly longer but less steep way back to the house.
Going up the road from the house you can get to the top of Brant Fell in half an hour or so. We went up here several times to enjoy the views.
There is plenty to do within a short distance of the house, we enjoyed the boat trip down the lake to the Aquarium in particular. Ambleside in the other direction has some great places for lunch too (and don't miss a visit to the Rockshop).
We only used the internet for news and booking tickets for days out as with such good weather we didn't get round to trying any Netflix type streaming but it seemed to work fine (though backing up the endless photos that everyone was taking in the good weather to cloud storage was a little slow when we all came back together with smartphones full of new memories).
We had a great time and cant find a single thing to fault about this property, if (when) we return to Bowness this would be our first choice of where to stay.

The property is really lovely and the terrace is such a treat especially as the weather was absolutely scorching when we were there. The kitchen diner was great and we spent most of our time there and on the terrace.
The views from the terrace were fantastic but the only down side is that you have to go up a really steep hill to get to the back gate which is quicker than the front.
You are situated right in town so you can access everything within minutes. There is a lovely park/golf course which is great for a walk with the dogs before there daily adventures.
Very well planned out, clean and well equipped. Location fantastic.

Perfect holiday retreat. We stayed from 15th until 22nd June and enjoyed every moment, even in our couple of days of rain we still enjoyed the views from the balcony, kitchen and master bedroom. Leaving the back gate turning left for our daily walks with the dogs were stunning and views breathtaking. Evenings coming out from back gate and turning right down into Bowness to the bars and restaurants was very relaxing. Very good exercise for the legs on the journey home, but nothing a glass of wine on the balcony couldn’t sort out. Plenty of parking and amenities within walking and driving distance. We took our dogs back to their hometown of Patterdale which I can honestly say the journey in the car was Turely stunning with the water fails. Stopped at a beautiful pub called the Queens Head had their homemade pork pie and piccalilli washed down with a pint of pata ale the day couldn’t have got any better. I would also recommend the Drunken Duck at Ambleside, great food and drink after beautiful walks. Another recommendation for Bowness is Porto Restaurant had a lovely evening meal here for our anniversary. We will most definitely return to look out lodge for further visit without a doubt. I have already recommended to friends and family :). Many thanks to Andrew and family for sharing with us
A truly stunning location - thank you for a wonderful week! *

This property is truly fab! We had a lovely relaxing week here and would all definitely love to come back. The outside balcony provides stunning views across the lake and it is so peaceful to watch the boats going to and fro sailing. There is a large outdoor table and plenty of chairs - when the sun is out it bathes this area and it is perfect for sitting/eating out. The location is amazing, absolutely perfect, being literally 2 minutes into Bowness centre and two minutes up the hill to beautiful countryside on Brant Fell. We had seven in our party over three generations, from 11 to 78 years, and it worked very well for all of us. There is a small play park within easy walking distance from the house for families with young children and Bowness centre has a good selection of bars, restaurants and shops. The house is well equipped and very comfortable (good selection of games and toys for children/families). The owner Andrew was great to communicate with and keen to provide the best stay possible. A truly memorable week - thank you very much! =)

We have had a lovely week, a great place for two families to come together. Lots to do within walking distance and a lovely log burner to return home too.
By George A. on 25-Feb-2018
Property was ideally suited for walking into the town. We didn't use the car as there was sufficient walks etc. locally. Property was well equipped with plenty of space for the 5 adults in our party. Would definitely return again.
