Description
OverviewBarley Cottage is a 4* Gold rated, 3 bedroomed self catering flint cottage, located 2 minutes walk from the centre of Burnham Market. It sleeps 5/6 adults upstairs in 1 king, 1 double and 1 twin. Awarded the VisitEngland Rose Award in 2022 in recognition of service excellence.
The master bedroom has an en-suite with shower. There is a full bathroom with bath and separate shower on the ground floor. A fully fitted kitchen, dining area and lounge. Wi-Fi. It has a garden to the front and small patio area to the rear. The cottage is inspected yearly by VisitEngland.
(No Pets, hen or stag groups and non smoking).
The cottage is one of eight converted from the original Maltings building and its attractive flint and brick exterior is complemented by the exposed beams inside. In Summer the sun floods through the cottage and meals can be enjoyed outside, whilst in Winter it is warm and cosy indoors. There are night storage or electric heaters in all the rooms and in addition a log burner effect electric fire in the sitting room.
The cottage comfortably sleeps 5/6 in three bedrooms and it is well equipped and furnished. The cottage is registered with VisitEngland and is 4 Star Gold Rated.
Open plan living area
This area has double aspect windows and French doors.
Sitting Room
Two sofas and an armchair provide comfortable seating. A bookcase with selection of books, local maps and information, coffee tables, Smart TV, DVD player, bluetooth sound bar, together with a selection of CDs and DVDs are all there for your entertainment.
Dining
If you are enjoying a home cooked meal the large table seats 6 people and affords plenty of space to sample the fresh local produce and delicacies that can be bought in the village.
Kitchen
The kitchen is fully fitted with a ceramic hob electric cooker, microwave, fridge/freezer and dishwasher. The kitchen is very well equipped with china, cutlery, cooking equipment, cafetiere, electric kettle and toaster.
Entrance Hall/Utility Area
Enter through the stable front door where the entrance hall has plenty of space for coats and walking boots. There is a laundry cupboard housing both the washing machine and tumble dryer and another housing the immersion heater. The main bathroom also leads off of here.
Bathroom
The main bathroom is on the ground floor. It comprises a full suite – bath, with a shower attachment, separate corner shower enclosure with power shower, large wash basin, shaver point and WC. The floor is slate tiled.
Master Bedroom
This large room has two dormer windows overlooking the garden and Maltings green and catches the early morning sun. It has a 5′ king size bed, an antique style wardrobe, chest of drawers and bedside units. There is a wall mounted smart TV.
En-suite Bathroom
Leading off of the main Bedroom has a walk-in electric shower, wash basin and WC.
Bedroom 2
Double size bed, antique style wardrobe, chest of drawers and bedside units.
Bedroom 3
Two single adult size divan beds, pine chest of drawers and hanging spaces. Perfect for one adult or two younger people as one bed is beneath the sloping eaves.
All the bedrooms are built into the roof space and therefore have beams and sloping rooflines to add to their character. The 2nd and 3rd bedrooms have Velux windows with views to the back of the cottage and fields beyond. All the beds have duvets and two pillows per person. Linen and towels are provided and are included in the rental.
Garden
The main lawned garden is in the front of the cottage enclosed by a gate, fencing and mature shrub hedging providing privacy. There is a built-in brick barbecue.
The well screened shingled patio has a large garden dining table, sun umbrella and six chairs for al fresco dining. There is an informal seating area to relax, read or catch the sun on the patio and a bench and coffee table close to the barbecue.
The garden looks out onto the privately owned Maltings’ green with mature trees. Guests are very welcome to sit or play on this area whilst respecting that it is communally owned by all the Maltings cottages.
The small shingled back courtyard, accessed from the lounge, for pre dinner drinks or al fresco dining.. A bistro table, two chairs and bench as well as a washing line are located in the rear courtyard.
Parking
There are two allocated parking spaces for Barley Cottage (No. 3) at the end of the private drive in the large car park which is owned by the Maltings Cottages.

Great access to the North Norfolk coast and surrounded by excellent places to eat and drink. We especially rated The Victoria at Holkham, the Duck at Stanhoe and the White Horse at Brancaster Staithe (need to book at least a week ahead to get a table in the restaurant with a view of the sunset over the marshes) - Excellent communications with the hosts, Sue & Andrew, and everything we needed for a really pleasant break. We will be back I'm sure.
Wonderful place to stay, central to North Norfolk

Wonderful cosy cottage

Cosy and beautifully equipped with everything you could need for a great holiday, we loved seeing the village Christmas lights and admiring seasonal celebrations at various National Trust properties. The weather was erratic so it was always lovely to come “home” to our welcoming cottage.
A wonderful place to stay in North Norfolk

In the many years that we've rented holiday homes in the UK, we have never seen such a complete cottage, everything was there, we lacked nothing. The cottage is very quiet and yet only a few steps from the market place, with many nice shops and excellent food stores. We’ve made nice trips along the coast and beautiful walks, also from the cottage to the seaside and the weather was great. Lovely clean cottage in a great location
By Natalie McGann on 19-Aug-2024We booked a last minute stay at Barley Cottage. The owners sent us all the need to know information very promptly and were available if needed during our stay. The cottage was clean and the perfect size and location for our family trip. There is 2 good sized off road parking spaces. A gated well kept garden. The cottage is well equipped for self catering. Our kids were loving the park which is a 1 minute walk down the road. Us adults loved the local pub, coffee shop, book and clothes shops 3 minutes walk away. We have already recommended this cottage to others and will definitely be back!
Excellent Choice
By Annette Stansfield from Leeds on 16-May-2021We thoroughly enjoyed our stay in Barley Cottage which is ideally situated in a quiet street, very close to the centre of buzzy Burnham Market. The owners couldn’t have been more helpful in making sure the cottage suited our needs and encouraging us to discover the best of North Norfolk, on foot, by car and through eating excellent local fish and vegetables, mostly bought in the village. They have developed their own excellent website, brim-full of useful tips. The cottage is comfortable and welcoming, with a newly fitted and well-equipped kitchen. It has a well-planned garden with plenty of seating and scope for outdoor meals. It faces out onto a shared green, sheltered by silver birch so is not overlooked. An excellent choice for our first visit to Norfolk. We’d love to return!
