Situated in the picturesque village conservation area of Burnham Market, close to the beautiful North Norfolk Heritage Coast with its miles of soft sandy beaches. Barley Cottage is near the village green, yet in a peaceful backwater, it is just a few minutes walk from the local shops and restaurants, including ‘The Hoste’, making it the perfect venue for a relaxing holiday.
The cottage has been converted from the original Maltings building and its attractive flint and brick exterior is complimented by the wealth of exposed beams inside. In Summer the sun floods through the cottage and meals can be enjoyed outside, whilst in Winter it is warm and cosy indoors. There are night storage or electric heaters in all the rooms and in addition an electric fire in the sitting room. All electricity is included in the rental price.
The cottage comfortably sleeps 5/6 in three bedrooms and as this is our family’s holiday home, it is well equipped and furnished. The cottage is registered with Quality in Tourism and is 4 Star Gold Rated. We regret we are unable to accommodate pets and the cottage is non smoking.
The lounge is comfortably carpeted and has 2 sofas and 2 armchairs to seat all visitors. A bookcase with selection of books, local maps and information, coffee tables, T.V., digital recording box, DVD player, stereo system, iPod Dock, together with a selection of board games, CDs and DVDs - all there for your enjoyment. A FreeSat TV so you can reach your local or favourite TV and radio stations. The cottage has broadband wi-fi to 'keep in touch' if that busy life style demands it.
If you are enjoying a home cooked meal the large table seats 6/8 people and affords plenty of space to sample the fresh local produce and delicacies that can be bought in the village.
The kitchen has cream shaker units, brightly coloured wall tiles and ceramic tiled floor. The ceramic hob electric cooker, microwave, fridge, freezer, dishwasher, washing machine, and tumble dryer all make light work of any chores. The kitchen is very well equipped with china, cutlery, cooking equipment, cafetiere, electric kettle, toaster and sandwich maker.
The main bathroom is on the ground floor. It comprises a full white suite - bath, with a shower attachment, separate corner shower enclosure with power shower, large wash basin, shaver point and W.C. The floor is slate tiled.
Entered through the stable front door the ceramic tiled entrance hall has plenty of space for coats and walking boots. There is a cupboard housing both the washing machine and tumble dryer and another housing the immersion heater and airing cupboard. The main bathroom also leads off of here.
This large room has two dormer windows overlooking the garden and small green, and catches the early morning sun. It has a 5' king size bed, two antique style wardrobes, chest of drawers and bedside units. There is a wall mounted TV with FreeSat.

The Cottage is nestled in a peaceful, private backwater with its own sunny front garden catching the morning sun and overlooking the Maltings Cottages’ private green where guests can enjoy catching the last afternoon rays and the young at heart can play. Yet it is only a few minutes stroll from the vibrant atmosphere of the village green, shops and restaurants, making it the perfect venue for a convenient and relaxing holiday.
The cottage is in a row of eight terraced cottages, converted from the original ‘Maltings'. Drive through the 5-bar gate onto The Maltings’ private drive to access the cottage and Barley’s parking area for 2 cars in the Maltings’ courtyard car park.

The master has two dormer windows overlooking the garden and Maltings’ green. The 2nd and 3rd bedrooms have sloping rooflines with velux windows affording views to the back of the cottage and fields beyond. All beds have duvets and two pillows per person. Linen and towels are provided.
The open plan living area (sitting, dining and kitchen) has double aspect windows and French doors. The sitting area has 2 sofas and armchairs, coffee tables, flat screen free sat tv with digital recording box, DVD player, stereo and iPod dock. There is plenty of visitor information, maps, books and board games for your entertainment.
The large dining table in the dining area seats 6 persons.
The kitchen has cream shaker units, colourful wall tiles and a ceramic tiled floor. It is very well equipped for home-cooked meals with ceramic hob electric cooker, microwave, fridge, freezer, dishwasher, iron, ironing board, china, cutlery, glasses, cooking pots and utensils etc.
The tiled entrance lobby houses the washing machine and the tumble dryer utility cupboard as well as providing coat and boot storage.
Leading off the lobby on the ground floor is the main family bathroom. It has both a bath with a shower attachment as well as a separate power shower enclosure, large wash basin, shaver point and W.C. with a slate tiled floor.
There are night storage or electric heaters in all the rooms in addition to an electric wood burner effect fire in the sitting room. All electricity is included in the rental price.
In the front of the cottage you will find the main lawned garden fully enclosed by a gate, wall, fencing and mature shrub hedging which provides its own privacy. There is a built-in brick barbecue for guests' use. The well screened shingled patio surrounded by fragrant lavender bushes has a large garden dining table, sun umbrella and six chairs for al fresco dining. A garden bench, coffee table and additional 2 seater bistro table enables you to while away the hours with a book or just catch the sun. The front garden looks out onto the Maltings Cottages' green with mature trees. Guests are very welcome to sit or play on this area whilst respecting that it is privately owned by the other Maltings cottages as well as ourselves. The small shingled back courtyard accessed from the lounge, is ideal for pre-dinner drinks and also has washing lines.
The cottage has its own two allocated parking spaces at the end of the private drive in the largeshingled courtyard car park shared with the other Maltings' Cottages.

Barley Cottage is a much loved second home. Our whole family, children and grandchildren all regularly visit the cottage and we all find it a great place to relax and unwind - walking, crabbing, bird watching, kite flying or just playing in the sand. Enjoying the local coastal restaurants and visiting Holkham. The beautiful Norfolk coast is as magical in Winter time as it is in high season. Miles of sandy beaches and vast fields with huge skies full of migrating birds at certain seasons of the year. From the cottage we enjoy walking along footpaths and ancient tracks leading down to the coast or we are just a few minutes by car from several amazing beaches. Tennis, golf and sailing activities are all accessible locally. We are spoilt for choice of food - wonderful local produce, fresh seafood, farm shops as well as many renowned restaurants both in Burnham Market and right along this stretch of coast. The great estate of Holkham with its many visitor events is nearby as well as other stately homes including Houghton Hall and Sandringham to name but a few. We count ourselves very lucky that the majority of our guests return each year and feel like old friends.
