The Garden Room (1 Bedroom) Sleeps 2 or max 4 with the sofa bed.

The Garden Room is the smallest of our self-catering apartments and occupies the south end ground floor of the building. This very light apartment offers Superking or twin bed option, with a luxury en-suite shower room. The open plan Kitchen/Lounge features a well-equipped modern kitchen, wall mounted TV, Free Sat, Large Sofa with integrated Double sofa bed & wood-burning stove. A double set of glazed patio doors lead out to a small garden with decking area for outside eating.

Please note that there is an additional supplement of £30 per night for use of the sofa bed. A flat £20 supplement is also required for the twin bed option.
We do allow well behaved dogs for a small supplement of £20, but please do ask first.

Flintstone Cottages are a collection of 5 luxury self catering holiday cottage rentals, that are light, airy and modern, located only 4 miles from Chichester and 5 miles from Goodwood in Sussex. These self catering holiday lets have been converted to a very high standard, mainly from the out buildings of the Victorian Flint knapped Sussex Farmhouse, to create a 2 bed barn (sleeps 4-6) a 2 bed loft (sleeps 4-6) a 1 bed apartment (sleeps 2-4) a 3 bed cottage (sleeps 6-8) the exception is the 3 bed lodge (sleeps 6-8) which is a newly purpose built construction.
Flintstone Cottages offers ideal self-catering accommodation for, family holidays, short breaks, mid-week breaks, weekend breaks or for group bookings such as wedding guest accommodation, a large family wishing to meet up (whilst still retaining an element of independence) or alternatively, booked as a convenient rural base for an individual or couple to have a quiet get away.
The 5 holiday cottages combined offer beds to sleep a total of 22 guests (11 couples). In addition, each property provides a sofa bed, which would be ideal for an additional couple or children, by utilising these, sleeping accommodation can be provided for a maximum of 32 guests.
Open Barn style parking is available adjacent to the apartments. The apartments are very secure and private being half a mile down a remote farm track; yet very close to Chichester and the surrounding amenities and attractions. Four of our properties have wood burning stoves and they all come provided with Smart television, DVD player, CD radio and free Wi-Fi.

Perfect and peaceful

The Garden Room, Flintstone Cottage is perfect. We have stayed in many holiday homes in UK and in Europe. We have stayed in many 5star hotels all over the world and we have never found accomodation with such a high-spec. Absolutely everything works - fabulous shower which doesn't leak; great cooker; the knives are sharp; kitchen well equipped; plenty of crockery and cutlery; comfortable sofa; TV was great - and so was the wi-fi connection and speed; lovely bed - and bed linen; the blinds; the lights - all top quality. Its the little things that make for a happy stay - sockets on both side of the bed at table height (no crawling around on the floor to plug in phones/i-pads etc). Immaculately clean and warm. Perfectly coloured co-ordinated to every last detail. The site is cleverly designed - spacious and private. The outside space is lovely - situated in an orchard, pristinely maintained. Jo, our hostess, was welcoming and helpful - providing a freezer without a murmur. Welcoming but discreet. As advised in the info - you need a car, but the location is perfect for visiting Chichester and Pallant House Gallery and the cathedral. Also Goodwood and the beaches. We can guarantee that the Garden Room and Flintstone Cottages are better than the photos. Don't hesitate - book - we certainly will do so again.

A hidden gem which I really don't want to share as I need availability to go again! However the owner, Jo, deserves the recommendation.

5 delightful cottages with different styles and accommodation to choose from set in the West Sussex countryside. All cottages were very clean, I know as it was a family gathering and we bookd all 5, and well equipped with washing machines and dishwashers, extremely comfortable beds and fabulous bathrooms with wonderful showers.

Each cottage has its own outside personal space with table and chairs and you also have the enjoyment of the grounds dotted with fruit trees and open spaces ideal for family games. Early morning we spotted rabbits and squirrels playing in the gardens.

From the old to the young, we all had a fabulous time and will be back.

We stayed in the garden room for 5 nights, a small one bedroom cottage overlooking the backyard. Flintstones is ideally located close to South Downs, Chichester, Arundel and Sussex coast.

Jo is a wonderful host -- helped us out with a spare fan and checked in on us regularly. The plums from the backyard were delicious t go with the oversize trampoline and a comfortable sun deck.

We stayed at Flintstone Cottages for 5 days in August with family members ranging from 22 years old to 85 years old. We had booked months before as accommodation for our wedding, which we luckily still managed to go ahead with. After months of stress and uncertainty, Jo was our Fairy Godmother and allowed us to have a small 'reception' back at the cottages. She allowed for us to have the perfect day and we really cannot stress how thankful we are.

EVERYONE who came to the cottages commented on how beautiful they were. And we found them to be practically perfect. The weather was incredible for our stay and Jo had no qualms about us using the whole garden space, and even filled up our paddling pool! Each cottage was beautiful equipped with everything you can need and then decor made us feel like we were staying in a very high-end hotel!

Thank you so much Jo and the Flintstone team for everything you did for us. We can't wait to come back and visit when we can!

We had a family Wedding on the weekend of the 10th of August this year 2019 at the Barn who recommended Flintstone Cottages. We booked early and so glad we did because the accommodation is fantastic in every way. Every thing you need is there, the accommodation looks brand new and high spec. It’s spacious immaculately clean. Piping hot water all the time and of course wi-fi for a large amount of kids. We used the grounds and bbq and really did not need to go anywhere else. We did go to the Gribble pub close by, a thatched ale pub which sells kegs of licence which is a plus. Wonderful Jo and Steve are most welcoming and nothing was to much. I would recommend The accommodation keep an eye out for the sign on the road which leads down a short lane to your amazing retreat.

15 adults stayed for a long weekend for a family celebration; we took the Lodge, the Barn, the Garden Room and the Cottage to give ourselves plenty of room. All four cottages were lovely, very modern and clean and most importantly comfortable. We socialised in the Lodge and all had breakfast together in the Barn. Jo was very helpful right from before booking through to check-out - she answered all my questions very quickly. The setting is away from the road so lovely and quiet but near enough to a number of places; plenty to do, see and visit and lovely pubs. Would definitely go back and would definitely recommend.

Charming, modern cottage

Really lovely cottage, very modern and beautifully fitted out and clean. It has a lovely setting off the main road, so very quiet but within close proximity to so many places to visit. Jo was helpful throughout the booking process, which made it easy. Recommend The Crown & Anchor at Dell Quay - good for walking before relaxing with great food in a beautiful setting.

We booked the Flintstone Cottages for our bridal party for our wedding in July 2018. Thirty-three of us stayed at the cottages for three nights. The cottages were perfect for all ages and are perfectly located for travelling in to Chichester. Beautiful grounds, lots of space and the freedom to use them as we wished. We hosted a BBQ Garden Party for fifty people the day after our wedding, Jo lent us two BBQ's and was happy to let us celebrate throughout the day and evening with our family and friends. Jo and Steve (part of the site team) were brilliant hosts and couldn't do enough to help us. We can't wait to stay here again in the future. We highly recommend Flintstone Cottages.

A group of 28 of us stayed for a family wedding - including the bride and bridesmaids ! The properties are all amazing - beautifully appointed and kept in excellent condition. The setting is perfect - a good location near to Chichester with superb grounds ideal for using as a large group. Jo was just a fabulous host - nothing was too much trouble - which even included transporting all the wedding party to a large vintage bus at the end of the lane. We cant wait to meet up together at this venue for another celebratory event. I cant recommend this venue enough.

Flintstone cottages are conveniently situated near to Chichester and perfect to explore the surrounding areas. We stayed as a group of 28 and they are perfect accommodation for a large group of family and friends. Each cottage is unique , each with something special to offer and very well appointed with home from home comforts. Jo is a great host and offers exceptional hospitality - we would certainly stay here again without a doubt.

We stayed here as a family for a family wedding and we couldn’t have chosen better accommodation. We hired all the cottages and they were all of an excellent standard. The cottages are very well equipped and furnished to a beautiful high standard and they are all very clean. The grounds are stunning and to top it all Jo who runs the accommodation is lovely and couldn’t be more helpful. I have recently got myself a puppy and wanted a place that was safe for her. This was just that, she absolutely loved the large garden and playing ball with Jo,s son. The cottage was exactly as it looks on the internet and felt like home from home, well laid out and has everything you would need, we were meet by Jo and had help bringing our belongings into the cottage not a mean feat as we had a car full. We had a lovely relaxing break and the local pub in Oving called The Gribble Inn is well worth a visit or two. We look forward to staying here again.

We have just returned from a bank holiday weekend at the Garden Room. It is exceptionally clean with high quality kitchen, bathroom and bed/ bedding. ( loved the bed!) Lovely location. Quiet and rural, but easy drive to Chichester, The Witterings etc. We took our little dog which was no problem for the owners. Jo and staff very pleasant and hopeful. There's lots to see and do in the area, and will return, probably to walk in the South Downs next time when a little cooler!

We had a great stay in The Garden apartment. Due to storm damage we also got to stay in The Lodge. Thank you to Jo and Steve for sorting things out so quickly. The standard of accommodation is extremely high. The beds and pillows very comfortable. Lovely spacious bathrooms. We have stayed in many self catering places and this is up there with the best. We chose Flintstone Cottages as my daughter was getting married at UpWaltham Barns nearby. We booked both the Lodge and the Garden Room (see separate review). They were both lovely properties, spotlessly clean and well equipped. The Garden Room is charming - a really comfortable space for a couple - or, in our case for a couple plus one on a sofa bed. It has beautiful views. It's quiet and off the beaten track, but with a petrol station and shop within a few minutes' drive, The owner was very helpful throughout the booking process and during the stay.

Just had a fantastic weeks stay in the Garden Room at Flintstone Cottages. We wanted a quiet relaxing holiday with a good standard of accommodation and that is exactly what we got. I really did not want to leave. It has everything you could possibly need in the way of equipment and it is spotlessly clean and very comfortable, especially the super king size bed. We had our meals on the terrace overlooking the grounds and it was so peaceful, apart from the trains but they pass by very quickly. I recommend it with no hesitation.

We stayed for a couple of nights in the Garden Room and really enjoyed our visit. The owners are very friendly and helpful, the accommodation is clean and very quiet. It was a fantastic place to spend a peaceful couple of days. It's perfectly placed to get to Chichester, the beautiful South Downs, and any of the Motorsport/horse events at Goodwood. I spent nearly 2 weeks in the Garden Room while on business in the area and have nothing but praise for the apartment. It provided all the amenities I could have asked for, was warm and comfortable with easy access to Chichester. A delightful place to return to after a hard days at work. A very modern, bright apartment, well equipped with high quality products

The Garden Room is an ideal apartment for couples. It is furnished to a high standard with very modern fixtures and fittings and everything was beautifully clean on our arrival. The kitchen was well equipped with plenty of high quality utensils & appliances, including a dishwasher, which made self catering a pleasure! A washing machine is a bonus for longer stays. The bed is very large and the comfort was enhanced by a luxurious mattress topper. Some of our previous holidays have been marred by a useless shower, but that wasn't the case here! The shower enclosure was plenty big enough with the choice of a fixed "rain shower" head or hand held shower attachment which were both powerful. The two sets of patio doors in the lounge/kitchen area let in plenty of light and there is a pleasant view of grass and trees. A large decking area would be lovely to use for stays in warmer weather! The train line is at the end of the garden and although you can hear the trains from in the property, we didn't find it a nuisance. Flintstone Cottages are in a secluded rural setting but Chichester is only a short distance away by car. Lots of thought and attention to detail has gone into this property, and we highly recommend it for couples looking for modern, compact,

Could not praise this cottage enough. Had all the facilities it needed and more but was a really comfortable place to stay in a wonderful location. I found that Chichester was not far away to be able to pop into it easily enough. Jo the proprietor was really brilliant before we arrived in ensuring that everything was organised and I appreciated the communication enormously. I was returning to the UK for a short period of time and she never seemed to mind the constant emails checking things out that I needed. So if you want somewhere to stay that is really comfortable with a few extra comforts in a great location, with a great proprietor then come and stay at Flintstone Farmhouse cottages - the Garden Room, where we stayed was brilliant for the two of us

Excellent accommodation

We sent a week visiting family stayed n the Garden Apartment- we had everything we needed and more and whilst a little small for a family with 2 children we opted for this apartment so we had deck and access to the outside space. We all loved staying here an will again on our next trip over. if you have a little one who loves trains then this is a must - no noise disturbance but infrequent. Thanks Jo for creating such wonderful thought out apartments.

We rented four of the Flintstone Cottages appartments for family, bride and bridesmaids for our daughters wedding. It is an ideal location for such an event. The appartments are comfortablke, spotlessly clean and very well equipped. The owner who lives on site couldnt have been more helpful in making our stay a pleasant one.

I stayed in the Garden Room apartment last weekend whilst attending an event at Goodwood - for which it is ideally located, being an easy 10 minute or so drive to the car parks there. The apartment was very well presented and equipped, spotlessly clean and just as described. It was a cold weekend but the heating was very efficient and easily controllable, keeping the rooms nice and warm. Made very welcome by Jo; I can highly recommend a stay at Flintstone Cottages - would gladly use them again when in the area.

Great apartment in the countryside just out of Chichester

We stayed in this apartment on an old farm about 5km out of Chichester for 5 days. The apartment has been renovated to a high standard with a very comfortable bed, good sofa, flat screen TV, Blue Ray DVD player, fantastic shower, great kitchen appliances and a timber deck with table and chairs, just to name a few. The kitchen is supplied with good quality crockery, cutlery and tools. There are heaters in each room and a wood burner in the living area. There was a washing machine in the apartment and communal dryers available at no cost. Undercover parking is provided. The property was very clean, tidy and well maintained. The apartment is not large but big enough for a couple and we were very comfortable there. The kitchen and living area have French doors looking out across the garden with a train track about 70 metres from the apartment. The trains go past fast and although we could hear them they did not trouble us with noise. The location of the farm is excellent situated so close to Chichester with good shopping, supermarkets, restaurants, bars, etc but also out in the countryside. The WiFi was fast and reliable. Jo the owner was very professional and helpful responding quickly to my emails. She has other holiday rental options, of a larger size, available on the property. We would be back in a heartbeat should we be in the area again.

Fantastic Accommodation, Lovely Central Location, Friendly Helpful Owner

We stayed in the Garden Room at Flintstone Cottages for three nights whilst visiting the Chichester area to attend a friends wedding reception and to visit friends in Portsmouth. The Garden Room was absolutely beautiful and very well equip, Jo was very friendly and helpful both whilst booking the accommodation and during our stay. We couldn't fault the accommodation or service. Although we had fantastic weather during our stay, the room was equip with freesat and a DVD player as well as a complete kitchen and would have been just as pleasurable had the weather not been as good. From the cottage we visited Chichester, Bognor Regis, Angmering and Portsmouth and found the cottage was centrally located for all of these places. We are hoping to make a return visit to Flintstone Cottages in the future, possibly even taking family or friends with us and renting one of the other larger cottages or of cause returning to the Garden Room and keeping our find to ourselves!!!

We had a wonderful stay at the "Garden Room" for 5 nights at the end of August/September. Lovely brand new property, very clean, compact and includes outdoor patio with table/chairs situated to benefit from morning to evening sunshine which we enjoyed. The property is only 3 miles from Barnham station where regular trains run to London, Brighton, Portsmouth and beyond. We would recommend a stay at "Flintstones" - the owners are very helpful.

This is a rare find. The garden room has everything one could want in self-catering accommodation - comfort, top quality fittings and furnishings, stylish shower room and a private terrace for outdoor eating - though this was not possible when we stayed in March! The whole place has been decorated and furnished with considerable thought for visitors and I am sure we will return when in the area.

Delightful apartment in a garden setting

We stayed at Flintstones for three days as part of a longer break in the south of England. It's part of a recently converted barn joined on to an old flint farmhouse surrounded by fields. Everything has been thought of, it's very comfortable, especially the bed, and I would love to take the shower room home with me. I would recommend Flintstones without any hesitation.
