Kittiwake stands on an elevated position above the town of Dartmouth. A three-storey, bright, sunny house, with the most wonderful panoramic views of the estuary, Kingswear, and out to sea with the idyllic castle on the horizon. The house is furnished to a high standard, with room to relax and enjoy the delights and sounds of Dartmouth.

There is always something to watch from the decking area or on a colder day from the various Juliette balconies; with all the main reception rooms and bedrooms commanding the best views of coastal town of Dartmouth and prime advantage point for the regatta.

The Features

Do not underestimate the frontage of this house, Kittiwake may look like a bungalow from the exterior but once you put the key into the front door and walk in you will be utterly and pleasantly surprised.

Recently modernised throughout, this coastal retreat offers all the charm of an exclusive holiday home, providing three double bedrooms, and two bathrooms, a very comfortable lounge area and fully fitted kitchen, all set out to a high standard, with views of the estuary.

Benefiting from an amazing elevated position, the house has wonderful panoramic views of the estuary, out to sea and the town of Kingswear opposite.

The French doors lead straight onto the decking area.

Outside & Decking Area

The main feature of the house is the magnificent decked area, which is sunny throughout the day and into early evening. There are various seating positions to take in the view, either on the top decked area or lower down on the small garden area.

The decking offers al fresco style living and leads on directly from the kitchen area which can be seen on the website. Providing a large wooden round table with plenty of seating. It truly is magnificent and a place you will want to return to. This can be lighted up at night providing a new take on the truly glorious vista.

A full parking pass comes with the house; this provides parking in Mayors Avenue, opposite Marks and Spencer’s. A place is not guaranteed and is only subject to availability; however, it is quite a large carpark and spaces are often found with ease. There is further parking available around the town, but this is restricted from May to September.

The road to Above Town is very narrow and only has one turning point which is just past Kittiwake. The town is only a short walk, but due to its elevated position it is steep to return to the house.

We look forward to welcoming you to Kittiwake.

Lovely property in such a great position

By Miki and family on 13-Sep-2021

Have just had a fabulous week with family staying at Kittiwake. The gorgeous house was very clean and well equipped and has amazing views from all the windows and the huge decked area, where we spent a lot of time watching all the activity on the river below. It’s a steep climb up the hill to the house, but well worth it to stay in such a lovely property in such a great position.

Fantastic week spent in Kittiwake in Dartmouth

By Peter and family on 07-Sep-2021

My wife, my two grown up children, my 74 year old aunt and myself have just returned from a fantastic week spent in Kittiwake in Dartmouth. Communication with the owner was timely and uncomplicated. Relevant information was provided as required.Access to the house was speedy and we were emailed that the house was ready for us at about midday, which was helpful (rather than waiting until 4pm to check-in). The house was easy to find using the instructions we were given. There was a parking pass for the town car park which was useful as parking near the house is in short supply. Fortunately we were able to drive to the house, empty the car, and then park up using the pass provided in the house. Upper Town is, as it sounds, high up in the town. The plus side to this is that you have the best views in Dartmouth: the payment for the views is a walk up steep streets or many steps. That said, my aunt ( who has had arthritis for over 20 years ) managed the walk each day. The house was spotlessly clean, beautifully presented ,and very well equipped with several fridges, dishwasher, freezer, washing machine etc... There were plenty of cups, sharp knives etc.. and a very good cooker and microwave. Wifi was quick and reliable and there were TV's available to use in most rooms, including the kitchen. ALL 3 bedrooms, the lounge and the kitchen ( it was no hardship washing pots!) had amazing river/Kingswear views. We had the top room with the Velux windows. The room was great for us but would be tight for someone over 6 foot. There are 2 garden areas and plenty of sitting / lounging space. We tended to spend our time around the very large table on the decking. The views from the decking area are amazing. We have stayed on Upper Town in about 5 houses over the last 14 years and i have no hesitation in saying that the views from the decking of Kittiwake are the best that we have had as Kingswear is directly ahead ,and you have a clear view of the castle and out to sea to your right. We will be looking to book with Nicola again

A fantastic few days staying at Kittiwake

By Pete and Nicky on 20-Aug-2021

The house was absolutely immaculate, beautifully decorated, well equipped and with brilliant views over the Dart estuary to Kingswear. A great location with a few minutes walk into the centre of Dartmouth. Having meals and drinks on the deck with those views was amazing. The included permit for the central carpark was really useful. We have already recommended Kittiwake to friends as a fabulous destination.
