Kineton – Spacious "Upside-Down" Cottage with Stunning ViewsDon’t let the “upside-down” layout fool you—Kineton is a beautifully designed cottage, full of character and comfort. With its spacious living areas upstairs and peaceful bedrooms downstairs, it’s an ideal choice for families or groups of friends looking to relax and reconnect in the heart of South Devon.
The upstairs living space is bright and airy, featuring a vaulted ceiling, cosy lounge, and sweeping views over the fields—a perfect spot to unwind. The well-equipped kitchen, separate utility room (with washing machine and tumble dryer), upstairs WC, and spacious dining room provide everything you need for a comfortable and sociable stay.
On the ground floor, you’ll find two double bedrooms (one with a modern en-suite added in 2022 and space for a cot) and two twin bedrooms, one of which can be made into a double thanks to its zip-and-link beds. A newly fitted family bathroom completes the layout.
Kineton holds a Four Star Gold rating from Visit England, reflecting its high standards of quality and comfort.
As a guest, you’ll enjoy full access to Pitt Farm’s excellent shared facilities, including a heated indoor swimming pool, tennis court, games barn, zip wire, boules court, woodland walks, and outdoor playground—something for everyone to enjoy.

By Chris on 25-Apr-2025I cannot praise this place enough. We absolutely loved it. The six grandchildren had so much fun together it was lovely to watch. They didn't want to leave the place at all over the weekend and were asking on our second day to come back for another holiday. There was so much to do with all equipment provided: the animals, the pool, tennis court, basketball hoop, petanque, zip wires, table tennis, table football, scooters, small bikes and trikes, a huge climbing frame, swings, trampoline, woods Narrow lanes surround the farm but you can walk to the woods, and get plenty of exercise doing everything else We took our own food but there is an honesty shop with a freezer with pizzas etc, and some other goods Laura and Richard cannot do enough for you to ensure you enjoy yourselves. Laura has so much patience with the kids when feeding the alpacas, goats, and chickens. You won't want to leave

We loved the alpacas, they were adorable. We enjoyed everything, thank you for a brilliant holiday that we will always remember. Amber age 9. We had a wonderful stay at Pitt Farm. I really enjoyed feeding the animals and my favourite animal was the alpacas. I loved the pool, it was the best bit. Thank you for the best holiday. Alex age 6.
Wonderful week in Kineton Cottage

Paington Zoo was a resl highlight of the week and would definitely recommend a visit. Thanks also for your warm hospitality - nothing was too much trouble.
A wonderful stay we extended family

The cottage was brilliantly equipped and had everything we needed, and one toddler had great fun on the trampoline, tractor, bikes and scooters. Thank you Laura and Richard!!
Fantastic place for a multi generation holiday!
By Denise on 17-Aug-2024Laura and Richard warmly welcomed us for our second holiday at Pitt Farm. The cottages are spacious and really comfortable, the swimming pool, table tennis and table football great family activities. With a zipwire, trampoline and opportunities to feed the animals there is no need to leave the farm at all, but if you want o venture out the nearby beaches are wonderful. Highly recommended.

We enjoyed visiting the local attractions, especially Woodlands Theme Park. William - I loved how big the cottages are, and the pool's great, and the place is so good I hope I can come here again.
