The Cart Lodge is available as either a sleeps 4 (with 2 bedrooms) or sleeps 6 option (with the 3rd bedroom and en suite bathroom in the adjoining annexe). It offers a bright and spacious open-plan living space opening onto a south facing courtyard where guests can sit and soak up the sunshine, light the barbeque and relax. The two bedrooms in the cottage (a king-size double and a twin) share a family bathroom. We’re located just outside the pretty North Norfolk village of Great Massingham and surrounded by tranquil countryside, offering lots of great dog walking in our own fully enclosed paddock or on the network of pathways around us. Guests walking to nearby Peddars Way National Trail will pass by our resident alpacas en route to the the local village with its award winning pub, shop and tearoom.
Facilities include fully equipped kitchen with washer-dryer & dishwasher, open-plan sitting room/diner with Smart TV and DVD player. Bedrooms have handmade wrought iron beds, quality bed linen, televisions and hairdryers. The bathroom has a bath with shower over and a heated towel rail. Towels and toiletries are also provided. There’s WiFi and cosy under-floor heating throughout.
Especially designed to be very dog friendly with a terracotta tiled floors and leather sofas to withstand the occasion doggie misdemeanour, The Cart Lodge makes no concessions on comfort and style. It is particularly popular with our canine guests as the large fully enclosed dog exercise paddock is just a 30 second walk away from the front door.
From October to May we offer weekly stays (7 nights) with a Friday arrival/departure day as well as short breaks of 3 nights (Friday to Monday) or 4 nights (Monday to Friday). During June, July, August and September we offer stays of 7 nights with a Friday arrival/departure day. That said, if you see a gap in the calendar which doesn't fit those options, do contact us as we try and be as flexible as possible, as long as availability allows.
Our annexe rooms to provide a sleep 6 option are not always available at the same time as the cottage so please contact us to check availability and for pricing if interested in this option.
West Heath Barn can accommodate up to a maximum of 12 guests in our two cottages and annexes and is popular for large family gatherings and celebrations. All our accommodation is clustered around a central courtyard. You'll find details of our second cottage, The Dairy, under its own listing or on our website.

Leave ReviewBest Ever
By UKZip on 02-Feb-2025Gill and Dave work tirelessly to present these beautiful Holiday Lets to the highest standard where we had the good fortune to recently spend 3 super weeks during a late break in the beautiful Norfolk countryside. The level of comfort, equipment and meticulous cleanliness are some of the highest we have enjoyed anywhere in the country and it is a measure of their commitment which enables them to enjoy so many repeat bookings each year. To cap it all you will have the good fortune of meeting Mozart the cat, Woody the most wonderful Spaniel and the stars of the show, 4 stunning Alpacas which just lap up the attention (and treats!) whenever they can. We cannot recommend this gem high enough!
Our Home From Home
By Hannah Ashraf on 21-Oct-2024We have been visiting West Heath Barn for 8 years now (often coming a couple times a year if we can) and it is honestly one of our favourite places! We have come as a couple and as a family group and now have the pleasure of bringing our little 9 month old baby. It’s in such a great location with lovely walks right from the door taking you into countryside with wildlife everywhere you look. Most places we visit are less than an hour away so really easy to get to all the best spots. Kitchen is really well stocked with everything you could need, beds are amazingly comfy and the place is always beautifully clean and welcoming. Honestly cannot recommend this place enough.
A fabulous place to stay to explore Norfolk.
By Carolynn K on 16-Aug-2024The Cart Lodge was a fabulous place to stay. The accommodation was immaculate and there was real attention to detail; fresh flowers on the table and home made cake on arrival. The cottage had everything we needed, including those things which we always forget…foil, garlic press, olive oil…no need to do a supermarket dash this time! There was even milk in the fridge so we could have a cup of tea when we got there. Gill was great - very welcoming and happy to chat and offer advice on places to visit. There is a multitude of attractions, all within 30 minutes drive of the property, such as Sandringham, Walsingham, various National Trust properties and the Norfolk Coast, but staying around the property was a great option as well, with walks on the doorstep and lovely local villages to explore. We would love to return and explore the area a bit more and would definitely choose to stay here again
It's the personal touch that creates the magic
By GillianA on 08-May-2024There's something magical about a stay at West Heath Barn. From the delicious homemade cake you're welcomed with on arrival then throughout the cottages everything has been thought about - it's lush, cosy and comfortable, with all the mod cons you could hope for. With the owners living on site, Gill & Dave are on hand to offer the personal touch, making it feel much more than just an ordinary holiday rental. This was our fourth visit and it won't be our last. We've been with family and friends in the past and the annexes are a great addition if you've got older kids/ grandparents who might want a bit of privacy or chill-out space. Location wise we find it the perfect base to get out and about for day trips, plus there's so much to do on the doorstep. See you next year!
Fantastic family accommodation in a beautiful area - the alpacas are a bonus
By LN on 01-Aug-2023West Heath Barn was absolutely perfect for our family (three adults, three kids - 10, eight and six - and a dog; we stayed in the Cart Lodge and its annexe room). Within five minutes of arriving the lovely owner Gill had whisked the kids off to feed her chickens, which they loved, but not as much as they loved frolicking with Gill and Dave's energetic dog Woody (guests have access to a paddock for dog exercising their own dogs). The Cart Lodge is fantastically well-equipped (and my husband appreciated the strong wifi). Anything we had forgotten - salt and pepper, tin foil etc - we found in the kitchen. The location is great - 100m metres to Pedders Way for a country walk, while I got in a few 10K runs around the area. As ever, the Dabbling Duck pub in Great Massingham is perfect for families with its outdoor play area and pizza oven. North Norfolk's stunning beaches are all 30-45 mins drive away. We also loved a day at nearby Pensthorpe Wildlife Park (great adventure playground for kids, fantastic ducks, not very pink flamingos). Eric's Fish and Chips is also a winner - don't miss the live candy making at East Coast Rock. At the rear of the property is a field housing Gill and Dave's (mainly Gill's tbh) alpacas, Charlie, Oscar, Hemingway and Huxley. Gill kindly arranged a feeding and walking session with our extended family, which was a priceless highlight of the stay. We can't wait to come back! Thanks Gill, Dave, Woody and the alpacas.
Wonderful dog friendly accommodation
By Julia Hillsdon on 24-Apr-2023We just spent a lovely 3 nights in Cart Lodge. Perfect for our family of 4 with 2 dogs. The accommodation is spotless and very well equipped with everything you need for a few nights away . Gill has thought of everything ! We also enjoyed the eggs from the hens and meeting the ‘boys’ – the alpacas and the walks from the farm with the dogs are great ! Great Massingham is a delight with excellent cafe and pub too. Hope to return one day . Thank you Gill and Dave
