Upstairs king size Lakefield House stands in spacious and delightful gardens with its private drive. Inside the house you will be surprised by the cleverly-designed, roomy interior. The magnificent drawing room is designed to take full advantage of the glorious, atmospheric views (over Esthwaite Water and the Coniston fells), with sofas that invite you to relax and enjoy the scenery. Even if it rains you can still enjoy the view! Indeed, many of our guests find it difficult to tear themselves away from the mesmerising view! (See "Gallery" for views from Lakefield) Historic pub, with great food, 4 minutes walk. The House has a modern kitchen/ dining room with modern appliances and equipment. The dining room also has the same beautiful views. Linen is included (towels are available at £3.50 pppw). The house sleeps a maximum of ten people in 5 bedrooms with 4 bathrooms (3 en-suites) and separate w/c and is strictly No Smoking. The accommodation comprises: Open carport leading to front door. Entrance hall. Drying/walking gear room with Belfast sink, washing machine and clothes line. Superb spacious drawing room with full wall of picture windows overlooking Esthwaite Water and Coniston fells. It has five comfortable sofas, an open fire, a 40" flat screen TV with Freeview (plus DVD /video player), CD player and a museum standard model of HMS Victory in a perspex case. The dining area has a substantial oak table and glazed patio doors leading to an outside raised deck. The stylish kitchen is modern and exceptionally well-equipped with: a double oven, ceramic hob, dishwasher, fridge. (In the adjoining utility room) there is a large fridge/freezer (three large freezer drawers), microwave and slow-cooker, and dryer (tumble dryer - in drying room, above), with a door to the rear garden. An inner hallway is well stocked with a wide range of games, puzzles and books (plenty of children's books), as well as videos and DVDs. Now with free WiFi. All bedrooms are furnished to a high standard with beautiful fabrics and furniture. Three stylish en-suite bedrooms are on the ground floor: king size four poster with luxurious en-suite twin bedroom with luxury en-suite double bedroom with modern en-suite each downstairs bedroom has a flat screen TV. Upstairs are two further bedrooms: king-size and a twin, with a further luxury bathroom and a further additional WC also upstairs is a further sitting room/den with super lake and mountain views and a 32" flat screenTV , DVD/video and PlayStation 2 (bring your own games) and a small kitchen, ideal for a making cups of tea. Parking is for 4-5 cars in the driveway. The gardens are a great feature of the house, to the front side and rear. For rainy days, the garage contains a full-size Cornilleau table tennis table. Tesco Direct can deliver food/groceries, if required. If you have a larger party, you can book the House and the Cottage together.

We had a lovely week at Lakefield House and Cottage. The three generations all enjoyed being together, as we are normally scattered around Britain. The property is nice and roomy with extra sitting and kitchen areas. Granny and Grandad, Mums and Dads, teenagers and "littlees" all fitted in perfectly. Our dog was happy too, in the side porch, just through the door from the master bedroom. House, cottage and gardens were as described and well maintained. We met the gardener when he came to cut the grass! The bathrooms and shower rooms are excellent, and the extra fridges very useful.
We had an interesting trip to Levens Hall. Also enjoyed all the Beatrix Potter related sites and galleries. My Highlight was probably afternoon tea in the Apple Pie tea-rooms in Ambleside! The more energetic members of the family, and the dog, climbed a lot of hills!

A beautiful home. I can highly recommend this property for a wonderful holiday. The house is spacious and comfortable. Slept really well from day one
Loved the number of bathrooms. Loved the 1st floor which is really a flat in itself.
Plenty of space for privacy
The main lounge is comfortable with plenty of room for everyone.
Words can't really express the view. You look at the photos but the real thing is WOW
Well equipped kitchen but be aware no condiments herbs or spices. You need to bring your own if self catering.
The location is brilliant. Nice and quiet with lovely walks and a children's playground just a couple of minutes away. Of course the Beatrix potter museum is also only a few minutes walk away. Unfortunately closed when we stayed and would probably make the area a lot busier in summer . Within easy driving distance of ambleside and Windermere and we had a lovely day at coniston.
Loads to do. I could go on.
Loads of board games and DVD s at the house and the table tennis.
We used the Tesco delivery which was very good. Also the milkman delivers all sorts. Full details are given in the helpful booklets around the house. The pubs in hawkshead will do take outs if you don't want to eat out or cook. The co-op is also very good.
All in all had a great stay and hope to return one day. Thank you for taking the extra trouble to get our left items to us. Much appreciated.

We had a great stay at Lakefield. There was plenty of space and bathrooms for everyone to have their privacy and the large kitchen/dining area and lounge easily accommodated us all, usually around a toasty log fire! The location was great for walks and there were lovely views from the house. A great stay, thank you!

A delightful house and garden. Fabulous views and walks around Esthwaite. Only 5 minutes from the ferry and Hawkshead. This house has everything you need for a wonderful holiday. We can't wait to return .

We have just returned from a weeks holiday in Lakefield House, an Easter break for 12 of us ranging in age from 20 months to 72 years and we all had a brilliant time (despite not having very good weather).
The cottage is very spacious with a large lounge which seated us all and had a lovely view over Esthwaite Water. It is well looked after and very clean. The bedrooms are all a good size and the beds comfortable with three en-suite and one family bathroom, all lovely. The kitchen and dining room are very good and well stocked with plenty of crockery.
As I said we didn't have great weather, but we still went out, we visited Tarn Hows and Grizedale Forest and got the ferry across to Bowness. We also visited Brockhole in Windermere, which was great for the children in the group. Some also made use of the table tennis in the garage and the children enjoyed the garden. The house is like a home and we were all sad to leave. Hopefully we'll be able to return one day.
