THE LOCAL AREA

Bowness-on-Windermere surrounds part of Windermere Lake shore. From the famous pier, you can board a steamer or hire other types of boat for a trip on the
Lake. A Lake trip gives an excellent vantage point to admire the stunning scenery. It can also be a novel mode of transport to take you to other destinations
such as Ambleside, to visit the landmark Bridge House and Stock Ghyll Force Waterfalls or Newby Bridge, to tour the Lakes Aquarium or ride on the Lakeside and
Haverthwaite steam railway. There are a wealth of shops and eateries in Bowness, as well as a cinema, theatre, and the Windermere Jetty Museum and World of
Beatrix Potter Attraction.

Windermere town also has many shops and eateries as well as a railway station that connects to the West Coast mainline at Oxenholme. Near to the station is
the start of the walk to Orrest Head, this 20-minute walk gives spectacular views on a clear day.

Public transport links around both Bowness and Windermere are excellent, in addition to trains and boats the Open-Top Buses with commentary, provide links to
places including Grasmere and Keswick.

From the end of the cul-de-sac on which Brow Top sits, you can turn left on to a footpath that leads to the Dales Way and nearby peaks including Brantfell and
School Knott.

BROW TOP DETAILS

The house is accessed via the front door in to a hallway. There is a rack to store shoes and boots and a walk-in under-stairs cupboard with hooks for coats. This
cupboard also contains laundry and cleaning items and makes an excellent drying space.

A door leads into a games room and store; this has a football table, safety darts, mini wooden bowls, wall puzzles and hoopla, it is also an ideal place to keep
bicycles and walking/ boating gear, a roller shutter door leads out on to the front forecourt.

Stairs from the hall lead up to the door of the first floor living/dining area. The highlight of the room is the bow window with deep sill; it affords delightful views of
the nearby lake and mountains.

The dining area has a table and chairs for six people. A feature hatch through to the kitchen makes for easy serving/clearing away of meals and ensures whoever
is working in the kitchen can socialise with those in the dining area.

A door leads on to the Glasoase glass room and through to the fabulous raised deck which has stunning views, there are sun loungers and a large dining
table/chairs on the deck. The Glasoase is a wonderful space to sit and lounge with the doors closed, even if the weather is not good. The 3 glazed walls slide back
to provide an open sheltered space, if this is needed. Beneath the deck are 2 parking spaces.

The living area has two sofas providing cosy seating for six. A coffee table stores a selection of board games. This furniture is arranged around a recessed electric
flame/log effect fire. There is a wall mounted TV/DVD/radio.

There is a door through to the well-equipped kitchen. The room is fitted with wall and floor units and has good worktop space a sink and fridge freezer. An
integrated electric oven and gas hob with extractor hood over and a separate microwave oven ease the cooking, while the dishwasher takes care of the washing
up. The automatic washing machine and tumble dryer make light work of any laundry.

A door from the laundry area leads into the fully tiled shower room; this has a toilet, basin and shower enclosure.

A glazed door leads out on to the sheltered patio area with feature barbeque and rattan furniture for six.

From the living area a flight of stairs leads to the landing and three bedrooms and bathroom beyond. The side aspect landing window offers a tantalising glimpse
of the surrounding fells.

From the landing a door leads into the back bedroom , this has a zip and link bed that can be arranged as either 3ft twins or a 6 ft super king, a bedside table, a fitted wardrobe with shelves, under-bed drawers, dressing table with mirror and stool and vanity wash basin. A hairdryer is provided. There is room for a cot (provided if needed). The outlook is leafy and pleasant.

A second landing door opens in to the zip and link bedroom with beds that can be arranged as either 3ft twins or a 6 ft super king. It has a fitted wardrobe,
dressing table with mirror and stool, a bedside table and under-bed drawers. There is a hairdryer. There is room for a cot (provided if needed). This room
commands spectacular views of Lake Windermere and the surrounding countryside and hills.

A further door from the landing leads into the double bedroom; a compact room designed to make the most of the available space. There is a 4ft 6 double bed;
a fitted wardrobe with hanging shelves inside, 2 bedside shelves and a stool and mirror. The room is small but the view is big - another chance to enjoy the
splendour of the outlook.

The final landing door opens into the fully tiled bathroom with toilet, basin, and bath with shower over. There is a mirrored wall cabinet and a towel radiator.

INCLUDED IN YOUR HOLIDAY PRICE:
The house has been equipped with practicality and aesthetics in mind, ensuring your self- catering experience feels easy and luxurious. The aim was to include
everything you might need or expect and hopefully more!
The kitchen has a comprehensive range of crockery, cutlery, cooking utensils and equipment
For comfort and convenience all bedding (except cot bedding/towels) is installed.
For your safety every bathroom has a bath mat and a non-slip mat.
All guests will be supplied with 1 hand and 1 bath towel (you may want to bring your own beach/swimming towels, please bring baby towels).
For kitchen use, tea towels are provided.
If your stay lasts longer than a week you may request a fresh supply of linens at no extra cost.
We have equipment on site that may be of use to those with additional needs e.g., shower seat
Also, things that may be of use to younger guests e.g. cot, highchair, baby bath, potty and child toilet seat. Please contact us , well in advance of your visit, to let
us know what you need; we can put it in place for your stay.
In anticipation of your domestic needs you will receive a dishcloth, J cloths and scourer. There will be a supply of liquid soap, washing up liquid, dish washing
tablets, fabric conditioner, biological and non-biological washing powder, kitchen roll, toilet roll, tissues, bin liners, foil, air freshener, cleaning spray, cleaning liquid,
polish, toilet cleaner and anti-bac wipes. There are cleaning tools including a vacuum and for laundry; an iron, ironing board and airing rack.
There is free wi-fi amplified throughout the house.
On arrival, a welcome pack with a few essentials – tea bags, instant coffee, long life milk, juice and biscuits; should help you recover from the journey, relax and
revive. A supply of sugar, salt, pepper and cooking oil are also in place. Once you’ve settled in you may want to enjoy the chocolate and 'wine' waiting for you!

Usual check-in time is 4pm. Usual check-out time is 10am
Exceptions to the above are made if possible. For example, on a 2-night weekend break ending on a Sunday, check-out on Sunday can be any time to suit you

My family and I had an amazing stay at Brow Top. As soon as we arrived there was a lovely homely welcoming vibe. The living space was modern, tastefully furnished and impeccably clean. Great location too. We could easily walk into the centre of Bowness with quirky shops and eateries as well as venturing onto the fells at the back of the property with beautiful views. Clear information on the amenities/keys/ heating ect was provided throughout the property, which was really helpful. Much consideration had been given to provide absolutely everything we needed for a comfortable stay. The lovely open plan kitchen was well equipped providing an ideal space for the family chill out together when we weren’t out and about exploring the fantastic surroundings. The bedrooms were spacious with very comfortable beds too. This has been the perfect place to relax and recharge. Would thoroughly recommend staying at Brow Top and will definitely be back!
