Priors Hill in Noss Mayo, South Devon is an outstanding 5 bedroom detached property providing the most spectacular holiday retreat for large groups or extended families. Newly built to the highest specifications, this unique property occupies a prime position above the Yealm Estuary in the village of Newton Ferrers, South Hams, Devon. Priors Hill is modern and stylish and benefits from river-facing balconies from which to enjoy the mesmerising views.

Spread over two floors, Priors Hill has an upside down layout with 5 large bedrooms, 4 luxurious bathrooms and 2 receptions rooms offering plenty of space to kick back and relax.

The ground floor comprises of a large lobby leading through to 3 double bedrooms - 1 with a king size zip and link bed, one with king bed and a smaller room with bunk beds.

All rooms have glazed doors leading out on to the front patio from where you can enjoy wonderful views over the estuary and surrounding village. Also on this level is a hidden utility area housing a washing machine, tumble dryer and storage. There are also 2 family bathrooms, one with separate shower cubicle.

The open plan kitchen/ living room occupies approximately half of the first floor area.

The kitchen is fully fitted complete with 2 large fridge /freezers, ample storage, large middle island and plenty of work space to magic up some culinary delights whilst at the same time admiring the incredible views of the River Yealm.

The living room is separated from the dining area by a wall that houses a double opening woodburner accessed from both the dining room and the living area. A real feature!

The fully glazed picture sliding doors lead out on to a large balcony that runs the length of the front of the house providing spectacular river views that you would never tire of.

On this floor there are a further 2 large bedrooms, one en suite with bath and separate shower cubicle. Bedroom one benefits from doors leading out on to the back terrace with views over the back patio and garden

whilst bedroom 2 has a sofa bed with glazed doors leading out on to the front balcony.

Also on this floor is a state of art family bathroom with bath and separate shower cubicle.

There is a large patio at the rear with ample seating for everyone. There is a large garden, on a slope - to reach the top is not for the feint hearted

We have just returned from the lovely Priors Hilll in Noss Mayo , The views from all rooms are to die for with spectacular scenery all around. The open plan well equipped kitchen was a pleasure to cook in with plenty of room for us all to sit round the big dining room table . The beds were big and comfy and the showers were super . The owners have though of everything with plenty of reading matter , games etc . We picked out a couple of lovey walks starting in Noss Mayo so not having to drive everyday . The Ship inn which is within walking distance serves some excellent food with a couple of vegan choices on the menu , which pleasd one of our family . Although we had a home shopping delivery we still tried the local butcher who’s meat was very good . The booking process with Rest Assured was easy and the house very clean on our arrival with the cake and milk left for us was a nice touch. This truly is a lovely tasteful home in a stunning location in beautiful south Devon and thank you to the owners for sharing your wonderful house .

Fantastic, spacious home with amazing estuary views

Notwithstanding the rainy weather, we spent a very enjoyable week at Priors Hill over Easter. The house is superbly positioned above the charming church and overlooking the entire stretch of the estuary. Our two boys thoroughly enjoyed the large garden and we very much enjoyed the sunsets over the estuary. It was great to be a short walk from the Coast Path and the wonderful Ship Inn. The house was very clean and Patsy from Rest Assured was great to deal with on booking -the process could not have been easier!

Immaculate and spacious

A super house. Plenty of room for three generations. Well equiped(although I did recommend a couple of extra saucepans might be useful ). It is close to a couple of Pubs, and ideal for children crabbing. There are plenty of nice beaches nearby and shops that provide all you need. A barbecue would be an asset. Wonderful view from most windows. Very good quality electric washer, dishwasher, dryer, cooker etc. made chores a pleasure! Thank you for letting us use your house. We would love to return to the area.
