Welcome to Archery Retreat — a stunning, incredibly spacious 5‑bed Grade II Regency villa with impressive sea views, a cinema room, sun terrace, and a large south‑facing garden. Set in the peaceful Burton St Leonards conservation area and just a 5‑minute stroll from the beach, this beautifully restored four‑storey home blends Regency character with modern comfort to create a warm, elegant coastal retreat.The house has a remarkable sense of scale — bright, airy rooms, high ceilings and generous proportions throughout. Spread over four floors, it offers two lounges/cinema room/play room, and a huge kitchen/diner, giving families and groups plenty of room to relax together or find quiet moments of their own.
All south‑facing rooms enjoy sweeping, uplifting sea views, especially magical in the morning light with the changing tones of sunrise light. The home is warmed by central or underfloor heating, making it a wonderfully comfortable place to stay in every season.
Originally built in the early 1800s and once home to Hastings Art College, the villa has been thoughtfully renovated to preserve its Regency charm while offering a calm, contemporary feel.

There was plenty of space for everyone, and the house was very well stocked with everything we needed. We had a lovely time and would happily stay again. Highly recommended!

We had such an amazing time staying here catching up with old friends. The house was spotless, beautifully decorated, and even more spacious than the photos show. With five comfortable bedrooms, it easily fit our group of eight without feeling crowded at all. The kitchen had everything we needed and plenty of space to cook and gather. The lounge was perfect for relaxing together, and the cinema room was definitely a highlight for everyone. We couldn’t have asked for a better place for our get-together and would happily recommend this beautiful house to family and friends. I also highly recommend St. Clements Seafood Restaurant and Blue Fish (fish & chips takeaway) only a short walk from the house - delicious!
