Description

Charming C16 large oak-beamed house in fabulous wild gardens outside village of Swilland within 2 hours of London, with lovely award winning good food pub a 15 minute walk, which now does take away too! - Atmospheric and beautiful: Toad Hall lies in the countryside in Suffolk Coastal District. Please enquire if you want other than a Friday to Friday or in school term time a short break. This is a truly rural area with lots of farming and little traffic on narrow lanes. The nearby ancient town of Woodbridge on the River Deben has super antique and book shops as well as swimming pool and bowling alley and the river Deben for boating or walking beside. The area is full of villages with good pubs, sites of interest (we particularly enjoyed Sutton Hoo and Orford Castle) and riding, golf, fishing etc and the nearest beaches at Aldeburgh and Hollesley are just 30 minutes drive, with others all along the coast from Frinton to Walberswick and Southwold. In 2 acres of gardens, this very spacious Grade II listed C16 timber framed house, complete with inglenook fireplace, accommodates 10 comfortably in 5 bedrooms plus a sofabed in the games room for weeks or short breaks. There is a summer sitting room and a winter sitting room as well as a sitting hall and games room. It really is a large house. The house is well-equipped with all modern conveniences among a wealth of exposed timbers. There is an extra original back staircase which is quaint. An excellent good food pub with outside seating is within 15 minutes walking distance. A very good riding stable is just along the lane. Children and well-behaved dog (on ground floor only please) welcome! The house is centrally heated and also has a log burning stove in one of the sitting rooms. You should be warned that it is an old house and the staircases, whilst delightful for most, are possibly steeper than you may be used to and may not be suitable for someone with a disability. However, one of the double bedrooms is on the ground floor opposite the shower room (with WC) across the large sitting hallway. (Weeks mostly Friday to Friday or weekends Friday to Monday in term time or midweek breaks or enquire for other periods and possible late booking/under-occupancy reduction. What a great place for a large family holiday

What a great place for a large family holiday. Easily accommodated six adults and six children. Beautiful old building, in a really lovely, peaceful setting. Would definitely recommend.

Toad Hall proved ideal for our group

Toad Hall proved ideal for our group of 11, with a table capable of seating us all in the well equipped kitchen, which coped with the demands of various cooks for our Saturday night big meal. All we needed in terms of cutlery and various glasses fell easily to hand. Fridges and storage space also coped with everything we brought, the original larder was a useful touch, helping with overflow storage.

The lounge seats 6-9 comfortably, 11 of us squeezed in with a few borrowed kitchen chairs. As Autumn was creeping in the log burner provided cosiness, with plenty of wood available, a useful distraction from some of the questionable quality charades. The Table tennis room was a nice touch, with the quantity of games outweighing quality in our case, perhaps! Other basics were all as described too, comfy beds, hot showers and actually we tried to turn the heating down as the radiator temperatures were more than we needed.

Walks are right on the doorstep, naturally we did the 15 minute one to the pub, the Moon and Mushroom and didn’t get any more adventurous.

Toad Hall provided us with a great backdrop, is characterful and can be as calm or lively as you wish… depends if you know any table tennis champs, fast walkers or in our group - swimmers, in the sea, in September. Takes all sorts.

We had fun and we hope to return.

A lovely week at Toad Hall

5/5. a year ago My family have recently returned from spending a lovely week at Toad Hall. There were eleven of us in total, my husband and I, our two children and their partners and 5 grandchildren including one who is disabled and uses a wheelchair. This is our second visit to the house and we all love it there. The house is very well equipped and with nice comfortable beds. We were all able to enjoy eating together around the large kitchen table and there was plenty of china and cutlery to accommodate all our needs and a dishwasher to help clear it all up afterwards. The house was warm with central heating included and a log fire if needed. The older children enjoyed the games room and much table tennis was played, the younger ones loved exploring the garden. Toad Hall is an old house and that is part of it''s charm but it has all the modern facilities which make for comfortable living. I would thoroughly recommend it. Jenny Johns
