Ferry House is located on a very quiet section of riverside road hugging the Exe Estuary in the pretty village of Topsham just outside Exeter. It's an ideal location with easy access to riverside activities, Devon seaside, the perfect village of Topsham and the attractive, historic city of Exeter. Wake up in the morning and you will drink in beautiful views across the river to the floating grasslands beyond. Pop across the road to the waterfront garden to enjoy your morning coffee and then stretch your legs to pick up a few items from the village shops before returning for a healthy breakfast. Then call across to the Ferryman (in season) who will be waiting to take you across the river on his little ferryboat. There are some super walks on either side of the river. Or walk up to the centre of the village and take a bus or train into Exeter to enjoy first class shopping, eating and the benefits of a thriving city. Enjoy one of Topsham's fine dining experiences. Then home for drinks at the Passage Inn, or buy your drink from the pub and take it to the little garden house to enjoy your 'sundowner' in peace and quiet.

Easy access to Sidmouth, Lyme Regis, and, for the beach aficionado, Beer.

The perfect Christmas getaway

We absolutely loved Ferry House. It was all you could ever wish for as a home-from-home place to spend a fabulous Christmas week. It was warm, it was beautifully decorated, it had a lovely flow - airy & spacious while being so cosy. And the views were just fabulous. The extra touches for a Christmas week were so lovely. The off-road parking was a huge bonus. And Topsham itself was just a magical place to wander round at this time of year - all festive windows, knitted postbox toppers, street decorations, shops & bars brimming with happy revellers, & so many little winding paths & old buildings to discover. We enjoyed the pub a few doors down, a lovely walk to Lympstone, a train trip to Exeter to the Cathedral's Carol Concert, & getting all our Christmas goodies from the butcher, the greengrocer, the baker, the cheese shop & the wine shop! Thank you so much - we will definitely come back again.

A Wonderful place to stay.

My wife & I had a wonderful 1 week stay at the wonderful Ferry House, on our arrival we found we the was beautiful & clean throughout, very comfy beds & sofas in the lounge. Kitchen was very well equipped for any cooking needs with all crockery & cutlery. All and all we had a wonderful stay at Ferry House a real home from home. Fantastic place.

You can read these words in Chapter 1 of E.M. Forster’s A Room with a View and they perfectly apply to this house. When you wake up your eyes are filled with the morning light hanging over the river and the pastel colours of the world outside harmoniously match the microcosm of delicate, refined elegance that surrounds you. You are ready to start a new day to be spent walking or cycling along the river and listening to the many birds that live in the area. It is also very easy to reach Exeter either by train or bus. And when you go back you will find all the comforts you wish for. You may relax in the spacious living room or have fun cooking in the well equipped kitchen. My colleague and I stayed at Ferry House as teachers taking a group of Italian students to England. We couldn’t have asked for a more refreshing and cosy place after our busy days. Thank you very much, Ben, we took part of this beauty away with us but made sure to leave some for new visitors to enjoy the house and the place!

A wonderful stay in Ferry House

Ferry House is probably the best holiday home I've stayed in. The two things that really struck me were (1) the views are simply wonderful and (2) it is finished to a very high standard indeed (the sheets were from The White Company!) We stayed as a family of four in November 2022 and everyone loved it. The wood-burning stove meant we were warm and cosy. The house was spacious, clean and well equipped. It's conveniently located in the centre of Topsham. There's plenty to do nearby. I'd recommend cycling down the river to Exmouth and eating at Darts Farm. We can't wait to come back. Thanks Ben!
