Ferry House is located on a very quiet section of riverside road hugging the Exe Estuary in the pretty village of Topsham just outside Exeter. It's an ideal location with easy access to riverside activities, Devon seaside, the perfect village of Topsham and the attractive, historic city of Exeter. Wake up in the morning and you will drink in beautiful views across the river to the floating grasslands beyond. Pop across the road to the waterfront garden to enjoy your morning coffee and then stretch your legs to pick up a few items from the village shops before returning for a healthy breakfast. Then call across to the Ferryman (in season) who will be waiting to take you across the river on his little ferryboat. There are some super walks on either side of the river. Or walk up to the centre of the village and take a bus or train into Exeter to enjoy first class shopping, eating and the benefits of a thriving city. Enjoy one of Topsham's fine dining experiences. Then home for drinks at the Passage Inn, or buy your drink from the pub and take it to the little garden house to enjoy your 'sundowner' in peace and quiet.

Coast/Beach: Just 10 minutes drive from the traditional seaside town of Exmouth with a mile and more of clean UK-style white sand, plenty of nice pubs and lots for the kids to do. 20 mins Budleigh Salterton super for walks, swimming in fine weather, beach barbecues (bring your own) and ice cream. Easy access to Sidmouth, Lyme Regis, and, for the beach aficionado, Beer.

Travel: 3 hours from London by road. Parking for 2 or 3 cars - very convenient.

Lovely house, perfect location

The house was in a superb location with fantastic river views from the garden and 1st floor master bedroom/ sitting room. The garden ( which was across the road and next to the river ) had a summer house and swing seat, perfect for relaxing. The house was very comfortable with a full range of kitchen appliances and was beautifully decorated with a useful 2nd bathroom. The Parking spaces are a bonus. Little touches like toiletries, welcome cakes and prosecco, and blankets in the summerhouse made the stay special. Topsham is lovely, nice pubs and places to eat, independent shops and a heated outdoor pool. There is lots to do nearby, and its easy to get to Exeter or the beach at Exmouth. We plan to return.

Come Rain or Shine (Lazy or Active) - September 2021

Ferryhouse is ideal for whatever activity you want to do. Sitting in the windows and watching the world go by with an ever changing view can be quite addictive. At least try and get as far as the riverside front garden. The sunsets are beautiful, but do not forget the sunrises. Early morning mist hanging over the river can be equally dramatic. Exploring the waterfront from the recreation ground to the end of Goat walk will reveal a whole world to explore without leaving the town. However, that is only the start with a ferry opposite and another from the quay, plus a regular and cost effective train service you can explore a large area without moving your car from it's own off road parking alongside the house. Waking and cycling routes abound and when the legs have had enough let the train (or ferry) take the strain. Returning to your cozy retreat before heading out for a well earned evening meal in one of the many and varied places to eat. If you prefer to cook yourself there are butchers, greengrocers and a cheese shop in town or the Dart Farm shopping complex just over the River Clyst. (September 2021)

Lovely house, lovely location

Really enjoyed our stay at the Ferry House. The house itself is lovely - if anything the pictures on the website don't do it justice. And Topsham is a lovely place to stay, with a good choice of pubs / restaurants and local walks, plus handy for exploring the Jurassic Coast, Dartmoor, even Cornwall (we visited the Eden project during our stay). I'd go back in a shot!
