Amity House is a home from home cottage, located down a quiet road which backs on to the dunes in Winterton-on-Sea, a very picturesque and unspoilt village perched on the Norfolk Coast. It's a short stroll to the dunes and long sandy beaches beyond, which are dog friendly all year round.
The cottage is a few minutes walk from all local amenities including the all important village pub. The Fisherman’s Return pub is a 300 year old brick and flint Freehouse, serving good food and is dog friendly. Also in the village you’ll find a convenance store, Poppy’s post office and tea rooms, a fish & chip shop and Seal View café at the beach.
The downstairs of Amity House consist of a cosy living room with wood burner, sofa and Smart TV. Behind this is an open, bright and airy kitchen diner with electric oven, gas hob, integral dishwasher, microwave, and under-counter integral fridge and freezer. The dining area with dining table and chairs opens up to the very large and fully enclosed garden. Off the kitchen there is a handy utility/shower room housing the washing machine, tumble dryer and walk-in shower, with a separate WC off the utility room. Downstairs has underfloor heating throughout.
Upstairs there is a king size bedroom at the front of the property. This bedroom has a large en-suite bathroom comprising of bath, separate walk-in shower, WC and basin.
The back bedroom which overlooks the gardens and dunes beyond has two 3' single beds making this the perfect family or friends holiday home.
Outside there is a large fully enclosed garden with seating and soft lighting. There is off-road parking for one car and further parking can be found on Old Chapel Road.
Amity House welcomes three dogs free of charge. An extra dog can be discussed with the owners at the booking stage. Dogs are welcome throughout downstairs living areas of the property, but please keep them off the furniture.
Please note for security reasons, CCTV covers the driveway to this property.
There’s an excellent choice of walks right from the doorstep, and Winterton Dunes is designated an Area of Outstanding Natural Beauty.
From the end of November to the beginning of January it’s pupping season for the local grey seal colony, with literally thousands of them on Horsey beach just 10 minutes drive from Winterton. But, with plenty on Winterton beach itself. It’s an amazing sight to see.
For cyclists there’s a great choice of routes and trails to enjoy. A little further afield the Norfolk Broads offers scenic boat trips or hire your own boat for the day. There’s also fishing, kayaking, canoeing and paddleboarding available.
For families, the seaside town of Great Yarmouth is only a 20 minute drive away, with a sandy beach, end of pier entertainment, Sea Life centre, amusement arcades, pleasure beach, bowling, cinemas, Venetian Waterways, crazy golf and much more. We also recommend the award winning BeWILDerwood an outdoor tree house adventure park with zip wires, jungle bridges, marsh walks and boat rides - just a 20 minute drive away near Horning. Wroxham Barns is nearby with independent shops, craft studios, a kids' farm, funfair and restaurant.
The beautiful city of Norwich is a 40 minute drive away, and offers shopping, restaurants, museums and a choice of theatres.
There’s a huge choice of places to eat out locally including beachside cafes, local pubs and fine dining restaurants.

Weather fab, great walking, circular walk through Burnley Hall Estate - lovely - beach walks, been to the Lacon Arms, The Bell, The Dolphin at Hemsby. Eaten at Poppy’s, The Fisherman’s, had fish and chips from the chippy (fab chips). Thanks for the welcome pack. Need to go home I’m worn out from walking so much. Truly a Home from Home
By Andi & Mike Weaver on 27-Mar-2026This was our second visit to Amity House and on returning back for us humans and our dogs it immediately felt like we had returned home. The house is well located, only a few minutes walk to the village shop, Poppy's cafe, The Fishermans Return Pub, the beach or the dunes. Having the downstairs completely tiled and having rear access was a godsend when coming in with the dogs after a play on the beach. It was super easy to just run a hoover around to keep the place clean. The kitchen equipment was super clean and plenty of crockery and cutlery. We cooked on a few nights after visiting Hirsts Farm Shop and Dabs and Crabs. Everything we needed equipment wise was there. The bedrooms are a lovely size with the beds very comfortable. Having a downstairs shower as well as on en-suite also came in handy when our daughter joined us for a few days. Communication with the owners was seamless and they were very prompt to reply. This really is a great little holiday home, we love it so much we have already booked to return later this year.
