Unique luxurious Villa Ampelitis is a hidden gem majestically situated on a stunning hilltop in peaceful countryside, offering 360° panoramic unspoilt views of the surrounding hills, Statos-Agios Fotios village, and on a clear day, the sea. The villa, which is set within a 2000 sq. m orchard garden, (with fruit, vegetables and herbs for you to use), has no immediate neighbours and the pool and poolside cannot be overlooked.
Highly recommended for couples and guests requiring a villa with many extras for complete relaxation. You can enjoy and sample the traditional Cypriot way of life here, yet be within easy striking distance of Paphos and its beaches. The village is 3 minutes’ walk, and the excellent Kolios Winery, for wine tasting with nibbles, is about 15 minutes’ walk.
The jewel in the crown is the 24 hour gas fired indoor heated private pool and adjoining baby pool. You decide which temperature you would like, 26°, 28° or 30° Celsius (or more) prior to your arrival, so you can book with confidence, and know you will be able to swim morning, noon and night! Pool heating and central heating for the house supplements are further down.
The quality and space of this beautiful house is obvious as soon as you walk through the wide front doors. The ceiling to floor windows provide a light, informal ambiance and mosquito screening is provided at all windows. To keep in touch with the outside world Wi-Fi Internet access is provided. Smart TV. Internet connection inside and out..
The stylish interiors were imported from Germany and include an extremely well equipped (home from home) modern stainless steel kitchen, luxurious comfortable leather furniture (reclining 1 & 2 seaters), beautiful bath and shower rooms with wide door shower cubicles and beds which can convert from single to double according to your preference.
2 x optional studios only bookable by you. We do not rent them to anyone else.
Between the main house (which sleeps 2 – 8) and the pool are 2 self-contained studios which sleep up to 4 persons in each. They will remain empty, unless you, the renter, add them to your booking.
The studios are compact, identical and feature the wider doors to make them accessible to all. They each have a private terrace, own front door, spacious accessible shower and WC, kitchenette and TV/DVD.
The reliable and consistent temperature of this gas fired heated pool means Villa Ampelitis is also available to you in low season including Christmas, New Year, Easter and October half term. In low season you will particularly appreciate the Cyprus sun's rays which will pour into the pool room, and the house will be comfortable and cosy. Having central heating and a log fire, (that you can cook over) makes staying at Villa Ampelitis a totally unique experience in Cyprus. You can even ski at Troodos mountains, just over 1.5 hours’ drive, and come home and swim!
Paphos in one direction and Polis in the other provide banks, restaurants, shops and supermarkets.
2 persons: We offer 12% off the main house rates for 2 persons and for 2 adults + 2 children. 2 bedrooms (your choice) will be made up. Ignore the higher rate when booking, we will adjust it manually.
Studio Costings: 1 studio £50 per night, 2 studios £93 week. Hamper included. Studio costings will be added to your main house Booking Form.

This is the second time we have stayed at Villa Ampelitis. We will be back!
By Sharon H. on 20-Aug-2026This is the second time we have stayed at Villa Ampelitis. It was another wonderful holiday. The villa has everything you could want and is very clean. We love the indoor pool, as no matter what the temperature it can be put in full use. The scenery from the villa is breathtaking. It was extremely hot during our stay, but the breeze in the hills made it completely manageable. This year we were able to pick fruit and vegetables from the ground, which was an added bonus. The village is lovely. We went to the Sunday market and were welcomed by everyone. The cafe and restaurant are very friendly too, serving lovely food. Thank you to our hosts, who welcomed us with a hamper, which was extremely useful for the first day. We will be back!

Everything was perfect organized by Nicole and Michael and the supply with eggs and fresh fruits by Lambros was incredible. Villa and Pool were fantastic prepared, as it is usual with Sundance; I know what I am talking about, we come since a couple of years and we were always very satisfied in Sundance Villas. My wife and me we a already looking forward for june when we return, fo Sundance of course. A last big thank you to Sundance staff. This was our second visit to this villa and once again we have been very happy with the service and hospitality offered to us by Lambros and his family and by the Sundance staff. Our villa was spotlessly clean on arrival, and a very welcome pack of groceries provided everything we needed for our first day or two. Thanks especially for the lovely red wine selection, the fresh oranges and the regular supply of fresh eggs from the chickens in the pecan grove – very much appreciated. We enjoyed using the new easy chairs and parasol by the pool which has easy access via Roman steps. Lambros maintained the pool throughout our stay so that the water remained crystal clear. We were also delighted that Lambros has added an extension of a lovely high quality ensuite shower room to the main bedroom of the villa. The weather on our arrival was warm in the day, but cooler in the evening, though the villa was always warm enough for our needs. The temperatures rose considerably during our stay – very warm in the day and warm enough to eat outside in the evening at many of the lovely tavernas and restaurants along the seafront and harbour in Paphos – just needed a sweater or light jacket. We hired a small car from CyBreeze, with a very good discount through the connection with Sundance. We would recommend this as their service is excellent and access to our own transport gave us the freedom to potter around at our own pace. All in all we have had a lovely holiday – we hope to return next year.
Lovely time in 2 villas in different areas
By Maria Shee on 07-May-2016Hi Irene, 2 centre holiday, Paphos and Polis. Meant to e-mail you before now. Just wanted to say what a lovely time we had in both of your villas. Katerina was lovely, especially the pool, and Lambros the owner was very kind to let us have fresh eggs from his hen house. Alexandros Palace was on a lovely side of Cyprus where the beaches were half empty and the villages were not commercialised - loved it. We also enjoyed a couple of lovely meals at the tavern where the owner has a big moustache and at the marina in Latchi. Thanks again and whenever we go back to Cyprus we will be sure to use your villas. Excellent service.
Pecans, pool and privacy

The villa was perfect, with everything we needed, Lambros the owner couldn't have been more helpful. We were told to help ourselves to fruit from the trees and eggs from the chicken run! Will definitely be going back!
