Atlantis Villa, Sea Views, in Pernera near Protaras, Kapparis, - Set in A Quiet Cul-De-Sac . Private Pool Just 5 Minutes' Walk To The Beach! Free WIFIThis extremely large contemporary Villa is part of a small exclusive development in a private cul-de-sac. Unlimited WIFI and UK TV and Sky/Netflix. Just 100 meters from the crystal-clear Mediterranean Sea, great for watching boats pass and there is direct access to a sandy beach, Just a 5 minutes walk! The breath taking uninterrupted panoramic sea views can be enjoyed from all rooms. Furnished to an exceptionally high standard, air conditioned throughout the Villa offers a spacious open plan design, Patio Doors Lead onto the private pool with a Sun Terrace with direct access to the sea. It has ample sun beds, a bamboo day bed, outside sofas, hammocks for you to enjoy the views and relax outside in the sun. The BBQ area has a large dining table and chairs with a choice of Gas or charcoal BBQ Comfy sofas to relax outdoors. The private pool is illuminated great for when you want to take a midnight dip. There is a 42-inch Plasma TV, with satellite DVD , Speaker with AUX cable. There is an Xbox player with games for the kids and flat screen TVs in all the bedrooms with Netflix installed. What makes this villa unique!
The views are the best feature, there are sea views from all the rooms, downstairs and upstairs when you look out of the landing window its as if you are on a ship, all you can see is the turquoise Mediterranean!
The outside space is large, so there is plenty of sunbathing space, even with all the loungers, sofas, hammock and massive daybed, and outside dining table and chairs it is still not cramped. There is direct access to the sea from the Terrace.
The living area is very spacious, we did not want to put another bedroom downstairs as we wanted to keep the open plan feel, we often have two families staying at the villa as a group and they all say how nice it is to have their own space
The teenagers and kids love the den upstairs they can watch movies or play the Xbox or just chill and not have to put up with the parents!
The location is great, there are many bars and restaurants within walking distance. There is a regular bus service that is 1.50 euro if you don't want to drive. There is direct access to the nice sandy shallow beach. This has been designated a a conservation area so great for snorkelling and spotting fish and clear blue sea to swim in.

A lovely Villa.
By James and Ellie on 27-Jul-2026Sue was great from the off, providing us with loads of information and helpful contacts. Atlantis Villa was a very well presented, catering for all of our needs. The Villa was absolutely spotless and everything we wanted, from spacious rooms, immaculate bathrooms, sea views, amazing pool and so much more. We were a family of six and couldn’t fault it. Short 5min taxi rides saw us in the heart of Protaras which was amazing, with so many sights and restaurants to choose from. The most incredible sunrise can be captured from Atlantis it’s self or just a 30s dash across the field behind and you can view it from the ocean itself which is absolutely breathtaking. We will definitely be going back and would highly recommend.

Atlantis Villa
By Suzanne Dunn on 28-Jul-2026We had an amazing stay at Villa Atlantis and are looking to rebook for next summer. The Villa was ideal for us and it had everything we needed for our stay. The beds were very comfortable and there was plenty of space for the 7 of us. The two fridges and water cooler were great and very handy. The location was great for us as we hired a car. We have always loved the beach near the Villa. The pool and outdoor areas were fab and we all made good use of the pool, especially our 5 year old, who learnt to swim in it. We didn't find scabble, we always bring one with us but for some reason this year my mum and I forgot lol. The only thing I wanted to mention, just incase needs looked at, the air conditioning in the twin room was very loud and seemed to have a constant humming noise from it at night, even when off. It was funny when we arrived and realised that the 1st villa we ever rented, 12 years ago, was just across the road - villa Alana. Kind Regards Suzanne
Amazing!

Sue and Lance, the lovely owners were just brilliant from the start. We booked 2 years in advance as we also got married here during our stay. Our ceremony was on the beautiful Ayia Triada beach which you can see from Atlantis Villa and it will truly be a holiday that will stay in our hearts forever. Sue was so informative and on hand to answer any questions we had from the moment we booked. We arrived to a very generous welcome pack with all the essentials- which was so helpful, we didn't arrive until midnight and we were so grateful. We also had a lovely wedding card and bottle of fizz to start the celebrations. Thank you so much. The villa is beautiful, the views are stunning and the pool area was the perfect spot for pure relaxation. Every room was spacious, comfortable and very well equipped. It was so homely, making it easy to switch off, kick back and relax. The location is in a very private and peaceful cul de sac. I walked along the coastal path into protaras most mornings and the scenery along the way was just out of this world. There are lots of shops and restaurants within easy reach - just a short drive into Pernera, Kapparis and Protaras. We headed to the metro supermarket for all of our BBQ essentials and Nick's bottle shop for our favourite tipple - the selection is fantastic. We would return in a heartbeat and I highly recommend it to anyone looking for a relaxing, peaceful and memorable get away. The lemon tree in the garden is so good, the size of the them were huge. Delicious in a G&T and also on the marinade for the chicken and pork souvlaki. Thank you so much Sue and Lance, you and your beautiful villa are truly amazing. Until next time. Michelle and Simon 🥰

Amazing Holiday

Lance and Sue provide so much information about the area, car hire and how to overall get the best of your stay, they recommended us a full itinerary which we used. It has a lovely homely feel and the view is amazing, with a nice added touch of a bottle of Prosecco on arrival. Such a lovely bakery about a 15 minute walk away (we drove because we’re lazy) but we went every morning. Lovely surrounding towns with lots to do. I recommend the beach club down the road for a lovely brunch and some cocktails and Tulum Bar which was one of our favourite nights out, we ended an evening there with a drink on the beach watching the moon with the sea right by our feet, a rarity! We drove to Aiya Napa and the Troodos Mountains from here for days out which made our stay even better. Overall, an amazing stay and the owners couldn’t help you enough. Highly recommend and will be back!

Great Villa in great location
By Jason on 24-Oct-2025We had a fantastic stay at Villa Atlantis , it really has got everything that you need in a great location. Villa is spacious and well equipped, with lovely pool area and stunning views. Walk across the field the sea is just there! With 2-3 beaches either side only 5mins walk away. There are shops and a few bars walking distance and the best bakery only 15mins walk away. We ate at La cultura de gusta in Pernera which was fantastic, definitely go there and only 10mins drive away. I would recommend this villa to anyone, you will have a great time!

Fabulous villa and great location
By Xeno on 02-Aug-2025We had a truly wonderful stay at Villa Atlantis! The setting is absolutely fantastic - spacious, with a lovely garden and pool with uninterrupted views of the sea. The house is very well equipped with everything you could need. Sue was a pleasure to deal with - very warm, friendly and always ready with helpful information, making our stay even more enjoyable.
