Sleeping up to 30 guests, Lapwing Barns has been cleverly converted into one large dwelling that creates a fantastic social hub, while still allowing guests to enjoy their own space. The main house offers generous communal dining and living areas for up to 26 guests, with additional space available for family groups. A separate annexe, located just a short walk of around 10 metres from the main building, provides further flexibility and privacy.

There are 13 beautifully presented bedrooms in total, with three located on the ground floor, one in the main house and two within the annexe. All bedrooms are freshly decorated with coordinating linens and fabrics, creating a light and airy feel throughout, with some rooms enjoying stunning countryside views. Bedrooms offer flexible sleeping arrangements and can be made up as twins or doubles to suit your group, with larger family rooms ideal for those sharing with children.

The property benefits from 10 well appointed bathrooms, including six en suite bathrooms, three shower rooms and one family bathroom. Designed with family groups in mind, the layout works perfectly for up to 26 guests, with space for up to 30 when larger rooms with bunk beds are used. Beds are made up for your arrival and each guest is provided with fresh towels and hand soap and shower gel are provided in the bathrooms.

A real highlight of Lapwing Barns is the brand new handcrafted eco wood fired hot tub with hydro jets. Designed with sustainability in mind, this luxurious addition offers the perfect place to relax while soaking up panoramic views across the Peak District. Comfortably seating up to seven guests, the hot tub is ideal for unwinding after a countryside walk, enjoying a peaceful evening under the stars or simply taking in the rural scenery.

Lapwing Barns features a substantial open plan dining kitchen, making self catering for large groups both easy and enjoyable. Fully equipped to a high standard, the kitchen includes a large American style fridge freezer with ice making facilities, a double oven electric range cooker, microwave, dishwasher and all the essential cookware and utensils needed for a comfortable stay. A separate utility room provides an additional double oven, offering even more flexibility for group catering.

To the rear of the property, a wonderful communal dining room seats up to 30 guests and enjoys views over the garden. Large bi fold doors allow natural light to flood the space, creating a bright and welcoming setting for shared meals and celebrations.

The transformation of the original farmhouse and former stables has been completed to a high standard, resulting in a property that feels both luxurious and homely. Warm interiors, beautiful furnishings and thoughtful design run throughout, making Lapwing Barns an inviting and relaxing place to stay.

Open plan living areas provide plenty of space for guests to relax and socialise together. In addition to the spacious kitchen and dining areas, there are three separate lounge spaces, ideal for quieter moments, each equipped with flat screen TVs with Freeview.

Just across the gravelled drive, a fantastic separate games room is located in the converted barn known as The Cow Shed. This dedicated entertainment space includes a pool table, table tennis, table football and a kitchenette, offering a great place for guests of all ages to enjoy.

Lapwing Barns is dog friendly and offers plenty of outdoor space to enjoy the surrounding countryside. For guests arriving by electric vehicle, there are two 7kW smart EV charging points available on site, one located near the annexe steps and the other on the gable end of the main house, with minimal charges applying.
