Perched high above Dartmouth, Kittiwake is a bright, stylish coastal retreat that offers stunning views and a warm, welcoming atmosphere. This three-storey holiday home is full of natural light and finished to a high standard, making it the perfect place to relax and soak up the charm of the South Devon coast.

From its elevated position, you'll enjoy sweeping panoramic views of the River Dart, the colourful town of Kingswear, and out to sea - with the iconic Dartmouth Castle in view on the horizon. Inside, every room has been thoughtfully designed for comfort, with all main reception areas and bedrooms making the most of the outlook.

Whether you’re enjoying a sunny breakfast out on the spacious deck or taking in the scenery from one of the Juliette balconies on a cooler day, there’s always something to watch. It’s an ideal setting for peaceful getaways and offers a front-row seat to the famous Dartmouth Regatta.

The Features

Don’t be fooled by the modest frontage - Kittiwake may look like a bungalow from the outside, but step through the door and you’ll discover a beautifully spacious, three-storey coastal home full of light, character, and style.

Recently renovated throughout, this inviting retreat features four double bedrooms, two bathrooms, a comfortable lounge, and a fully equipped kitchen - each finished to a high standard and designed with relaxation in mind.

Set in a spectacular elevated position above Dartmouth, Kittiwake boasts panoramic views across the Dart Estuary, out to sea, and towards the colourful town of Kingswear. Whether you're inside or out, the views are always front and centre.

First Floor

Step through the front door - just off the roadside - and you’re welcomed into a bright entrance hall. From here, stairs lead down to the main living area, while two bedrooms and the family bathroom are located on this level. You’ll also find a handy space for coats and shoes, along with a small radiator to warm them after a chilly walk into town.

The first of the two bedrooms features a double bed, bedside tables, a wardrobe, and views that stretch out to sea. This room also includes a compact en-suite with a walk-in shower, toilet, and sink.

The second bedroom is generously sized with a king-size bed set opposite a large window, bathing the space in natural light and offering stunning views over the Dart Estuary. Fitted wardrobes provide plenty of storage.

The spacious family bathroom on this floor includes a walk-in shower, a freestanding bath, toilet, and sink - perfect for a relaxing soak after a day exploring Dartmouth.

Upper Loft

Climb the stairs to the newly converted loft bedroom - a cosy, elevated hideaway with breathtaking views. Thanks to a pair of Velux balcony windows, you can take in sweeping sights of the sea and the colourful rooftops of Dartmouth right from your bed.

This bright and peaceful space features a comfortable double bed, a television for relaxed evenings in, and handy phone chargers to keep you connected during your stay.

Upper Ground Floor

Follow the elegant glass staircase down to the heart of the home - a light-filled lounge designed for comfort and relaxation. Here you’ll find two cosy sofas, an occasional chair, side tables, and a TV with a DVD player, perfect for chilled evenings in.

The electric fireplace adds a warm glow on cooler days, and an entire wall of shelves is thoughtfully stocked with books, games, and films for all ages to enjoy.

A Juliette balcony opens up to showcase more of those iconic estuary views- so whether you’re curled up with a book or sipping your morning coffee, the ever-changing river scene is always on display.

A king-sized bedroom overlooks the River Dart, complete with a Juliette balcony, making it a lovely spot to wake up to peaceful water views each morning. Light and airy, it includes a TV and a convenient private toilet and sink. With a comfortable bed, bedside tables, and plenty of storage, it’s both stylish and practical - a space that really feels like home.

Lower Ground Floor

The lower ground floor features a bright, open-plan kitchen and dining area - perfect for cooking and enjoying meals together. The kitchen is fully equipped with a gas double oven, microwave, fridge, wine cooler, and dishwasher, making meal prep easy and enjoyable.

Just off the kitchen, you’ll find a handy utility room with a second fridge, washing machine, and extra storage space. While there isn’t a tumble dryer, a washing line and pegs are provided for air drying. Plus, there’s a friendly local laundrette nearby that offers a convenient wash-and-fold service if you prefer.

Outside & Decking Area

French doors open out onto the spacious decking area, seamlessly connecting indoor and outdoor living - ideal for al fresco dining or simply soaking up the views.

The standout feature of Kittiwake is its stunning decked terrace - bathed in sunshine from morning through to early evening. Whether you’re relaxing at the large wooden round table on the upper deck or unwinding in the charming garden seating area below, you’ll be treated to uninterrupted panoramic views that are simply breathtaking.

The decking flows directly from the kitchen, creating the perfect spot for al fresco dining, lazy afternoons, or evening drinks as the sun sets. At night, subtle lighting transforms the space, giving a magical new perspective on the glorious estuary vista.

A full parking pass is included with the house, allowing you to park at Mayors Avenue car park, conveniently located opposite Marks and Spencer’s. While spaces are not guaranteed, this is a large car park where you’ll usually find a spot easily. Additional parking is available around town, though it is limited between May and September.

Please note, the access road to Above Town is narrow with just one turning point just past Kittiwake. The town centre is only a short walk away, but be prepared for a steep climb back up to the house due to its elevated position.

For safety and comfort, Kittiwake is not suitable for anyone with mobility issues, nor for children under 5 years old. Sorry, no pets are allowed.
