This gorgeous, newly converted, stone built, 3 bed barn conversion is just a stone’s throw from the South West Coastal Path and the sandy beach of Mothecombe. A superb base from which to enjoy the nearby waterside villages of Newton Ferrers and Noss Mayo and all that the glorious South Hams has to offer.The Smithy is located on a country lane, a mile away from the beautiful sandy beach of Mothecombe. Newly renovated to an incredibly high spec, this fabulous barn conversion is a must stay for anyone who enjoys beach life and the great outdoors.
Formerly a blacksmith’s shop, The Smithy is now modern and sleek, whilst still retaining many original features and charm. Enter through the front door to a large open plan kitchen/diner and living area. Your eyes are immediately drawn to the wonderful
original exposed stone wall at the lounge end of the room. This houses two sofas and coffee table along with smart television.
The dining area has a table to seat six and the kitchen is fully fitted with microwave, oven, induction hob, dishwasher and washing machine. A large fridge freezer completes the look. High ceilings, exposed beams and Velux windows all contribute to making this a fabulous space to kick back and relax in after a hard day at the beach.
The master bedroom is located off the living room. It also features the exposed stone wall, along with the metal framed double bed, mirrored wardrobe and stylish vintage console table. With glass doors leading to the front of the house and a large picture window allowing the morning light to stream in, you may not want to leave your bed in a morning. This room benefits from an en-suite shower room, beautifully furnished with a large walk-in shower, wash hand basin and wc. Two further garden bedrooms are located off a small corridor from the kitchen. Bedroom three houses twin beds whilst bedroom two has a double. Both these rooms have glazed doors leading out on to the patio and private garden. A family bathroom is located alongside bedroom two. Furnished with a shower over the bath, a large, heated tower rail, wc and hand basin.
Outside, The Smithy benefits from off road parking for two cars. A large patio and a garden laid to lawn completes the picture. There is also an outside table and garden chairs should you wish to enjoy the evening sun whilst dining outside with a glass of wine.
Everything about The Smithy smacks of taste, quality and comfort.

By Jessica on 22-Jun-2025We had the perfect stay in Battisborough! The location is ideal - so close to the beach - and everything is perfectly clean and well-equipped. The house is by the road but it's not a busy one.

By Louella on 30-Sep-2024Absolutely beautiful cottage in a wonderful location. We had a great stay, lots of room for our family of 5 and immaculate on arrival. There is a lovely garden with a table and chairs where we enjoyed the afternoon sun. Short drive or stroll to the local beach. If we come back to the UK, we will definitely stay again.

By Joseph on 11-Apr-2025The Smithy really is a little gem! We stayed here for my mum’s birthday/ retirement celebration, and had the best 4 days that we could have hoped for. The location was perfect, with Mothecombe beach down the road, and Noss Mayo being a particularly spectacular place to visit. Salcombe is also within driving distance. The Smithy was everything we expected (and more). We would definitely consider visiting again in the future. The apartment was lovely, with a nice open space out back for relaxing and bbq’ing.

By Michael on 31-Oct-2024A really thoughtful and lovely conversion that suited us perfectly. The barn is spacious and well laid out. Good sized bedrooms, lovely bathrooms and well presented. The allowance of pets and the availability of an EV charger were key and gratefully received. It’s at least a 20min walk to the beach, but so worth it and the stop off at the school house for coffee, drinks, pizza was perfect. Whilst the walk was via a quiet country road, we don’t know if there was a better way? Hence our only gripe was lack of insight, walks, maps and local information at the property that may have helped us get some ideas and recommendations. Google is helpful but local recommendations much better. Defo recommend and would return. Lovely chilled week which was what we were after.

Patsy’s property is a total gem and wonderfully located near Mothecombe beach for lovely walks. The local School House restaurant does amazing food. The property is a gorgeous open plan reno, tastefully done, super spacious and well equipped. For EV drivers the charge point and off road parking for 2 cars was a real win. Can’t recommend it enough. We had a terrific week.
