Knighton Coombe is a truly special 200 year old detached house set in it’s own 7 acres of land in the stunning South Hams in Devon.

With a wood fired hot-tub, underfloor heating, large comfy rooms, log fires, country kitchen, EV charger, not forgetting the sweeping AONB valley views, there is so much space to unwind, relax and enjoy a glorious summer holiday with extended family or groups of friends.

There is so much outside space to enjoy but please be aware that there may be potential trip hazards in certain parts of the gardens. There are large patios with plenty of outdoor seating, a gas BBQ, outdoor log burner and lawned areas - a lot of space to unwind and enjoy the summer sunshine.

Knighton Coombe is a spacious welcoming country home with plenty of room for large groups to spread out, relax and enjoy. Set in it's own private grounds, with one acre of fenced gardens and a further 6 acres of fields to roam and play. Close to the lovely town of Modbury and only 10 minutes from sandy beaches, Knighton Coombe has to be the home of choice for your summer holidays. This family friendly home has 2 sitting rooms downstairs; a large welcoming front hall with piano; boot room (with washing machine and tumble dryer); wc and fully fitted farmhouse style kitchen/diner. The kitchen is equipped with aga (in the cooler months), electric oven and induction hobs, microwave, American style fridge freezer and coffee machine. Upstairs there are 6 bedrooms, 4 have king size beds, 1 has a double and the children's room has a set of bunk beds. 2 bedrooms have en suites and there is also the large family bathroom.

There is also an outdoor play area with ropes and trees to climb. A true paradise for children but please do take care to supervise them as we cannot be held responsible for accidents. There is also a fenced pond with ducks so you must ensure your children are supervised at all times.

Please feel free to roam the 6 acres of adjacent fields and enjoy the unparalleled views over the neighbouring Area of Outstanding Natural Beauty and the stunning Modbury church steeple. There is easy access into Modbury via the field behind the house (due north) to a pedestrian gate, then down a minor country lane. It's approximately a 10 minute walk and once there you can enjoy the quirky local shops such as Wild Goose and Ringrose, then perhaps a light lunch in the curator!

Please note that we do have a long term tenant in a separate building who will share only the driveway.

Up to 3 dogs are very welcome, but we do charge £50 per dog per stay.
