Acabanes holiday villa has very flexible accommodation and can equally be enjoyed by a couple or by a large group. If you are considering a Spring or Autumn holiday and are a smaller group, then please do enquire for lower occupancy rates.Ultra fast fibre, up to 8 Gbs
There are Flights from all over uk to Bergerac, which is only a 20 minute drive to the villa.
Acabanes has extensive facilities for all ages and interests. If there is something which will make your holiday just what you want it to be, then please let me know and I will endeavour to purchase it for your stay.
Acabanes is a large, beautifully renovated French villa in a lovely area of the Western Dordogne, close to Bergerac, Duras and Eymet.
It is full of charm and character, yet modernised to the highest standards with extensive facilities, and is situated in a quiet location on the side of a gentle hill with lovely south facing views over the surrounding rolling countryside and vineyards.
Acabanes has been designed and equipped for outdoor living, with a large (11x5m) superb heated, salt pool with retractable cover, which means it can be used as an indoor or outdoor pool.
We cater for all sizes of parties and can accommodate both the very young plus the elderly.
Extensive equipment is provided complimentary for infants and young children. There is no need to bring any of your babies or childrens equipment with you, which means you have the option of flying to Bergerac or Bordeaux if you prefer.
The villa has extensive grounds of approximately 3 acres and has 4 terraces. The outdoor areas are ideal for general relaxation and various sporting activities for all the family to enjoy. A large outdoor games box is provided for guests.
The covered tiled terrace is ideal for bbq's, with a huge table and lots of chairs for 'al fresco' dining or just simply enjoying the views over the garden and surrounding countryside.
Pool and Terraces: The pool and terraces have been designed to produce the maximum space for guests whilst maximising individual space. The 11 x 5m pool is surrounded by a very large sheltered terrace with many sunbeds and sun shade. The pool is fitted with a retractable telescopic pool cover. Atmospheric lighting throughout enables the pool and terraces to be used late into the evening.
There are 4 terraces;
1. 5 x 4m outside the downstairs Lavender bedroom
2. 6 x 4m outside the Green bedroom with an inlaid giant chess board
3. Between these terraces is a deck
4. Covered main terrace leading from the kitchen. The gardens extend to over 3 acres with a fenced lower garden of 2 acres. This large garden is perfect for football with football goals, and rounders. There is also a supersize trampoline, childrens play area and Wendy House
Ground Floor
The focal point of the barn is a vast sitting room measuring 9m x 8m and which is open to a magnificent timbered 'cathedral' ceiling. This sitting room is full of character with the original stone walls and tiled floors. Located within the lounge is an entertainment area which includes a 50in SMART TV connected to a dvd.. A championship pool table is also in the lounge area which our guests really enjoy and many tournaments are enjoyed late into the evening. There are lots of board games also for all ages for our guests to enjoy. The kitchen and dining area leads from the sitting room. This area is 9m x 4m with tiled floors and oak fitted units. It also has a large SMEG dual fuel oven, microwave, dishwasher, washing machine and large fridge/freezer. The kitchen opens through double frenchdoors, onto a partly covered tiled terrace where guests can enjoy a Weber charcoal and gas bbq.
On the Ground floor are two super-king triple bedrooms Lavender and Verte, both with en suite shower rooms, exposed stone walls, tiled floors and doors to their own terraces leading to the pool area.
First floor:
There are 2 family suites upstairs and alll four first floor bedrooms have air conditioning.
1. The Rose Suite - Main bedroom with super king bed and a single bed. Next to this room is a smaller Childs room with a single bed and wooden cot. These two rooms share a large bathroom with shower and large bath.
2. The Yellow Suite - Main bedroom with super king bed and a single bed. Next to this room is a Twin bedroom. These two bedrooms share a bathroom with shower and bath.
All bedrooms have high quality mattresses. Each guest is provided with a pool towel and two bath towels. There is Bedeck bedding throughout. There are Authentic African nets over all super-king beds.

Family Pets:
We have been welcoming much loved family dogs since we started renting in 2000 very successfully, and indeed with many returning each year. The majority of local restaurants and vineyards welcome them too. There are lovely walks directly from the villa through the vineyards and along the single track lanes. It is very easy to bring them on the ferry in the dog friendly cabins.
Chef/Yoga:
We offer a complimentary concierge service to ensure you have a stress free holiday from the time of your first enquiry and can arrange lots of extra services at the villa. Please make sure you book early.
Cycling, Walking and Wine Tasting:
The villa is surrounded by a network of single track lanes without hedges which are perfect for cycling and walking. One of the great joys in rural France is to enjoy a walk or cycle to a local restaurant.
We have strong links with several local family and dog friendly vineyards for our guests to enjoy.
Kitchen and dining:
Vast, very well equipped kitchen with seating for 12, Welsh dresser, wine fridge, large fridge freezer, Bosch washing machine & dishwasher, Le Creuset, Scan Pans, Viners cutlery, ice machine, cafetieres.
The Dining area is huge and part of the kitchen and this whole area is an extremely sociable area for guests to meet up, cook and dine.
French doors lead onto the covered terrace and the gardens.

Vast room 9m x 8m with a Cathedral oak timbered ceiling. There is a seating area around the large wood burner and also a second seating area grouped around the large Smart TV, Dvd & Panasonic surround sound, vast DVD collection, extensive board games and gaming table.
The snooker/pool table, is very popular with guests!

Lavender - 4 poster super king bed, plus a single bed with en suite shower room.

Rose Suite - Main bedroom has a super king bed plus a single bed. The adjoining children's room has a single bed plus a Mamas and Papas wooden cot. These two bedrooms share a large bathroom with shower and very large bath.
Jaune Suite - main bedroom has a super king bed plus a single bed. There is also a Twin bedroom. These two bedrooms share a bathroom with shower and bath.
All Main bedrooms have romantic African nets and hair dryers. First floor bedrooms all have air conditioning.

By Williams family and friends on 06-Sep-2025Our first visit to Acabanes, having previously stayed in La Grange. As with the latter, the villa is also well appointed, for example with lovely en suite bath/shower rooms and aircon upstairs as well as a fantastic swimming pool with a cover that is very easy to operate. This kept the pool warm during the onset of autumn weather. Our big group loved Acabanes for the extra indoor facilities like the pool table, table football and mini-gym and sauna. All 10 of us enjoyed being able to sit at the dining table inside when the weather was not so good and of course sitting out on the covered terrace when the temperature allowed even in mid September, watching the sun set, was a real pleasure.. Visits to favourite restaurants nearby were a delight - Famille Moutier, Relais Monestier, Melange and Bistrot du Clocher. New finds for us included Chateau de Fayolle and the restaurant at Foncaussade. The golfers in the group enjoyed playing at nearby Vigiers. Suspect there will be demands to return again next year! As always, the owner Tracey is super helpful and responsive, a pleasure to deal with.

By Steve Barrett on 09-Aug-2025We had a fabulous 7 day holiday at Acabanes. The Villa is beautiful and just as described on the web site. Our four grandkids had a great time playing in the large pool (even in the 42c heat.) The locality is great with several villages within 10 -15 min drive and a great golf course ( golf clubs available at Acabanes) .Tracy was incredibly helpful throughout and was always available to answer any questions on the run up to and during our holiday. I highly recommend this Villa for anyone looking for a relaxing family holiday in the sunshine.

Great week at Acabanes

From making sure the place would be suitable for our extended family, recommendations and small issues resolved quickly. The house has everything you will need for babies through to older children. We'd definitely consider Acabanes or Tracey's other property in the future.

Acabanes......the perfect family holiday home
By Nick French on 12-Jul-2025This magnificent property is perfectly suited to a multi generational family holiday. The short ( 20 minutes) drive from Bergerac airport ( itself delightfully small and quiet) reduces any travel hassles. The property itself has every facility that one could require , one of the finest sights was seeing our 3 young grandchildren joyously running into the huge ( and safe) garden every day as they headed for the trampoline, swings and slide. Support from Tracey, the owner, was much appreciated and charmingly offered by return whenever we sought advice on local activities. And of course the area itself is both beautiful and fascinating with markets, castles, river bathing and ubiquitous fields of sunflowers............ All this combined to produce ( as sometimes they are not) a totally stress free family holiday! The family are already encouraging me to rebook for the next time.

Lovely second time at La Grange
By The Bannister family on 21-Jun-2025This was our second year a La Grange. We were not disappointed. Tracey had organised our initial shopping and our vets appointment as she did last year. We spent two weeks here and a further two weeks at Acabanes, Tracey's other villa. Tracey made sure that the change over was seamless and her team even moved our fridge contents. We love this area and visited Bordeaux, St Emilion and Monpazier amongst other places. A lot of golf was played too at Chateau des Vigiers which the villa overlooks. Another wonderful holiday.

Lovley property- well located
By Zoe Haigh-Davies on 14-Jun-2025Lovley property, very clean. Has every amenity you could possibly think of. Amazing facilities, equipment and toys for the little ones (including babies). Pool is amazing, very large and heated. Air-con in the upstairs bedrooms is a godsend in the hot weather. Ideally located. Tracey is very responsive and will help with any recommendations or suggestions- including a soft play centre for our daughter on check-out day. Book a visit to Chateau Thenac as its only at the top of the hill and lunch at Chateau De Fayolle (15 mins away).
