Kineton – Spacious "Upside-Down" Cottage with Stunning ViewsDon’t let the “upside-down” layout fool you—Kineton is a beautifully designed cottage, full of character and comfort. With its spacious living areas upstairs and peaceful bedrooms downstairs, it’s an ideal choice for families or groups of friends looking to relax and reconnect in the heart of South Devon.
The upstairs living space is bright and airy, featuring a vaulted ceiling, cosy lounge, and sweeping views over the fields—a perfect spot to unwind. The well-equipped kitchen, separate utility room (with washing machine and tumble dryer), upstairs WC, and spacious dining room provide everything you need for a comfortable and sociable stay.
On the ground floor, you’ll find two double bedrooms (one with a modern en-suite added in 2022 and space for a cot) and two twin bedrooms, one of which can be made into a double thanks to its zip-and-link beds. A newly fitted family bathroom completes the layout.
Kineton holds a Four Star Gold rating from Visit England, reflecting its high standards of quality and comfort.
As a guest, you’ll enjoy full access to Pitt Farm’s excellent shared facilities, including a heated indoor swimming pool, tennis court, games barn, zip wire, boules court, woodland walks, and outdoor playground—something for everyone to enjoy.

The kids really loved feeding the animals - they didn't miss a day, even when it was pouring with rain! The cottage and facilities are excellent and we enjoyed exploring nearby - Salcombe, Dartmouth, Woodlands Theme Park and some castles around Totnes. Thank you!
It Was So Much Fun!

Kineton is such a lovely cottage, the best thing, well there were so many, but I love being able to collect croissants, and the pool. Sadly I did not feed the animals but I saw them on the way to the zip wire. I loved being so close to all my cousins, and me and my family have made some memories that we will never forget, so thank you.
A wonderful time in Devon!

The morning animal fees were a highlight for the children, as were the great facilities for outdoor and indoor play. We visited Dartmouth and took the ferry, went crabbing and enjoyed Devon ice-creams. We had a sunny day at the beach and Burgh Island (can highly recommend ales at the Pilchard Inn). All in all a lovely time at Pitt Farm, thank you for your hospitality!

We enjoyed visiting the local attractions, especially Woodlands Theme Park. William - I loved how big the cottages are, and the pool's great, and the place is so good I hope I can come here again.
A wonderful stay we extended family

Wonderful week in Kineton Cottage

Paington Zoo was a resl highlight of the week and would definitely recommend a visit. Thanks also for your warm hospitality - nothing was too much trouble.
