Description

This wonderful holiday home has 2 separate buildings and can sleep up to 14 guests in 7 bedrooms in luxury. The properties are set on the prominent position overlooking the beautiful countryside. The properties have been recently renovated to a very high standard and the soft furnishings and furniture are all of a high quality. When you enter through the gates, the 3 bedroom Pigeonnier is straight ahead of you and the main house is off to the right. The main house has 4 bedrooms and the Pigeonnier has an additional 3 bedrooms.

The Country House

The main entrance takes you into a beautiful hallway with stunning staircase. From the Entrance Hall, the Kitchen is on the left and is a large open plan space with a breakfast area as well for dining. The kitchen is well equipped and has Miele appliances and a large American fridge freezer. There is a formal Drawing Room which has doors onto the stunning terrace which overlooks the large pool area. There is also a TV room with Freeview French and English flat screen television. There is a downstairs WC. There is also a Gym in the barn opposite the house as well as a laundry area.

There are 4 bedrooms upstairs in the main house comprise as follows;
Bedroom 1 is a king-size bedroom with an en-suite shower room and dressing area.
Bedroom 2 is a twin bedroom.
There is a family bathroom with egg shape roll top bath with walk in shower as well.
Bedroom 3 is a queen-size bedroom.
There is an additional family shower room.
Bedroom 4 is a queen-size bedroom
All of the bedrooms have air-conditioning

The Pigeonnier
The Pigeonnier is completely separate but only a few seconds walk from the main house and is never let separately. It has a well equipped kitchen and living area as well as having a terrace and BBQ area. There are three bedrooms in the Pigeonnier comprise as follows;

Bedroom 5 is a queen-size bedroom.
Bedroom 6 is a double bedroom.
Bedroom 7 is a twin bedroom.
There is a modern family bathroom in the Pigeonnier.

Games Barn
There is a large barn that has been converted into an entertainment space with polished concrete floors, a large bar area, fireplace and snooker and table tennis. There is also a wine tasting room and a mezzanine area with a home cinema. There is also a small gymnasium.

Outside Living

The property is surrounded by beautiful countryside and the views over to the village church are stunning. The grounds are approximately 6 hectares and includes vines. There is a fantastic travertine terrace that runs the whole width of the house and is set up with a large table for outdoor dining. There is also a BBQ area with pizza oven which is accessible from the kitchen in the main house. There are numerous other terraces and quiet areas to escape to. The Swimming pool is 15m x 5m and is heated. The pool is fully secured by a glass wall and is floodlit with roman steps. There are plenty of recliners and parasols around the pool area. There are also a number of lawned areas for games and there is a table tennis table as well as a petanque pitch.
Location
The bastide town of Eymet is just 10kms away with shops, bars and restaurants as well as the weekly market. The Dordogne river-side town of Bergerac with its International Airport is just a 25 minute drive to the North.
It is an ideal holiday home for families and groups in search of tranquillity and privacy whilst being in easy reach of the wealth of interest that the Dordogne has to offer. The Dordogne valley is well known for its abundance of vineyards including Monbazillac, Pecharment and Bergerac AOCs. There are activities to suit all ages and interests, foodies will enjoy the great local restaurants at the heart of France's centre of gastronomic excellence, as well as the wine of AOC Bergerac. The area has been described the capital of world prehistory, and culture vultures are spoilt for choice with caves, museums and chateaux aplenty.

Getting Here
The Chateau is just 25 minutes south of Bergerac making it an easy final destination. Bergerac has its own International Airport. Ryanair flies here from London Stansted, Liverpool, Nottingham, and Bristol. Flybe flies into Bergerac from London Gatwick, Southampton, Exeter and Edinburgh. There are also interconnecting flights to Belfast, Glasgow, Dundee and Newcastle with Flybe. Jet2 flies to Leeds Bradford Airport and Transvania flies to Rotterdam. Twinjet also now flies from Bergerac to Paris.

The vibrant city of Bordeaux is 1hr 30 minutes away, with a larger International Airport servicing even more UK and Worldwide destinations. In addition, Toulouse Airport is approximately 1hr 30 mins drive to the south - again a large International Airport. The TGV station at Libourne connects with Paris.
