Description
Mimarmel is a contemporary single story villa situated towards the end of a quiet "no through road" of 16 similar properties just five minutes walk from the centre of the quaint village of Ginestas.Once through the front door pass through the lobby, with a cloakroom on the right hand side, into the bright and airy large (55 sq m) open plan living area with two sets of French doors leading on to a covered terrace and the garden.
The living area is furnished in a contemporary, comfortable and practical style with plenty of room for 6 guests. The very well equipped kitchen with breakfast bar is ideal for preparing a quick snack or a gourmet meal. As well as the breakfast bar there is a large dining table easily seating 6.
A door from the living area leads onto an inner hallway off which are the 3 bedrooms and the main bathroom. The main bedroom has a comfortable super-king size bed and has its own ensuite with shower, washbasin and toilet. Bedroom 2 is flexible as it can be offered as a twin room or with a king size bed. It also has useful washbasin. Bedroom 3 has twin beds.
Walking out through the living area French doors there is a shaded seating area for 6 close to the built in barbeque. A door leads off the terrace area to the pool room where the washing machine can be found.
Looking south from the living area or the terrace the pool sparkles and there is an array of colour all year round in the Mediterranean garden. Stretch out on one of the sunbeds and relax and enjoy the sunshine and the gentle chime of the village church bells in the distance.
In the evening head out into Ginestas or one of the neighbouring villages for a meal or drinks or simply enjoy the peace and quiet of the evening whilst watching the swallows dipping in and out of the pool.
The village Boulangerie is only a few minutes walk away where fresh croissants, pains au chocolates and freshly baked baguettes are readily available. The village Tabac also has general supplies and English newspapers can be purchased.
If you don't fancy cooking at lunchtime then head to Les Trois Petits Cochons in the village for a delicios three course meal. La Table du Casino next to the Mairie also serves lunch and dinner. L'oncle Jules, the local wine bar, adds to the choices available.
The village also has a bank with ATM, a post office, a pharmacy and a hairdresser. There is a co-op for the local wine or you could go to one of the neighbouring villages - there is a wealth of wine choice on the doorstep!
Venturing further afield there are numerous places to visit including the beautiful medieval walled city of Carcassonne, the Cathar village of Minerve, the Canal du Midi and some beautiful sandy beaches. We have a collection of tourist leaflets at the villa and we are always happy to make suggestions based on individual guest's preferences.
Please note that the villa is strictly non smoking and no pets are allowed. In the summer our changeover day is Friday. The maximum capacity of the villa is six - an additional cot together with baby equipment can be provided on request. Electric vehicle charging is not possible at the villa but there is a public charging point 350 metres from the villa.

By Anne & David on 18-Jul-2025What a lovely week! Beautiful house, immaculately prepared for our arrival. The welcome pack was very much appreciated – especially the Yorkshire Tea! We enjoyed visits to Carcassonne, Beziers, a super boat trip on the Canal du Midi (Cap au Sud at Beziers) and the gorgeous hill town (village?) of Minerve. After each day out it was so great to get back and jump into the pool! We had a lovely meal at La Table du Casino and enjoyed several “dégustations” including the Cave Co-Op at Argeliers (their reds are highly recommended) and especially the Domaine des 7 Écluses at Sallèles d’Aude (which is a beautiful little canal-side village) where the wines are absolutely incredible for the price and the welcome is very warm and friendly (and very French!). We also recommend the local wine from La Ginesto – the rosé BIB is outrageously cheap for such a nice glassful! Many thanks to Robert & Penny for sharing your lovely home with us and to Rob & Yvonne for getting it into such a lovely condition for us. Just wish we could have stayed longer!
A simply wonderful villa

The house was beautifully presented, clean, well equipped and the swimming pool was a fabulous size for the whole family to play. I would truly recommend.
One of the best we've stayed in in France!
By Steve and Pat on 17-Jul-2023The villa is so fantastically well equipped, one of the best we've stayed in in France, so much so that we didn't need half of the things we brought with us! Beautifully clean on arrival and a delightful welcome basket. As the villa is all on one level it was particularly suitable for us. In September 2020 my husband had a serious road traffic accident resulting in an above the knee amputation and we had despaired of finding a suitable gîte. Even those described as 'wheelchair friendly' (what a misnomer! ) were just hopeless. I cannot tell you how many we trawled through on the internet. Although, as stated in the description, the villa is not really suitable for a standard wheelchair as the doorways aren't wide enough, we brought a folding travel wheelchair with us. These are much narrower and he was able to move around with no problem when he took his prosthetic leg off in the evening. What really sold us on villa Mimarmel was the wetroom. We brought our own shower seat with us which made it absolutely perfect. With the exceptionally hot weather we had during our stay the pool was a star attraction, particularly for our 5 year old granddaughter. So safe for little ones. With 40° in the shade on the patio one day I might say the pool was an essential! Super garden with shaded areas to sit and relax. Lots to do in the area for all ages and a couple of good restaurants in the village. Thank you for allowing us to share your lovely house.
What a superb villa and holiday!
By Janice on 25-Jul-2023What a superb villa and holiday! We are a family of four with two teenage daughters. The villa was sparkling client and tidy on arrival as expected. Wonderful, pristine facilities in a delightful location within walking distance to the local village, which offers cafes/restaurants, boulangerie and pharmacy, easily accessible on foot. The swimming pool was a great size and a welcome break from the heat. With air conditioning too this villa has everything to offer and in close proximity to supermarkets and the vibrant town on Narbonne. We would have no question in recommending this lovely villa. The owners Robert & Penny were a delight to liaise with and Yvonne and Rob did a wonderful job of looking after it in France. Thank you so much, we look forward to returning in the future!
A wonderful, relaxing week

The villa was spotlessly clean and had absolutely everything we could need to make our stay stress free and comfortable. The pool area is great and we all enjoyed lots of swimming - very refreshing after a morning's sightseeing in the local area.

By Nicole on 10-Nov-2023Wat een heerlijke plek is dit! Echt een aanrader! Wij verbleven hier een weekje, maar hadden hier vrólijk nog een week langer kunnen blijven. Het huis is ruim (met airco) en ligt in een prachtig dorpje met meerdere leuke (kindvriendelijke) restaurantjes, een fijne bakker, noem maar op. Zee en bezienswaardigheden (Carcassonne, bijvoorbeeld) zijn in de buurt, maar de grootste troef is natuurlijk dat prachtige zwembad! Zó groot en mooi schoon! Wij hebben hier een heerlijke vakantie gehad en komen graag weer terug! Translation from Dutch: What a lovely place this is! Highly recommended! We stayed here for a week, but could have happily stayed here for another week. The house is spacious (with air conditioning) and located in a beautiful village with several nice (child-friendly) restaurants, a fine bakery, you name it. Sea and sights (Carcassonne, for example) are nearby, but the biggest asset is of course that beautiful swimming pool! So big and beautifully clean! We had a lovely holiday here and would love to come back again!
