Spacious galleried sitting room has huge picture windows with spectacular views of lake and mountain, 5 sofas, large open fireplace, large flat 50 inch smart TV, DVD, hi-fi. Museum quality model of HMS Victory in a glass case.
Well-equipped kitchen/diner with full-length, sliding glass doors overlooking the view leading to the deck and garden. Dishwasher, washing machine, tumble dryer, microwave, fridge freezer, hob, double oven. Tea towels.
Downstairs, king, twin and double all en-suites, with flat screen TVs. Upstairs king and twin bedrooms and further bathroom. 2nd sitting room w/ smart TV, DVD, 2nd basic kitchen. Free WiFi.

Lakefield House stands in spacious and delightful gardens with its private drive. Inside the house you will be surprised by the cleverly-designed, roomy interior.
The magnificent drawing room is designed to take full advantage of the glorious, atmospheric views (over Esthwaite Water and the Coniston fells), with sofas that invite you to relax and enjoy the scenery. Even if it rains you can still enjoy the view! Indeed, many of our guests find it difficult to tear themselves away from the mesmerising view! (See "Gallery" for views from Lakefield) Historic pub, with great food, 4 minutes walk.
The House has a modern kitchen/ dining room with modern appliances and equipment. The dining room also has the same beautiful views. Linen and towels are included. The house sleeps a maximum of ten people in 5 bedrooms with 4 bathrooms (3 en-suites) and separate w/c and is strictly No Smoking.
The accommodation comprises:
Open carport leading to front door.
Entrance hall.
Drying/walking gear room with Belfast sink, washing machine and clothes line.
Superb spacious drawing room with full wall of picture windows overlooking Esthwaite Water and Coniston fells.
It has five comfortable sofas, an open fire, a 50" smart TV with Freely (plus DVD), CD player and a museum standard model of HMS Victory in a perspex case.
The dining area has a substantial oak table and glazed patio doors leading to an outside raised deck.
The stylish kitchen is modern and exceptionally well-equipped with:
a double oven, induction hob*, dishwasher, fridge.
In the adjoining utility room there is a large fridge/freezer (three large freezer drawers), microwave and heat pump dryer, with a door to the rear garden.
An inner hallway is well stocked with a wide range of games, puzzles and books (plenty of children's books).
High speed broadband/ WiFi.
All bedrooms are furnished to a high standard with beautiful fabrics and furniture. Three stylish en-suite bedrooms are on the ground floor:

Each downstairs bedroom has a flat screen TV.
Upstairs are two further bedrooms:
king-size and a twin, with a further luxury bathroom and a further additional WC

Parking is for 4-5 cars in the driveway. The gardens are a great feature of the house, to the front side and rear.
For rainy days, the garage contains a full-size Cornilleau table tennis table.
Tesco and Sainsburys can deliver food/groceries, if required.
If you have a larger party, you can book the House and the Cottage together.
* Those with pacemakers should keep a distance of 2 feet from the hob.

By Susie on 27-Nov-2025“Absolutely beautiful setting overlooking the lake.” House was excellent and had everything and more than we could have wished for. Beds were comfortable, bed linen and pillows good quality. Lots of baths,showers all with plenty of hot water. Loved the upstairs view from the snug.The garden was enclosed for our dog. Electric charging point was useful. Lots of games,books and films and the owners sent us comprehensive information on the house and local area which was kind. We could not fault the location, house or facilities and would definitely recommend it to others. We would certainly like to return. - Susie, November 2025
Most attractive Property
By George on 23-Aug-2025This most attractive property was ideal for our family holiday. Information provided by the owners was very helpful prior to our visit. The facilities were excellent. The views from the sitting room were stupendous. It was so good to be close to the famous Beatrix Potter residences. Pubs and restaurants near by were first class. I cannot state more strongly how much we enjoyed our holiday in dear Lakefield House.

Lovely walks from the house along with Grasmere and Coniston. We ate locally at the Tower Bank Arms, Cuckoo Brow Inn and Hawkshead village. Would love to return.
