Barn Conversion in Hindolveston, Holt, North Norfolk - Ideally Positioned For North Norfolk Coast, Norfolk Broads And Norwich, Walking & Cycling.Whether you are looking for a family holiday or a romantic short break, you are sure to find lots to do in the area. Holidays usually run from Saturday to Saturday. Please email the owner for prices of 5 day mid-week stays, as short breaks are sometimes available out of season.
Payment should be made by bank transfer (details on request), for which an emailed receipt will always be given.

Swallow Barn offers peace and privacy in a garden setting, where abundant wildlife includes owls - both barn owls and little owls - swallows and pipistrelle bats, as well as numerous garden birds and wild animals. It isn't unusual to see a young fox or a family of muntjac deer passing through! Buzzards and kites nest within half a mile and can often be spotted overhead. The garden at Swallow Barn is in full sunshine throughout the day, weather permitting(!), and benefits from some spectacular sunsets. It backs onto and overlooks the owner’s fields and farmland.
The property is spacious. It boasts a stunning beamed living room with three relaxing settees and large woodburner, which makes for cosy winter evenings; visitors can relax with a glass of wine in the conservatory overlooking the garden, and watch the evening forays of the barn owl, who roosts in the old barn opposite the cottage, across the field. The large master bedroom offers a king-size bed, TV and ensuite, whilst the second bedroom has two 3ft wide Myers divan beds. A comfortable M&S 4ft wide sofa bed in the living room completes the accommodation for up to six people. Free Wifi is provided.

Children and a maximum of two dogs over the age of 8 months are welcome at Swallow Barn. A cot option in the main bedroom is available on request, and a baby chair can be provided. The pine staircase seen in the photos leads to the owner's storage area, and is gated and locked at the bottom to prevent children accessing it. Dogs can run safely in the garden, which is surrounded by a post and rail fence, netted to the top, and gated to the road so it should contain even the smallest of dogs!. There is a bridle track for dog-walking a few hundred yards down the quiet lane from the property, and dogs will love the extensive sandy beaches at Wells and Holkham and local wooded walks.
The property offers gas central heating throughout, which makes it inviting and comfortable to stay in, whatever the season, as well as a wood-burning stove.
Swallow Barn is located some 6 miles from the Georgian town of Holt, with its excellent range of shops and restaurants. The many quiet lanes and off-road tracks are ideal for cycling and walking, while bird watchers will enjoy the local Raptor Point, Pensthorpe Nature Reserve and the Blakeney and Cley marshes. Blickling Hall and Felbrigg Hall – both National Trust properties – are about 20 minutes distance. Sandringham and Holkham Hall are easily accessible. Explore the North Norfolk Coast, with its clean, sandy beaches, as well as the Norfolk Broads and Norwich (30 mins), with its castle, theatres, shops and nightlife.
Within a 5-minute drive you will find: an excellent family-run butchery, 2 open-late general stores, scrumptious bakery (resist if you can!), fresh Cromer crabs and farm produce for sale, 2 takeaways and excellent food in pubs where dogs are welcome .

By Rob on 22-Apr-2014Our second visit to Swallow Barn. It is a peaceful quiet haven set in the "wilds" of Norfolk. Almost as far away from anywhere that you can get BUT still close enough to the attractions, the sea, the seals, walks, and everything this beautiful county has to offer. We have had a wonderful week the weather was good, and Swallow Barn was a lovely comfortable "home" to come back to after a day out exploring. Thank you Val. Recommended for: Families with Young Children, Sightseeing, Adventure Seekers, Romantic Getaway.

By Sara B on 01-May-2014We picked Swallow Barn as it was a 'dog friendly' holiday cottage for our family of 2 children and 2 Labrador dogs. Couldn't have picked a better place to stay! Val made us feel very welcome and was more than happy to give information of the local area, dog friendly walks and beaches. The barn is beautifully converted and very spacious. We really enjoyed relaxing in the conservatory whilst watching the kids play cricket in the field. The garden is completely enclosed ensuring the safety of our dogs. The area is stunning with the beautiful 'Wells next the Sea' just a 25 min drive away with stunning walks through the pine forest and beach just goes on for miles! Looking forward to booking again for next year! Recommended for: Families with Young Children, Pet-friendly, Sightseeing.
Peaceful and Pleasurable
By Carolyn on 19-Aug-2014We were impressed by Swallow barn, it had space and and been beautifully converted. The house is in a lovely rural location, but only about 8 miles from Holt, with a choice of an A road or a B road to get there. The Conservatory on the front was a delight when the day cooled or first thing in the morning for breakfast in the sun. We enjoyed eating out on the patio and were pleased to have a Barbecue on hand. The Living room is large with a fire, but we enjoyed the conservatory too much to want to use it. The beds were really comfy with new Pocket-sprung mattresses. We loved the convenience of having 2 bathrooms with showers. Val has just had WiFi installed, so internet access was available. The house was clean and well-equipped, even with tablets for the Dishwasher. The owner Val was really friendly and denied us a Hoover to clean up prior to leaving as we were on holiday!! Can you ask for more?
Lovely barn, lovely lady

A real home from home that exceeded our expectation.Very comfortable,also great to have 2 bathrooms as we were two couples.The large enclosed garden was safe for the dogs, no worry about letting them out.So quiet and yet really convenient to get to places.Had a wonderful holiday even the weather was kind.Val is star,a really lovely lady.Thanks Val. Certainly would recommend and will definitely be returning
Lovely accommodation and owner
By Stephen P on 20-Jan-2015My wife and I have just returned from a lovely Winter break in delightful Norfolk. Val the owner was most helpful from the outset when we had to delay our break due to illness, and was just as friendly and helpful when we met her on arrival. Swallow Barn offers excellent accommodation, it is well appointed, clean, warm and comfortable, and situated in a quiet rural area with many local walks. The accommodation is across a field from owner Val's own property , and is private, yet Val is not too far away if you should need any advice. Our lab x greyhound enjoyed his stay too, and the fully enclosed / fenced spacious garden is excellent for a dog, as he could be let out without any fear that he would go astray. It was a delight to watch a Barn owl hunting in the field behind the accommodation as we sat having breakfast one morning. We have every intention of staying at Swallow Barn in the future, and judge it to be a real 'find' . Thank you Val. Anne & Steve x
Wonderful quiet location
By Dan P on 04-Jul-2015We stayed here last year for a week and I must say we had the most relaxing holiday we've ever had, we felt fully recharged when we left. It was a great base to explore Norfolk, and when we got back we could put our feet up, or have a BBQ, if it got a little chilly there is a great log fire. Val was was very attentive throughout our stay, she was there if we needed her and made us feel welcome. The barn was spacious and had a lovely secure garden for our dog Arnie. So we didn't have to worry about him escaping which gave us piece of mind. We liked it so much that we are staying again this year for another week which we are very much looking forward to.
