This cottage is one of 6 on our traditional family farm and has everything you need for a relaxed Cornish country holiday. Spacious and comfortable 4 bedroom rural property including disability accessible downstairs en suite bedroom. Sleep 8 plus cot. Parking for 2 cars directly outside.

The farm is nestled on the hillside overlooking the beautiful Ottery Valley, the river actually runs right through our farm, there are otters, water birds, beavers, bats and buzzards living here with us, and if you are lucky you can see them from our wildlife hide down beside the river.
We are 5 miles from the town of Launceston in a rural haven, hidden away from the hustle and bustle of life. Pubs are 5 miles away. Waterloo Farm is conveniently situated with all sorts of places and activities within a 15 mile radius. The coastal path and beaches of North Cornwall are only a 20 minute drive away and both Dartmoor, Bodmin Moor and the River Tamar all close enough to enjoy hiking, kayaking etc. There is a local barn climbing wall, surf schools, pony trekking, cycle trails, Launceston Castle and Steam Railway, The Hidden Valley and Trethorne Leisure Park just to name a few family activities.


The ground floor is open plan with a very well equipped kitchen area, gas rayburn cooker, dining and seating area, all opening out onto a private patio with barbeque, outdoor dining area and lovely rural views. As the ground floor is wheelchair accessible, there is a down stairs bedroom with twin beds and en suite wet room.
Up stairs, you will find 3 bedrooms, 2x en suite king rooms and a bunks room plus another bathroom.


We have a heated outdoor Swimming Pool, Games Room, Giant Sand Pit, Wildlife Hide by the river and a large grassy leisure area with a slide and a fire pit and football goal. So plenty of space to run around!

DIRECTIONS TO WATERLOO FARM (PL15 8LL)

Turn off the A30 into LAUNCESTON, take the Bude road (B3254) which winds down hill past the walls of Launceston Castle to a mini-roundabout in the valley, taking the left hand exit up another steep hill (still B3254) to St. Stephens.

At the top of the hill is a church on your right – turn LEFT opposite the church off the B3254 towards EGLOSKERRY, driving past the Golf Course you will take the fourth right hand turning, about 2 miles after leaving St. Stephens and just before Egloskerry village.

Approximately 1 mile along this road you will cross a granite river bridge with a bend in it. We are to be found just up the hill from this bridge on the left hand side, the first farm you come to after the river.
In case of confusion, Waterloo Farm is marked on the Ordnance Survey maps and Google Maps, however, please note: if using SATNAV, it will take you up the hill past the farm. So look out for Waterloo Farm before you reach your destination!! Having said that, it REALLY isn’t difficult to find!


If booking for over 12 months in advance, a £100 holding deposit is due (refundable up until Jan1st of the year of the holiday).
If booking for the current year, a deposit of 1/3 the total cost of accommodation is due to secure the booking with the balance due 6 weeks prior to the visit.
We do not generally refund if a cancellation is made for a booking in the current year, but we will always offer a change of dates. However, if we can secure a replacement booking for the cancelled dates, we will refund what has been paid, less a reasonable admin charge. There is an additional Security Deposit payable on this cottage, which will be refunded within 7 days of your stay if not required.
