Description
Priors Hill in Noss Mayo, South Devon is an outstanding 5 bedroom detached property providing the most spectacular holiday retreat for large groups or extended families. Newly built to the highest specifications, this unique property occupies a prime position above the Yealm Estuary in the village of Newton Ferrers, South Hams, Devon. Priors Hill is modern and stylish and benefits from river-facing balconies from which to enjoy the mesmerising views.Spread over two floors, Priors Hill has an upside down layout with 5 large bedrooms, 4 luxurious bathrooms and 2 receptions rooms offering plenty of space to kick back and relax.
The ground floor comprises of a large lobby leading through to 3 bedrooms - 1 with a super king size zip and link bed that can also be made into x2 single beds on request, one with king bed and a smaller room with bunk beds.
All rooms have glazed doors leading out on to the front patio from where you can enjoy wonderful views over the estuary and surrounding village. Also on this level is a hidden utility area housing a washing machine, tumble dryer and storage. There is also a family bathroom and a WC.
The open plan kitchen/ living room occupies approximately half of the first floor area.
The kitchen is fully fitted complete with 2 large fridge/freezers, ample storage, large middle island and plenty of work space to magic up some culinary delights whilst at the same time admiring the incredible views of the River Yealm.
The living room is separated from the dining area by a wall that houses a double opening woodburner accessed from both the dining room and the living area. A real feature!
The fully glazed picture sliding doors lead out on to a large balcony that runs the length of the front of the house providing spectacular river views that you would never tire of.
On this floor there are a further 2 large bedrooms. The super-king master bedroom features an en-suite and benefits from doors leading out on to the back terrace with views over the back patio and garden. Whilst the second bedroom has a double sized sofa bed with glazed doors leading out on to the front balcony. Also on this floor is a state of art family bathroom with bath and separate shower cubicle.
There is a large patio at the rear with ample seating for everyone and a coal BBQ available. Sitting behind this is a large garden on a slope - to reach the top is not for the feint hearted!
The wonderful sun deck at the front of Priors Hill provides breathtaking views up and down the estuary. The setting is exceptional!
Situated on the outskirts of the stunning waterside village of Newton Ferrers, popular for sailing paddle boarding and canoeing, Priors Hill is a real gem for large groups or extended families who appreciate the finer things in life.
A short walk takes you on to the stunning South West Coastal Path where you can enjoy stunning views and discover a few hidden beaches.
The waterside village boasts great pubs, tennis courts, riding stables and a range of essential shops including butchers, chemist, post office and co-op.

Perfect for our extended family holiday
By Jade on 28-May-2025Patsy's place was perfect for our extended family holiday - it was plenty big enough for 6 adults and 3 kids. The kitchen was very well equipped, and the beds were lovely and comfy. The only thing to note is that the driveway is very steep, but fortunately there was parking at the bottom too.
House was spotless and so spacious!
By Lucy on 18-Jun-2025Had an excellent 3 night stay at Patsy’s home in Noss Mayo. 7 of us visited from Derby to take part in a 16 mile trail running event and the location was perfect. The usual narrow lanes you get on the coast, with considerate local drivers to make navigating them a bit easier. Patsy was very responsive and super helpful/proactive when we had a leaky shower AND when we’d locked ourselves out of the house . House was spotless and so spacious! Several local pubs around. Aldi about a 20 min drive away. We thoroughly enjoyed our stay - thank you!
