Description
Linhay is a delightful 4 bedroom barn conversion tucked away in a quiet hamlet close to the South West Coast Path with easy access to beaches. The property is close to the waterside village of Noss Mayo which lies on the River Yealm, a perfect spot for water and boating enthusiasts. Sleeping up to 8, the barn is perfect for family get togethers or groups of friends. Linhay is a spacious, comfortable cottage with three bedrooms and two bathrooms on the ground floor and a super galleried bedroom on the mezzanine floor.Linhay is the perfect retreat cottage for families, groups of friends or couples looking for a quiet getaway. Set in a quiet hamlet, it feels as if you have discovered one of the last secret places in Devon but really it is just minutes from the picturesque waterside villages of Noss Mayo and Newton Ferrers and a short drive to quaint towns such as Modbury and Kingsbridge.
Enter Linhay through the solid wooden door and you are immediately struck by how light and airy it is, yet full of character. The ground floor has many original features including concrete pillars and arches with curved brickwork. The front door leads into the open plan kitchen and dining room with the sitting room off to one side. The kitchen is down a couple of steps and is fully fitted with all modern appliances including dishwasher, microwave and large fridge freezer. There is also a small utility room which houses the washing machine.
The dining area has a large wooden table which seats 8. From here, glass patio doors open up on to a sunny patio and tiered garden with barbeque and outdoor seating.
Along the corridor are 3 bedrooms and 2 bathrooms. The master bedroom is found at the end. It houses a king bed and has a vaulted ceiling with skylight. Glazed doors lead out on to the garden. The twin room and bunk room are on the right hand side, both having doors leading into the private enclosed walled garden. The family bathroom and separate shower room are on the left.
The lounge has a couple of comfy sofas facing the wood burner and television. A super room to curl up in at the end of a hard day on the beach.
Stairs take you up to an enclosed mezzanine floor which houses bedroom four, furnished with a set of twin beds.
The property also includes an adjacent field accessed by hidden steps. It enjoys beautiful views of the surrounding area and is the perfect space for children to play for hours on end. There is parking on site for two cars.
Linhay also benefits from sharing a communal indoor heated swimming pool which is available from April to October.
Please note: During the open season, the pool will be closed every Friday morning for cleaning. Sorry for any inconvenience.
Linhay is the perfect getaway cottage. Set in a quiet complex, in the heart of the countryside but less than a mile from Noss Mayo you get the best of both worlds. Peace and tranquility with pubs, shops, tennis and all manner of water sports just minutes away. What’s not to love!

By Liz on 01-May-2025Beautiful place. Peaceful walk to Noss Mayo with two good pubs which takes 20 - 30 minutes. Walking on the battered older road there was never any traffic so it feels more like a country lane. The walk to the Southwest Coastal Path is easy, then you can take a lovely walk around the peninsula to Noss Mayo. We had the pool to ourselves the whole time, a great start and end to each day. The sun follows the terraces along the side of the house so there is always somewhere sunny to sit. There are lots of local maps and guide books which are very helpful

By Michelle on 01-May-2025Really lovely cottage, despite being in the middle of nowhere it is a lovely safe walk into Noss Mayo. The ship pub is fantastic great food and location The pool was a big hit with the kids
We loved our stay
By David on 31-Aug-2024We loved our stay at Linhay, three generations of our family all had a great experience. The youngsters certainly enjoyed their pool time and the beach visits. Days out to Plymouth aquarium very busy, so not so great. Golf at Wellbeck Manor very reasonable and a lovely parkland course. Walk into Noss Mayo (20 mins) for the Swan (great food) and the Ship (great food and views). Great beaches at Mothecombe and Burgh Head, not so good at Wembury. The coastal path is very accessible and provides some lovely views and great exercise. The accommodation worked very well with plenty of space and lovely outside patio area as well as the meadow and of course the pool. All in all a fabulous place for a family holiday,

By Jeff on 18-Jul-2024The accommodation was perfect for our long weekend away with family. The young children especially enjoyed the swimming pool. Everything we needed was provided. The surrounding countryside is lovely and we were so pleased to discover Mothecombe Beach. Patsy was very helpful.

By Elizabeth on 16-Aug-2024Beautiful house, very comfortable and immaculately clean. There were 8 of us and it was perfect for our large group. The area is stunningly beautiful! If you're not familiar with the area (we weren't) be aware that the roads are a bit challenging to navigate- single track with no shoulder. I think it may have been extra hard for us coming from the US and therefore the additional challenge of driving on the left. That being said, we had a great time. Had lunch one day at the Ship Inn in Noss Mayo, which is a picture perfect town. Spent an afternoon at Mothecombe Beach and stopped at Surfing Cow gelato on the way back- highly recommend. We also drove into Plymouth to take the ferry to Cawsand and Kingsand- so beautiful and a perfect way to spend a day. But if you wanted to just stay by the property, there is a trail that takes you to the Coastal Path, so many beautiful views! We had a really great time here.
