Description
This beautiful 17th century stone-built cottage with stunning views and character features, has been renovated to a high standard, located in an elevated position on the edge of Penruddock in the Lake District National Park, just four miles from Ullswater.Mellfell view cottage is in a quiet location, with breathtaking views of the surrounding fells and mountains such as Blencathra. Not too far away from local towns including Penrith and Keswick. The charming old village of Penruddock sits in a secluded position in the northern Lake District National Park.
The village is spread out amongst beautiful rolling countryside and wonderful scenery and is made up of a number of farm dwellings, traditional Lakeland homes ,a Church and the village pub.
The property is decorated and furnished to a very high standard, with comfortable seating in the upstairs lounge area, with electric fire and smart TV. Original beams and vaulted ceiling add to the character, with views out of the dual aspect windows of the surrounding fields, fells and mountains.
The well equipped kitchen is spacious and offers views of the garden and the front of the property, overlooking fields at the front and the quiet lane and enclosed garden at the back.
A dining table and island are in the kitchen, as well as a Freeview TV, airfyer, microwave, oven, hob, dishwasher and electric log burner with fireplace.
2 bedrooms, 1 twin on the ground floor and the Master upstairs, are tastefully decorated with original features. The King Sized bedroom benefitting from having an ensuite shower room and dual aspect views.

The utility room has a washing machine and tumble drier, with complimentary detergent.
The large enclosed garden has views of Blencathra, seating provided to enjoy the views with a cup of tea of glass of something!
Private secure parking for 3 cars, 2 situated at the back of the property and 1 at the front. Please note that EV charging is not permitted at the property. EV charging available a short distance away.
Secure bike storage is available upon request made in advance where possible.
Ground Floor
On the ground floor there is the inviting kitchen with dining area that has an electric fire and TV, perfect for preparing and enjoying family meals together.
The ground floor is also home to the family bathroom, consisting of a full sized bath and overhead shower.
First Floor
Up the stairs, that show more history and character with stone walls, is the second spacious king bedroom complete with its own en-suite and dual aspect windows to make the most of the views.
Guests will be impressed with the superb spacious sitting room, also on the first floor, with vaulted ceiling, beams and glorious views to the Lakeland fells of Blencathra, Mell Fell and Carrock.
Outside
Outside there is a large enclosed cottage garden with patio, very secure for your pet, ideal for a morning coffee or a welcome glass of something stronger after your day’s activities.

By Tara on 05-Aug-2022My dad and I had a great stay with my two dogs. Location is perfect with all the lakes within a short drive. Only issue we found was the downstairs bedroom was very damp. Otherwise we had a wonderful 5 days away. The house was clean and everything has been thought of for your stay, the dogs especially liked the jar of treats that awaited them on arrival! Thank you Karen! Response from Karen September 2022 Karen Hello Tanya, thank you for your comments regarding your stay. I would like to address your comment about the downstairs being 'very damp'. This caused me a huge amount of concern as we haven't had any complaints of this nature since the property has been rented since 2016. I have only responded today once I have had the bedroom checked out by a professional and obtained feedback from them. I want to reassure you and other potential guests that the room is not damp in anyway. The 'damp' you are referring to most likely being condensation and poor ventilation in the room that you shared with your pet. You have not mentioned that your bedding was wet or damp, which I would have expected if the room was 'very damp'. You mentioned to me that you did not want the windows open due to spiders, unfortunately they are out of my control. The cottage is built from stone, over 200 years old and does not have air bricks like newer properties have. I have had the carpets, bedding and rug checked in the room and there is no damp whatsoever. There are black patches in the wall behind the bed which is an indication of condensation. This has been treated, as it is regularly. I feel it would have been more appropriate for you to discuss your findings with me before deeming the bedroom 'very damp' and posting it in the public domain, which I am sure would put future renters off staying at my property. The reviews on other platforms and my website speak for themselves. I will however reiterate to future guests who are staying at the property to ensure there is some ventilation getting into the room to address condensation build up.

By Helen on 29-Aug-2023We had a lovely stay at the cottage. It is decorated in calm , clean colours . Felt very homely and was one of the best equipped cottages I have stayed in . Everything we needed was there . Yet there was still empty cupboards in the kitchen for me to store the food etc we had brought with us , which was so useful. We enjoyed a drink at the end of the day in the garden , which has lovely views. Plenty of parking . All the furnishings are of a good quality and the beds are comfortable. Beautiful Cottage

Offroad parking at front and rear of property straightforward and very convenient to get to off A66/M6. Peaceful location with wonderful views.
