Description

The period property set over two floors offers spacious and flexible accommodation and is a perfect base for a holiday as active or as relaxed as you prefer in this area of outstanding natural beauty on the Llyn Peninsula, North Wales. Ideal for large groups or celebrations with family or friends. (Small parties of 6 or more accepted and price reflected but certain rooms are closed off accordingly to reflect the price adjustment.) Enjoy time relaxing with all your party together, or escape into the numerous areas within the house. Smaller parties of 6 guests only are allowed and the cost of the property reduced appropriately but certain rooms will not be then available for use, namely the dining room, the snug, the dormitory and the bunk bed room.

The house dates back to 1820 and was originally the home of the Estate Manager of the historic Broom Hall Estate.

This Fine Georgian Residence, sleeps parties of 6 or full occupancy of up to 14 guests and has a hot tub, is entranced down a long gravel driveway with extensive parking for cars, boats and jet skis, and is set within secluded mature gardens and historic woodlands. The woods are entranced by a metal arch-way. The grounds incorporate a Japanese garden, various lawn areas, an all weather outdoor table tennis table, a paddock, a box-hedged garden, an orchard, a range of outbuildings enclosing the cobbled courtyard/patio area and the large jacuzzi hot tub along with various combinations of outdoor furniture and a large BBQ (coals not provided). Enjoy a glass of something special in the large outdoor 8-seater jacuzzi hot tub whilst creating your own party fun with it’s own Bluetooth speakers, coloured lights and water features so you can enjoy the bubbles in the bubbles! Outdoor shower and loo for your convenience. The grounds are perfect for treasure hunts, BBQ’s or just chillin’ and from the grounds you can sneak glimpses of the Snowdonian national mountain range.

Lovingly furbished to a high standard throughout, the Georgian property is bursting with character and features attractive sash windows, original fireplaces in most rooms, wood and tile floors, characterful sloping floors and odd steps, glass finger-plates, servant’s bells and cobbled courtyard. No smoking.

Downstairs a warming entrance hall greets all and offers a fireplace, window seating area and comfy chairs to flop in on arrival. Off the hall is the front staircase and entrance via two doors into the elegant drawing room with Smart TV and log burner (some fuel provided). Also entranced from the hall is the grand dining room with large formal dining table and fire place, leading into the conservatory with a junior sized pool table and double doors opening onto the cobbled courtyard/patio and hot tub area. The dining room is a great setting for an elegant night in. Some of our parties bring in outside caterers to make their stay even more special! A corridor from the entrance hall leads to the comfy snug with fireplace, sofas and Smart TV and some board games, downstairs cloakroom with wc, and along to the ample sized fully equipped kitchen/breakfast room with large Range Master electric double cooker, (and Rayburn lit winter periods only) a fridge/freezer, Butlers sink and dishwasher, large table and benches which cater for guests comfortably. The kitchen leads on to the utility room with sink, washing machine, microwave, iron and ironing board and plenty of space for wellies, coats and outdoor clothing, a stable door out to the courtyard and an internal door to the back stairs.

The first floor accommodation comprises of a super king master-bedroom, with fireplace, ensuite incorporating a freestanding claw-foot bath, large walk in power shower, wc and sink, hairdryer; bunk bedroom, two double bedrooms one with a sink, both with hairdryers and a large dormitory room with two double beds and two single beds with a hairdryer. All bedrooms have feature fireplaces. There is a family bathroom with freestanding claw- foot bath and sink, a separate wc; another bathroom with electric shower, sink and wc and a separate wc.

COVID-19
In response to the Coronavirus (COVID-19) outbreak, please book with confidence:
Our policy applies to new and existing bookings. In the event of the following scenarios arising from the COVID-19 pandemic, you would have the option to defer your booking, receive a credit note or cancel your booking and receive a full refund. The below applies to both new and existing bookings:
 Government restrictions imposed on travel as a result of COVID-19, including UK-wide or regional lockdowns which prevent you from travelling on holiday.
 Government restrictions imposed on travel as a result of COVID-19 that prevent travel to the area in which your holiday property is located.
 Government restrictions imposed on travel as a result of COVID-19 that prevent overseas visitors travelling to the UK.
 Government restrictions imposed on the number of households permitted to stay in a holiday property as a result of COVID-19.
 The closure of holiday letting accommodation as a result of COVID-19. If you or a member of your party have been contacted by the track and trace system and asked to self-isolate because you have been in contact with someone who has tested positive for Coronavirus, you must follow the law and stay at home. If you have no symptoms of Covid, other family members and people within your support bubble do not need to self-isolate. It is therefore reasonable to assume that other than in exceptional circumstances, family members and other members of your group can continue with the holiday booking. The individual or the individuals concerned will be expected to make a claim via their insurance provider, including any costs arriving from being asked to self-isolate, such as additional travel costs for remaining members of the party etc. There are now insurance companies who will cover cancellations due to Covid if you have to isolate because of a positive test, we recommend you take out an insurance policy to cover this scenario.
If you or a member of your party develops COVID symptoms during your stay and a test confirms infection, we ask you to leave the property immediately. If that is not possible and you have to self-isolate at Glan Afon, then you will be have to pay for all bookings that have to be cancelled as a result. If this means we have to cancel a booking that was meant to arrive after you then the amount you will need to pay must cover the refund that we will be required to give the cancelled guest. For example: if you only need to stay an additional seven (7) nights but we had to cancel a fourteen (14) night booking you will be required to cover the fourteen (14) night stay that we have had to refund to the other guest.
If you are unable or unwilling to travel for any other reason, our normal cancellation terms would apply and you must have your own insurance policy to reimburse you.

No smoking policy throughout.

No pets other than assistance dogs please at a charge of £80.

Can''t wait to come and stay again

By Helen Amos S on 21-Jun-2022

Wow what a place Glan Afon is, we had the best hen weekend here, it’s like a maze every door leads you to another beautiful room and the gardens are just stunning! We loved spending evening in the hot tub listening to the music whilst enjoying the peace-fullness of the private gardens. Bride and hens can’t wait to come stay again! Thank you Ann also for being on call when ever we needed you , x

Just simply WOW !

WOW! As a group of 12 we spent the weekend here for a Hen Do and it was fantastic! Can not fault the house at all. For inside and outside activities, sunny and rainy days, there was everything you could need. I highly recommend!

What a special place

By Kristin Louise C on 25-Apr-2022

A group of 7 of us stayed here last weekend. What a special place it was, we were all just blown away. Cottage charm but more like a mansion! Lots of space for us all in the huge rooms. Beds were lovely and comfortable. The house was well equipped (you just need to bring your own food / towels). The real selling point for us was the courtyard with hot tub which lit up at night and the beautiful private gardens and woodland surrounding the house. You could get lost in it, it was so big! The table tennis was also a nice feature. We cant wait to return! Thank you Ann. x
