Description

Lovely Perigourdine House With Private Heated Pool. This villa is in a rural setting.

Clos Esperance is a traditional Perigourdine house dating from 1701, with attached barn, in a sleepy hamlet near the bustling town of Thiviers. It has just under an acre of gardens and a 12 x 5m heated swimming pool (mid May to late September). The house is on a no-through lane and so the daily post van is about the only traffic we see.

In high season (July and August) the house is let as a four bedroom property. Outside the high season, the fourth bedroom is optional, and there is 20% discount for parties booking just three bedrooms.

The house has been recently renovated and is comfortably furnished and decorated in neutral colours. It sleeps eight (plus two babies) in four bedrooms, two of which are on the ground floor. Both downstairs bedrooms have en-suite shower rooms and there is a further bath and shower room upstairs, as well as two separate wcs. There is full central heating for spring/autumn stays, and a large log-burning stove. We have retained the traditional features such as the terracotta tiles in the living room and the oak floors in the bedrooms, as well as the original beams, while installing a modern kitchen and new bathrooms. All four bedrooms have insect blinds at the windows.

We do not live on site, but we have a great team of local people to manage the house, pool and garden. So you have all the peace and quiet you need, safe in the knowledge that any problems will be dealt with promptly.

We remember how complicated it used to be sometimes travelling with our children when they were tiny, so we can provide two travel cots (please bring your own bedding), two high chairs, a baby bath, non-slip bath and shower mats and a step to reach the wash-hand basins. We also have plastic plates, bowls, cups and cutlery which can be used for picnics if not needed for younger guests.

We have tried to think of everything you will need for a lovely holiday. All linen and towels (plus swimming towels) are included in the price, and we provide a welcome pack to start you off. Each bedroom has a hairdryer.

The house is non-smoking and we do not accept pets. Please do contact us with any questions you may have and to confirm availability before you book.

Kitchen and dining
The large kitchen diner is fully equipped with oven, hob, microwave, fridge freezer, toaster, coffee makers (including a Nespresso machine), washing machine and everything you will need to rustle up delicious meals. There is also a dishwasher, because who wants to be doing the washing-up on holiday?

Living rooms
The living room has two large sofas and two armchairs, a television, dvd player (plus a selection of dvds) British tv channels, board games and lots of books for adults and children.

Bedrooms
The ground floor bedroom has a king-sized double bed and an en suite shower room/wc.
On the first floor there is a further king-sized double room and a twin room with full size single beds.
There is a fourth bedroom on the ground floor, next to the main house. This in en suite and can be made up as twin beds or a super-king bed as you wish. This large room does not have a door connecting it directly to the rest of the house, so is ideal for those looking for a bit more privacy. This room has a mini-fridge, kettle and Nespresso machine.

Bathrooms
The two downstairs bedrooms each have an en suite shower room/wc. The main bath/shower room is upstairs.
There is also a separate wc upstairs and a separate downstairs wc.

Heating
The house has full gas-fired central heating which is nice for spring/autumn stays, and a large log-burner in the living room. The fourth bedroom has electric radiators and a heated towel rail in the shower room.

Entertainment
As well as the TV and DVD player, we have lots of books, plus board games and badminton, table tennis, darts and boules.

Garden and outside
The house sits in a garden of just under one acre, mainly laid to grass with a number of mature trees. We have a table tennis table in the barn, plus boules and a badminton set for use in the garden.
The main attraction is the 12 x 5m heated swimming pool, which is open from mid May to late September (if you are booking for late September, do check with us whether the pool will be available).
There is a barbecue outside the barn and a wooden table, chairs and large parasols for al fresco dining.
The terrace by the pool is in sun all day and has eight wooden sun loungers with cushions, plus parasols.

Parking and garages
There is plenty of parking in front of the house (still leaving space for a game of boules).

Visitor suitability
There are steps leading up to the front door, but once inside there is just one small step up to the downstairs bedroom. The fourth bedroom is accessed without needing to climb the steps into the house. It has one small step up at the entrance.

The pool is alarmed for the protection of small children.

A beautiful, relaxing stay with fantastic host communication

By Libby Turner on 30-Aug-2025

My friends and I had a wonderful stay at Clos Esperance this September. It’s perfectly kitted out for a day spent relaxing by the pool, and an evening playing games and eating al fresco. We went for some gorgeous walks around the property and explored a number of the local towns (and antique warehouses) within a short drive. The rooms were clean, beautifully made up, and with the perfect level of darkness and quiet at night for a long restful sleep. It felt like a truly relaxing holiday with lots of fun mixed in. Wendy’s communication was fantastic, with all instructions clear and easily understandable. She also helped us to quickly locate their first aid box when one of my friends needed some painkillers in the evening, after the shops had shut which was brilliant. We had a wonderful stay and can’t wait to return in the future!

Thank you so much, Libby, it's great to hear you had a good holiday.

Lovely fortnight spent here with family

By Susie Hayden on 06-Sep-2025

The house, garden and pool were lovely with everything we needed for a family get together. The house is spacious, practical and well equipped with lots to keep everyone entertained. The kitchen is particularly well equipped for cooking large family meals and in spite of 5 days rain we had a wonderful time. Wendy was exceptionally responsive and helpful.

Many thanks Susie, we're so glad you had a good time, despite the unseasonable weather for part of your fortnight.

Rural retreat in the Dordogne

By Sarah Morris on 19-Jul-2025

Our 4th stay at Clos Esperance, once again we had a lovely time, the house, pool, games barn & gardens are very well kept and the house itself is very comfortable with everything that you could need. My 14 year old son & 10 year old daughter enjoyed the pool, table tennis, badminton, darts & boules. There are some very good restaurants & lots to do in the local area, I wouldn't hesitate to recommend a stay at Clos Esperance. Thank you Wendy, Matt & Tina.

Thank you Sarah, so glad you enjoyed your stay!

We had a perfect week and would definitely recommend and return!

By Sandra on 21-Jun-2025

The stay was brilliant, everything was very well equipped. Wendy went out of her way to make sure we had what we needed for two babies including cots, high chairs and pool towels. The annex for the grandparents was perfect especially with its own tea and coffee facilities. The pool was great and warm and clean. There are loads of games and books at the house and all the rooms are big enough and well furnished. We had a perfect week and would definitely recommend and return!

Another wonderful and fabulously hot holiday!

By Julia on 20-Jul-2024

We had another wonderful 2 weeks staying at Clos Esperance in July. This is our 6th time staying, which I think says it all! We just love it, from the tranquility to the many happy memories we have from staying over the years with our daughter, who first visited aged 4 and is now nearly 13. We were blessed with an incredibly hot (40 plus) two weeks, so the pool was extremely welcome! Wendy always makes everything seamless from booking to arrival. Tina and John do an excellent job making sure the pool and house is always spotless and ready and we love catching up with them each time too. There’s lots of do from Kayaking down the river into Brantome (a yearly favourite of ours!). You can do three routes, we always do the 8k one and would highly recommend this longer route as it’s so beautiful. Hire is from the main car park and they take you to the drop off points. We also love visiting the chateaus and Bastide towns of Dordogne (Sarlat is around an hours drive with Chateau de Castelnaud, Chateau de Beynac and Chateau des Milandes - home of Josephine Baker to name a few and all worth visiting as is the Bastide village Domme) Chateau de Hautefort is a little closer and a lovely place to visit too, plus they now have a lovely restaurant which serves lunch with a spectacular view! Thank you Wendy, Tina and everyone for another glorious holiday in a beautiful location. We will, of course, be back!
