Nestled in the hills above Sarlat, our house welcomes you to a residential neighbourhood. Here, you will find everything you need to enjoy the Périgord Noir in complete serenity: a beautiful heated swimming pool, relaxing outdoor spaces on the edge of the forest, and large rooms for sharing wonderful moments with family or friends... while maintaining everyone's privacy.

You are ideally located to discover the must-see attractions: the châteaux of Beynac and Castelnaud, La Roque-Gageac, the Dordogne valley... And if you enjoy walking, the historic centre of Sarlat is a 20- to 25-minute walk away (or 5 minutes by car).

A spacious house on several levels
On the ground floor, you will find a large, fully equipped kitchen, open to the dining room and living room: a perfect space for cooking, chatting, sharing... and enjoying moments of true conviviality.
The spacious yet cosy lounge is enhanced by a magnificent antique stone fireplace (non-functional) from a château: an authentic setting for warm and cosy evenings.

A large glass door leads directly to the outdoor areas:
• A first terrace with a stone barbecue and dining area to enjoy sunny days.
• A small stone path leads to the heated swimming pool (11 x 4 m) and sun loungers: ideal for sunny afternoons or for relaxing at the end of the day after your visits.

Sleeping areas: comfort and privacy for all
• First floor: two beautiful double bedrooms (160 cm beds) with storage space (wardrobe, cupboard, dressing room) + a bathroom with bath and toilet.
• 2nd floor: one bedroom with one double bed (160 cm) and one single bed (90 cm) with storage space, a second bedroom with a double bed (140 cm) and a desk. On this floor, you will find a bathroom with a walk-in shower and a washing machine.
• 3rd floor: a master suite with double bed, very comfortable sofa bed, and en-suite bathroom with bathtub.
The layout of the rooms is ideal for families and groups of friends: everyone can have their own space, while enjoying large living areas to get together.

For parking, there is a sloping space at the entrance to the house and free spaces in front of the house (maximum 2).
The entire house is private, as is the swimming pool for your group. There is a separate entrance.
A flat below the house is rented separately and has its own entrance: no space is shared.

There are several shops nearby, including an Intermarché supermarket and a Marie-Blachère bakery, all within walking distance.
The historic centre of Sarlat is a 20-25 minute walk or 5 minute drive away, where you will find charming narrow streets, small traditional shops, restaurants and activities.
And of course, don't miss the famous Sarlat market, every Wednesday and Saturday morning!

The location is also very convenient for quickly getting out of town and reaching the most beautiful sites in the Périgord Noir (La Roque-Gageac, Domme, Beynac-et-Cazenac, legendary castles, etc.), while avoiding the summer traffic in the centre.
• Sarlat train station: 4 minutes by car / 15 minutes on foot
• Cycle paths at the bottom of the house for easy access to the town centre

The house is located in a residential area: parties and events are not permitted and quiet must be respected (see house rules). Thank you for your understanding

End-of-stay cleaning is included. Bed linen and towels are optional.
