Two ensuite bedrooms sit on the ground floor – one with an accessible wet room, making this a great option for multigenerational stays or guests with mobility needs. Upstairs, you’ll find two more generously sized bedrooms (set up as doubles or twins), along with a shared bathroom, giving everyone space to relax in comfort.
A cosy, farmhouse-style kitchen comes fully equipped for easy self-catering, from a large American-style fridge-freezer to that all-important dishwasher. Gather around the dining table for breakfast chats, lazy lunches or evening nibbles and drinks.
Beyond the kitchen, an open-plan flow leads to the lounge – the true heart of the home. Sink into comfy sofas for movie nights on the Freeview TV or break out a board game as the sun sets over the marshes.
Outside, a private terrace and picnic table overlooks the tranquil Mocketts Farm duck pond – perfect for an afternoon of unwinding in the fresh air. And yes, your dog is welcome too! With a fully fenced garden and access to our two-acre dog exercise paddock*, Marsh View is fully dog-friendly.
Just five minutes’ walk away, you’ll find our award-winning Ferry House restaurant, plus access to the kitchen garden and peaceful estuary walks. Just a short stroll from the cottage, our 2AA Rosette restaurant, The Ferry House, serves breakfast, lunch and dinner with views over the Swale estuary. It’s dog-friendly, with private dining available for groups. Pre-booking is essential, as opening hours may vary due to private events.
In-cottage catering is also available, including heat-and-serve traybakes, grazing boards and brunch platters.
From April 2026, The Ferry House will open only for special dining events, with private dining and events, and in-cottage catering continuing.
With ample parking, free WiFi, and shared access to the onsite games room, Marsh View combines rural seclusion with thoughtful touches and everyday comforts – a standout setting for unforgettable countryside stays.

Weather was really good which obviously makes a difference. The perfect place to relax and unwind. Would definitely recommend to friends and family.
